What window seats can’t fix

It is worth being clear about where our work stops:

  • New sockets or lights near the window, which are for your electrician
  • Painting the walls of the bay
  • Fabric covers and cushions

Not sure whether your space suits window seats? You can tell us about the room on our contact form and we’ll tell you. Our process from visit to fitting.

Materials and parts

  • Birch plywood
  • Radiator grilles
  • Moisture-resistant MDF
  • Spray-painted finish
  • Hand-painted finish
  • Lift-up lids or drawers

Window seats in Hyde Park Estate: what you get

We make each window seat in our workshop from moisture-resistant MDF and birch plywood. Birch plywood is strong and holds screws well, which suits a seat that takes weight every day, while MDF takes paint well for the fronts and panels. Once painted, by spray or by hand, it is brought to your home in Hyde Park Estate and fitted. If your home has standard furniture leaving gaps in a bay and a sash window with space beneath it going to waste, window seats made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish can solve it.

In a flat without a loft, storage has to be found in the hall, the recesses and the rooms themselves. Around Hyde Park Estate, where most households live in purpose-built flats, that is worth thinking about early. Shallow cupboards and seats with storage add a lot without taking much floor.

A quote in writing follows the design visit. It sets out the design we’ve talked through, the materials and the finish.

Window seats for homes in Hyde Park Estate

In the streets around Hyde Park Estate, the largest groups of homes date from before 1919 (about 42%) and the years since 2000 (about 18%), on the Valuation Office Agency’s council tax figures for 2025. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Part of Hyde Park Estate is in the Bayswater Conservation Area, according to Historic England’s records. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. If you’re unsure, check with the council before work starts. About 42% of homes in the area around Hyde Park Estate were built before 1919, based on the Valuation Office Agency’s 2025 council tax data. Sash and bay windows are common in houses of that age, and they’re natural places for a window seat, with a grille where there’s a radiator below.

If you live near Hyde Park, living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place. For a flat near London Paddington station, each piece is planned so it can be carried up and joined together in the room.

Is it time for window seats?

A radiator under the window often makes the space hard to use. A built-in seat with a grille lets the heat out while making the space useful. It solves the problem of what to do with the space.

Window seats can help with:

  • A child’s room that needs storage and seating
  • Needing more storage in the room
  • Off-the-shelf pieces that never quite fit the window
  • Wanting a seat without blocking the radiator

The wider area includes historic houses such as Handel Hendrix House, about 1 mile east. For a period home anywhere nearby, a seat under a sash window can keep shutters and cills clear.

What to check before you book

  • Which materials they’ll use, named in the quote
  • Which parts of the job need an electrician or a plumber
  • How parking will work on your street
  • Is it spray painted or hand painted?

Bespoke or off-the-shelf?

One advantage of a standalone bench is that it can go with you. A fitted seat is designed to stay, and it uses the space in a way a standalone piece can’t. Which suits you depends on your plans. Big standalone units don’t always fit the lift or the turn on the stairs, whereas fitted furniture comes in sections made for the way in. It’s then put together in the room.

No two rooms cost the same to furnish, because size, layout and finish change from job to job. A spray finish and a hand-painted finish involve different work, and that shows in the price. The figure comes in your written quote after the design visit.

Questions from Hyde Park Estate

I live in a flat in Hyde Park Estate. How will the furniture get up the stairs?

At the design visit, we measure the way in along with the room itself. The furniture is made in sections that fit the stairs and lift, and put together in the room. It’s useful to check any building rules and your lease before fitting day.

Will a conservation area stop me having window seats fitted in Hyde Park Estate?

Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, changes inside that alter its character can need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Do pictures help?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot, particularly with rough sizes. To send them, message us from the contact page.

How much does a window seat cost?

There’s no price list: each design is priced in writing after we’ve seen the space. The shape of the window, the mix of drawers and lids, and any grille all play a part. We set it all out in a quote in writing.

Can you fit a window seat under a sash window?

Yes. Seats suit sash windows in many older homes. The cill height and any shutters are measured carefully, so the seat sits neatly and the window still works. Repairs to the window itself aren’t our work.

What materials do you use for window seats?

Moisture-resistant MDF and birch plywood, with a spray-painted or hand-painted finish. A moisture-resistant grade suits a spot by a window, where condensation can form. Your quote confirms the materials and finish.

What happens on fitting day

Once the main sections are fixed in place, any doors go on and any drawers or lids are fitted. We adjust each one so the gaps line up and it closes cleanly, then checked again. How long fitting takes depends on the size of the window and the design, and your quote sets out the fitting days. Some buildings have a concierge, a lift booking system or set working hours, so it is worth checking with the managing agent beforehand. Communal areas and floors are protected on the way in.

  1. You send us a note about the window and the seat you’d like.
  2. At the design visit we agree the seat and talk about colour, with a choice of spray painting or hand painting.
  3. A written quote follows, with the finish written in.
  4. The seat is made at our workshop from moisture-resistant MDF and birch plywood; a spray-painted finish is done there for a smooth, even surface.
  5. The seat is fitted and scribed, and any hand painting is done on site.
  6. Fresh paint takes a while to cure, so go gently with the seat and lids at first.

Preparing the room

  • Mention any parking restrictions on your street
  • Let us know where the boiler and meters are
  • Move anything in the hall or on the stairs out of the way

Getting a quote

If you know what you want, say so; if you don’t, that is fine, and we can work it out together. At the design visit, we measure up and talk the design through with you, and the written quote that follows sets it out. To start, drop us a line using the contact form.

Before and after fitting day

These points come up often when people plan window seats. They’re worth knowing whatever the room:

  • Check the shutters so the seat can leave room for them
  • Consider how often you will reach for what’s stored
  • Tell us about parking at the design visit
  • Think about whether you’d like shelves either side

A soft, damp cloth is the best way to keep the seat clean. Avoid scourers and harsh cleaners. The front edge picks up marks first.

Lift lids gently and lower them carefully. It keeps the hinges and edges in good order. Avoid overloading drawers so they keep running smoothly.
