Ask about built-in bookshelves in Mildmay
Do you need built-in bookshelves in Mildmay?
Sagging or wobbly bookcases are another reason. Bowing is a sign the shelves are too long or too thin for the load. Bespoke shelves are sized for the span and the weight.
People usually get in touch with us about things like these:
- Bookcases that lean or wobble
- Shelving that works with picture rails and cornices
- Room for a record collection
- A home library or study
Near listed buildings like Church of St Matthias, less than half a mile north-east of the centre of Mildmay, older homes may keep original joinery that built-in bookshelves can be designed around. For a listed home, fixing into original features can need listed building consent.

Built-in bookshelves in Mildmay
A shelf’s strength depends on its span, its depth and its load. For a long shelf of books, we use a thicker shelf, a lip along the front or a support part way, or we divide the run with uprights. We often use birch plywood, which is stiff and strong. Typical reasons to get in touch are wasted wall space around a door or window and shelving behind a desk for books and files, and the answer is made in our workshop from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.
In streets where so much of the housing went up before 1919, as it did around Mildmay, the living room is often two rooms knocked through, with a chimney breast in each half. One pair of alcoves might take shelves and the other cupboards, a TV or a desk. Some internal walls in houses of that age are lath and plaster, so fixings are chosen to suit what’s behind the paint.
A quote in writing is the clearest record of what we have agreed. It describes the built-in bookcase we have designed for the room, what it’s made from and how it is finished.

Built-in bookshelves in Mildmay: local notes
Homes built before 1919 make up about 48% of the housing in the area around Mildmay, with about 22% built between 1945 and 1972, going by the Valuation Office Agency’s 2025 council tax figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Mildmay is partly covered by a conservation area, going by Historic England’s data. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Your council can advise if you are unsure. Purpose-built flats are home to about 52% of households in the neighbourhood around Mildmay, going by Census 2021 figures from the ONS. For a flat, built-in bookshelves are made in sections sized for the stairs, the lift and the doors. Building management rules on lifts, deliveries and working hours are worth checking early.
If you live near Highbury Fields, built-in bookshelves can be planned to frame a window with a view rather than block it. For a family home near Newington Green Primary School, low doors that small hands can open, with books and ornaments higher up, suit a busy family room.
Mildmay is about 1 mile west of Highbury, in the London Borough of Islington. Mildmay is part of the area we cover. We cover places right across Islington.
Postcode districts we cover here for built-in bookshelves: N1, N16 and E8. Streets in the area include Dove Road, Essex Road and Burma Road, and homes on each of them are within our area for built-in bookshelves. Mildmay is near the A1199; on busy main roads, unloading built-in bookshelves takes a little planning. If you are just outside Mildmay, we also cover Newington Green (1 mile north), De Beauvoir Town (1 mile south), Canonbury (1 mile south-west), Kingsland (1 mile south-east) and Highbury (1 mile west). We also make built-in bookshelves in nearby places like Farringdon (2 miles south-west), Clerkenwell (2 miles south-west), Finsbury (2 miles south), St Luke's (2 miles south), Angel (2 miles south-west) and Holloway (2 miles west).
Local landmarks in Mildmay
Our area takes in the homes around City of London Academy Highbury Grove, Army and Navy pub and Kingsland Secondary School. There is a railway station in Mildmay itself: Dalston Kingsland station. Other landmarks nearby include Hackney Walk (1.5 miles east) and Clowns Gallery-Museum (0.6 miles south-east). Open spaces near Mildmay include Gillespie Park.
Fitting day, step by step
If anything comes up on the day, just ask. Most of the decisions were made during the design visit and set out in your quote, so fitting day is about putting it in place carefully and leaving everything tidy. The time the fitting takes depends on the size of the bookcase and the walls it’s fitted to, and the fitting days are set out in your quote. Where a period house has been split into flats, the way in often goes through shared parts, so it is useful to let neighbours know about fitting day. Each section is sized for the tightest door or turn. Saturdays can be arranged.
- You get in touch with some details about where the bookshelves will go.
- We visit to measure the wall, the openings and the skirting, cornice and picture rail the shelves must meet.
- We then send a quote in writing for the bookshelves.
- The sections are made in our workshop from moisture-resistant MDF and birch plywood.
- On fitting day each section is set level and scribed to walls that are rarely straight.
- The finish is either sprayed in our workshop or hand-painted once the shelves are in place.
Before we arrive
- Empty the space we’ll be working in
- Make sure pets are kept safely away
- Let us know about parking near your home

Common questions about built-in bookshelves
Is Mildmay in the area you cover for built-in bookshelves?
Yes. We cover all of Islington and the rest of London, and Mildmay is part of that. We start with a design visit to measure the room and talk through what you need, followed by a quote.
Will a conservation area stop me having built-in bookshelves fitted in Mildmay?
Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.
What happens at the design visit?
We measure the room, check how level the walls and floors are and discuss the design with you. We will also ask about access and parking.
How do you get the furniture up the stairs?
Getting it in is planned at the measuring visit. We measure the stairs, landings, lift and doors, and the furniture is made in sections sized to get through.
Can you come on a Saturday?
Yes, Saturdays are possible by arrangement. Let us know when you first get in touch.
Is an outside wall a problem for fitted furniture?
It can be done with some care: leaving ventilation behind and inside helps stop condensation. We do not treat damp, so any damp should be sorted before fitting day.
Practical tips
Because fitted furniture stays put, a little upkeep goes a long way. A few pointers help:
- Tell us if a radiator sits where you’d like shelves
- Think about cupboards below for things you’d rather hide
- Plan heavy items for the lower shelves
- Tell us about parking and access at the design visit
If you have adjustable shelves, move them when they’re empty, and check the supports are fully seated.
If you see damp behind or near the shelving, look into it early. Damp needs its cause fixing by the right trade.
Materials and finishes
Birch plywood
Birch plywood carcasses make a rigid bookcase.
Moisture-resistant MDF
For cupboard doors below the shelves, MDF gives a flat, stable door. There’s no grain to show through the paint.
