How we make fitted home offices for Hyde farm estate
Storage keeps a home office calm. We can plan drawers, file storage, a cupboard for the printer and shelving, so the desk stays clear. Doors keep clutter out of sight at the end of the day. For a home in Hyde farm estate, we design it all around what you need to store. If you’re living with a screen that’s hard to read by the window and a corner too odd for a standard desk, that is what home offices are for, made from moisture-resistant MDF and birch plywood, finished by spray or by hand.
In a period house, a front-room bay gives a desk good daylight, while the recesses beside the chimney breast take shelving. If your home is one of the many around Hyde farm estate built before 1919, a front room like that can become a study without losing its character. Each piece follows the walls rather than a straight line.
If the job needs another trade, like an electrician or a plumber, we’ll tell you, so it can be arranged before fitting day. Our quote covers the carpentry: the design, the materials and the finish.

DIY, flat-pack or bespoke
It’s worth being honest about cost: flat-pack is typically cheaper to buy. Bespoke earns its place where the room is tricky, space is tight or you want the furniture to look part of the house.
Off-the-shelf cupboards come in fixed sizes, so there is usually a gap left over at the top or at one end. Furniture we make is built to the room’s own sizes, so it can use the full height and width.
Flats, leases and landlords
For flats on red routes or busy main roads, getting the furniture from the van to the door needs planning. TfL runs the red routes, and the stopping rules are strict, so let us know about it at the design visit.
If the property is let, we will need access agreed with the tenants. A letting agent can arrange this on a landlord’s behalf, and the written quote can go to whoever needs it.
FAQs: fitted home offices in Hyde farm estate
My home in Hyde farm estate is a period house with walls that are not straight. Is that a problem?
Yes, that is normal in older houses: each piece is scribed to the wall and levelled at the base. Skirting, picture rails and cornices are met neatly or cut around. Fixings are chosen for the wall, whether solid brick or lath and plaster.
Will parking be an issue for fitting furniture in Hyde farm estate?
It can be, as controlled parking zones cover much of inner London. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It’s useful to tell us about parking during the design visit, so the day can be planned around it.
Do I need to be at home on fitting day?
Someone needs to let us in. It also helps to have someone around at the end, so we can go over the finished furniture together.
Do I need permission in a conservation area?
Normally not. Inside a house, fitted furniture doesn’t normally need planning permission. Listed buildings can need listed building consent for works that affect their character.
Do you make the furniture yourselves?
Everything is made in our workshop for your room, then brought to your home and fitted. We use moisture-resistant MDF and birch plywood.
What are your built-in desks made from?
Moisture-resistant MDF and birch plywood, with a spray-painted or hand-painted finish. Shelves are made to suit the load they’ll carry. The materials and finish are agreed in your quote.
What happens on fitting day
When we arrive on fitting day, we start by protecting your floors and the route from the front door to the room. The sections made in our workshop come in next, a piece at a time. How long the fitting takes depends on the size of the room and the design, and we confirm the fitting days in your quote. In a period home, the furniture is fitted to walls that aren’t straight, so each piece is trimmed and adjusted on site. Floors are protected, and dust is kept down as far as possible. Parking can be tight on terraced streets, so tell us about permits and bays at the measuring visit.
- You get in touch with a few details about the room. A line on how you work helps too.
- We visit to measure and talk about the equipment you use.
- Your quote sets out the design, the materials and the finish. You can ask us about any part of it.
- Your office furniture is made in our workshop, sized for the room.
- We fit it in your home and leave it ready for work, with the cable routes left open.
Before we arrive
- Book any lift and let the concierge or building manager know
- Keep pets out of the room and the hallway
- Move furniture and belongings away from the wall

Bespoke or off-the-shelf?
Ready-made desks rarely plan for cables. A fitted desk can have routes built in for chargers, screens and printers. That keeps the desk and the floor tidy. Chimney breasts in older houses stand out by different amounts, so the recesses either side are rarely the same, which means a matching pair of ready-made units seldom fits both. Each side can be made to its own size.
Rooms that are not square take more work: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. That is reflected in the quote.

More for homes in Hyde farm estate
Home working in Hyde farm estate: local notes
About 48% of the homes in the area around Hyde farm estate went up before 1919, and about 18% between 1945 and 1972, on the Valuation Office Agency’s council tax figures for 2025. That matters for home offices, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. 19 conservation areas have at least part of their area within a mile of central Hyde farm estate. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. The ULEZ, run by TfL, takes in all of London, so Lambeth is inside it. It applies to the vans that deliver and fit furniture in Hyde farm estate, as it does anywhere else in London. How the van gets to your door is planned at the measuring visit.
If you live in a flat close to Balham station, the lift, the stair turns and the front door all set the largest piece that can come in. Kingswood House, about 2.6 miles east, is one of the historic houses in the wider area. For a period home anywhere nearby, lath-and-plaster walls need the right fixings for shelves above a desk. Near listed buildings like St Bede's Roman Catholic Primary School, under half a mile east of the centre of Hyde farm estate, older homes may keep original joinery that home offices can be designed around. For a listed home, fixing into original features can require listed building consent.

How we price fitted home offices
We quote each job after the design visit, because no two rooms are the same. These are the things that affect it:
- Whether you choose a spray or hand-painted finish
- How big the furniture is
- Parking and unloading on your street
- The internal fittings
Every piece is quoted for your room after the design visit. A larger piece means more material and more time, so size is the starting point. Doors, drawers, internal fittings and the finish make up most of the rest.
Helping us understand the room
You don’t need exact measurements or a plan. It is enough to send:
- How you want to use the space
- Your postcode and the borough
- What kind of home it is, and which floor the room is on
- Radiators, sockets, pipes or meters on or near the wall
We quote once we’ve seen the room. We measure the space, check the walls and floors and discuss what you’d like, and the written quote comes after. There’s no price list: each design is priced in writing after we’ve seen the space. To book a design visit, send us a few details through our contact form.
