How we make built-in bookshelves for Hyde farm estate
Bookshelves do not have to stop at a doorway or a window. We can build shelves either side of a door and bridge them over it. It makes use of wall space that’s usually left bare. Typical reasons to get in touch are bare walls that could hold shelving and space for art books and records, and the answer is built in our workshop from moisture-resistant MDF and birch plywood, finished by spray or by hand.
Picture rails, deep skirting boards and plaster cornices are part of the character of older houses, and they set the lines that built-in bookshelves have to meet. A large share of the housing around Hyde farm estate went up before 1919, so those details are worth looking at closely during the design visit. The top of the furniture can stop at the picture rail or carry on to the cornice, whichever suits the room.
The furniture is made at our workshop after you’ve had the quote and decided to go ahead. The quote sets out the agreed design, materials and finish, so you can check every detail beforehand.

Living-room carpentry in Hyde farm estate: local notes
The biggest shares of homes in the area around Hyde farm estate were built before 1919 (about 48%) and between 1945 and 1972 (about 18%), on the Valuation Office Agency’s council tax figures for 2025. We take that into account during the design visit, since older and newer walls take different fixings. The centre of Hyde farm estate is within about a quarter of a mile of the Hyde Farm Conservation Area. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house does not normally need planning permission. If you are unsure, check with the council before work starts. About 50% of households in the streets around Hyde farm estate live in purpose-built flats, in the ONS Census 2021 figures. For a flat, built-in bookshelves are made in sections sized for the stairs, the lift and the doors. Many blocks have rules on lift booking and working hours, so check with the managing agent before fitting day.
The wider area includes historic houses like Kingswood House, about 2.6 miles east. If your own home is a period one, picture rails and cornices give built-in bookshelves a line to finish at. If you live near Wandsworth Common, a room that looks out on trees deserves a design that leaves the window alone.

Do you need built-in bookshelves in Hyde farm estate?
For some, the aim is a home library or a quiet study. A room lined with books feels different.
If you recognise any of these, it is worth talking to us:
- Bare walls that could hold shelving
- Room for a record collection
- Bookcases that lean or wobble
- Books piled on the floor
If your children go to Telferscot Primary School or a school nearby, built-in bookshelves can be planned with low cupboards for toys and higher shelves for everything else.
What to check before you book

- Whether the quote follows a visit to your home

What happens on fitting day
Finishing comes last. With a spray finish from the workshop, there’s usually only filling and touching up to do in the room; hand painting, if that is what you chose, can be done in place once everything is fitted. Either way, the finish is the one set out in your quote. Scribing is done on site, which means some cutting in the room or close by, so a clear area to work in near the room helps. We keep dust down and tidy as we go. Where the finish is hand-painted, it can be done after the pieces are in.

Tips worth knowing
Most of what helps is simple. Here’s what we suggest:
- Think about whether a radiator should move before fitting
- Count roughly how many shelves your books fill now
- Consider a mix of fixed and adjustable shelves
- Plan any sockets or wiring with your electrician before fitting
Dust shelves with a soft cloth. Avoid abrasive pads and strong sprays, as they can dull the finish.
Keep any gap or opening above a radiator clear of books and objects. Heat needs to move into the room.

Why bespoke in Hyde farm estate?
Tall standalone bookcases still need fixing to the wall, so the difference is smaller than it seems. What changes is the fit, the shelf strength and the finish, and every part is planned for the wall. Ready-made pieces are proportioned for newer homes and can look lost in an older one, while fitted furniture can follow the room’s own lines, with panels and details to suit the house.
No two rooms cost the same to furnish, because size, layout and finish change from job to job. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.

Questions we are often asked
Do I need permission for fitted furniture in a conservation area?
Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, changes inside that alter its character can require listed building consent, so check with the council first. If you are unsure, the council can confirm.
My home in Hyde farm estate is a period house with walls that are not straight. Is that a problem?
Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. We also work around skirting boards, picture rails and cornices. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.
Is an outside wall a problem for fitted furniture?
External walls can be colder and damper than internal ones, so we allow for ventilation behind and inside the furniture to avoid condensation. Any damp needs sorting by the right specialist before fitting.
Which boards do you build with?
We use moisture-resistant MDF and birch plywood. MDF gives a smooth, stable surface for paint; birch plywood is strong and good for shelves and drawer boxes.
What happens when you come to measure?
It’s a chance to measure properly and talk through what you’d like. We also check the walls and floors and note radiators, sockets and other things in the way, and the written quote comes afterwards.
What keeps bookshelves from bowing under books?
Shelves are sized for their span, depth and the weight they’ll carry. For long runs, we use a thicker shelf, a front lip or a support, and birch plywood helps keep them flat. Let us know about heavy collections at the design visit.
