What it is made from

Doors and drawer fronts

A radiator grille sits in the front of the seat, letting the heat reach the room. It is painted to match the other fronts. Around it, the fronts can be drawers, doors or panels.

Spray-painted finish

For a crisp look, many people choose a spray-painted finish. It’s applied in our workshop, and the paint needs time to cure fully once fitted.

Window seats in Paddington

Sash windows are a feature of many older London homes. Under a sash, the seat is set below the cill so the window can still be used. If the window has shutters, the seat is planned so they can still open fully. These details are measured when we visit your home in Paddington. We make window seats from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted, and the usual reasons to get in touch are a period room that needs furniture to suit it and a recess under the window doing nothing.

Older homes like many around Paddington have floors and ceilings that slope, and a large share of homes around Paddington are that old. Each piece is scribed and levelled on site so it looks straight in a room that is not. Original skirting and mouldings are met neatly.

A quote in writing follows the design visit. It sets out the design we’ve talked through, the materials and the finish.

Fitting day, step by step

Fitting day follows a set order: floors are protected, the sections come in, everything is levelled, scribed to the walls, fixed and finished. Then the room is tidied and we look over the work with you. How long the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and your quote sets out the fitting days. Terraced streets in London are often lined with parked cars, so it is useful to tell us during the design visit what’s outside. Unloading is kept short, with sections taken straight inside. Saturdays are possible by prior arrangement.

  1. You get in touch about a window seat.
  2. We visit to measure and go through the design, the storage and the finish.
  3. You receive a written quote for the design, materials and finish.
  4. We build the seat in our workshop from moisture-resistant MDF and birch plywood, ready for the finish you chose.
  5. We fit it in your home, and a hand-painted finish is applied in the room.
  6. Fresh paint takes a while to cure, so go gently with the seat and lids at first.

Before fitting day

  • Book any lift and let the concierge or building manager know
  • Clear the hallway and stairs so the sections can come through
  • Point out meters, boilers and fuse boards near the furniture

Window seats in Paddington: local notes

About 47% of the homes in the streets around Paddington went up before 1919, and about 17% between 1945 and 1972, on the Valuation Office Agency’s council tax figures for 2025. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. There are 283 entries on the National Heritage List within half a mile of the centre of Paddington. Original fireplaces, shutters and panelling are worth keeping where they survive, and the furniture can be designed around them rather than over them. TfL’s red routes have strict stopping rules. If your street in Paddington joins a main road, it is worth telling us at the measuring visit. We can then plan where the van will stop.

Near listed buildings like Catholic Apostolic Church and Church House, about 0.5 miles north-west of the centre of Paddington, older homes may keep original joinery that window seats can be designed around. For a listed home, fixing into original features can need listed building consent. If your children go to International Community School or a school nearby, window seats can be planned around what a family needs to keep, from coats and bags to sports kit. For an older house near Church of St John the Evangelist, a bay or a sash window is a natural place for a window seat.

Could you do it yourself?

Flat-pack and off-the-shelf furniture has its place. In a room with square walls and standard sizes, it can work well, and it is easy to buy.

Standard units come in set widths and heights, so there’s typically a gap left over at the top or at one end. Fitted furniture is made to the room’s measurements, so it can run to the ceiling and fill the width.

Before and after fitting day

Because fitted furniture stays put, a little upkeep goes a long way. A few pointers help:

  • Decide on cushion thickness before the design visit
  • Note the position of any radiator and its pipes
  • Bring paint colours you like to the design visit
  • Decide whether you’d like a lid, drawers or both

Before we leave, we check every lid and drawer with you. If there’s a radiator grille, we make sure the radiator is clear and the grille is in place. That way, everything works as planned.

Wipe away condensation from the window before it runs onto the seat. Keep the window ventilated in cold weather. Dry any water on the paint promptly.

Questions from Paddington

Does a conservation area in or near Paddington affect fitted furniture?

Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, works inside that affect its character can require listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

I live in a flat in Paddington. How will the furniture get up the stairs?

At the design visit, we measure the way in along with the room itself. The furniture is made in sections that fit the stairs and lift, and put together in the room. It helps to check any building rules and your lease before fitting day.

Can you come on a Saturday?

Yes, we can arrange Saturdays. Just mention it when you contact us, and we will see what we can do.

What do you do at the measuring visit?

We measure the room, check how level the walls and floors are and talk through the design with you. Access and parking are worth talking about too, and a written quote follows.

Is the furniture spray painted or hand painted?

There are two options: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. The finish is agreed in your quote.

Can you fit furniture to uneven walls?

It’s something we deal with all the time. We trim the edges to follow the wall and level the base, so there are no gaps at the sides.

Why bespoke in Paddington?

Ready-made seats rarely allow for a radiator. Placed in front of a radiator, they block the warmth. A bespoke seat has a grille or open front designed in, so the heat can reach the room. Standard units assume square rooms, and period homes seldom have them, so you end up with gaps, wobbles and units that do not meet the skirting. Fitted pieces follow the wall and sit level.

The inside of the furniture affects the price as well: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. We’ll talk through what you need inside at the measuring visit, then set it out in the quote.
