Loft storage in Lisson Grove

Bespoke or off-the-shelf?

Standard furniture does not allow for the insulation and ventilation behind the eaves. We plan the storage around what’s behind the knee wall. That’s important for the health of the loft. Off-the-shelf furniture is sized for an average room, and flats are rarely average, leaving gaps or crowding a door or radiator. Built-in pieces are designed around them.

The finish affects the cost: spray painting is done in the workshop, while hand painting can be done on site. Your choice, along with the size and the fittings, is reflected in the written quote.

What you get with us

  • We visit, measure and discuss the design before we quote
  • Made for your room, not a standard size
  • Scribed to uneven walls
  • Built from moisture-resistant MDF and birch plywood

How we make loft storage for Lisson Grove

A converted loft often has more storage space than it first seems. Our loft storage includes eaves cupboards, knee-wall drawers, wardrobes under sloping ceilings and dormer shelving, each shaped to the room. In Lisson Grove, as everywhere we work, it begins with a visit to measure and plan. People typically come to us about wasted space behind the knee walls and no wardrobe that fits under the slope, and the answer is made at our workshop from moisture-resistant MDF and strong birch plywood, with a painted finish.

Getting materials into a block means planning the lift, the corridor and the front door of the flat. Most households around Lisson Grove live in purpose-built flats, so eaves cupboards are drawn in sections from the start. Floors in the corridor and the flat are covered on the way in.

We write quotes in plain English. They say what will be made, what it’s made from and how it will be finished, all taken from the design visit.

What it costs

Several things affect the price:

  • What goes inside: rails, shelves, drawers and dividers
  • The width and height of the space
  • Where a van can park, such as a permit bay or a bay suspension
  • The number of doors and drawers

What goes inside matters as much as the outside: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. At the design visit, we work out what you need inside, then set it out in the quote.

What to send when you get in touch

You do not need exact measurements or a plan. It is enough to send:

  • Approximate measurements of the space
  • Pictures of styles you like, if you have any
  • What you’d like to store or use the space for
  • Pictures showing the full wall, from floor to ceiling

Common questions about loft storage

Is Lisson Grove in the area you cover for loft storage?

Yes, Lisson Grove is within the area we cover, which takes in all of Westminster and the rest of London. We start with a design visit to measure the room and talk through what you need, and then we send a quote.

Can parking be tricky on fitting day in Lisson Grove?

It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the measuring visit.

How much does loft storage cost?

Because every job is different, the cost is set out in a written quote after the visit. The size of the room, the amount of storage and the finish all shape the price. To get a quote, send us a few details through our contact form and we will arrange a design visit.

Will cupboards in the eaves stop air moving?

Not when it is planned well. We look behind the knee wall at the design visit and plan the storage so air can still move. Insulation and ventilation work itself is not ours.

Do I need to be at home on fitting day?

We need access, so someone has to let us in. After that, you do not need to stay in the room, but it helps to be around at the end.

Is it possible to fit a wardrobe under the slope?

Yes. The wardrobe follows the angle of the ceiling, with hanging where there is height. It makes the most of the space. We plan it at the design visit.

Tips worth knowing

None of this takes much effort. Here’s what we suggest:

  • Bring paint colours you like to the design visit
  • Make a list of what you want to store in the eaves
  • Look at the insulation and any vents behind the knee wall
  • Mention any parking rules on your street

A hand-painted finish is easy to touch up if it gets marked. It is worth keeping a record of the paint colour. Should you have a question about the storage, drop us a line using the contact form and we will help.

Do not overfill drawers, as heavy loads strain the runners. A quick sort every so often helps. Keep the heaviest things near the floor.

Fitting day, step by step

At the end, we tidy up and take up the floor coverings. Before we go, we look over the finished furniture with you. How long fitting takes depends on the length of the eaves and the design, and your quote sets out the fitting days. Many blocks have entry systems, concierge desks or rules on booking the lift, so check them with the managing agent before fitting day. Floors in the flat and the common parts are protected while the furniture comes in.

  1. It starts when you contact us with some details about the loft.
  2. We visit to measure the eaves and slopes and discuss the design.
  3. A written quote follows, with the design, finish and fitting days set out, for you to look over.
  4. We make every part in our workshop, cut to the angle of the slope. We use moisture-resistant MDF and birch plywood.
  5. We carry it up, fit it and leave it ready to use.

Getting ready for fitting day

  • If you live in a block, book the lift and tell the building manager
  • Take anything hanging off the wall we are fitting to
  • Let us know where the boiler and meters are

Advice

DIY, flat-pack or bespoke

Off-the-shelf furniture can be a sensible choice. In a room with square walls and standard sizes, it can work well, and it’s easy to buy.

It’s worth being honest about cost: off-the-shelf furniture normally costs less up front. Bespoke earns its place where the room is awkward, space is tight or you want the furniture to look part of the house.

Fitted storage in Lisson Grove

The biggest shares of homes in the streets around Lisson Grove were built before 1919 (about 37%) and between 1945 and 1972 (about 18%), going by the Valuation Office Agency’s 2025 council tax figures. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. The Fisherton Street Estate Conservation Area is close by, within about a quarter of a mile of the centre of Lisson Grove. Fitted furniture inside a house doesn’t normally need planning permission in a conservation area, as the controls are mainly about the outside of buildings. Your council can advise if you’re unsure. The ULEZ (Ultra Low Emission Zone) now covers the whole of London, Westminster included. So any van that delivers or fits furniture in Lisson Grove is covered by it. Parking and access are planned during the design visit.

For a flat near London Marylebone station, each piece is planned so it can be carried up and joined together in the room. If you live near Regent's Park, living near green space often means muddy boots, bikes and outdoor kit, and eaves cupboards can give those things a place. Near listed buildings like Hanover Terrace, under half a mile north-east of the centre of Lisson Grove, older homes may keep original joinery that eaves cupboards can be designed around. If your own home is listed, check with the council before fixing into original features.
