FAQs: walk-in wardrobes in North Cheam

Do I need permission for fitted furniture in a conservation area?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. If you’re unsure, the council can confirm.

Will parking be an issue for fitting furniture in North Cheam?

It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the measuring visit.

Can you put a walk-in wardrobe in part of a bedroom?

Yes. We design the units to make a dressing area within the bedroom, and we fit the furniture once any building work is done.

What if the stairs or lift are small?

Getting it in is planned at the measuring visit. We measure the stairs, landings, lift and doors, and the furniture is made in sections sized to get through.

Do photos help?

Yes. They give us a feel for the space before we visit, along with rough measurements. Show anything the furniture has to work around, such as radiators or sockets.

Can a box room become a walk-in wardrobe?

Often, yes. It depends on the room’s shape and where the door and window sit, so we work it out when we measure.

Walk-in wardrobes for homes in North Cheam

Lighting makes a big difference in a dressing room. Wiring for new lights is a job for your electrician. We can plan the units so there is space for the lighting you want, and agree the details during the design visit. We make walk-in wardrobes from moisture-resistant MDF and strong birch plywood, with a painted finish, and people most often get in touch about room for a growing wardrobe and somewhere to sit and get ready.

In a 1930s semi, the main bedroom often sits over the front room and its bay, which leaves the side walls for storage and the bay for light. Interwar houses, semis and detached homes make up a big part of the housing around North Cheam, so it’s a room shape worth planning for. Every wall is measured, as a room that looks square rarely is.

Bespoke or off-the-shelf?

Where bespoke earns its keep is in rooms that are not square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, and standard units leave gaps.

Long shelves are where off-the-shelf often struggles. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. We design shelves with that in mind.

Walk-in wardrobes in North Cheam: local notes

The biggest shares of homes in the area around North Cheam were built between 1919 and 1939 (about 58%) and between 1973 and 1999 (about 13%), going by the Valuation Office Agency’s 2025 council tax figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how walk-in wardrobes are fixed and fitted. North Cheam is partly covered by a conservation area, going by Historic England’s data. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house does not normally need planning permission. If in doubt, the council’s planning team can confirm. TfL’s Ultra Low Emission Zone covers every part of London, Sutton included. It applies to every van that comes to fit furniture in North Cheam. Parking and access are planned during the design visit.

If your home is one of the older houses near St Oswald Church, a bedroom chimney breast and its alcoves often shape where walk-in wardrobes go. The wider area includes historic houses such as Nonsuch Mansion, about 1 mile south. If your own home is a period one, tall ceilings give walk-in wardrobes room to reach the cornice. For a family home near Cheam Park Farm Primary Academy, walk-in wardrobes in a child’s room can be planned so the inside layout changes as they grow.

From workshop to your room

Getting everything level comes first. Floors are often out of level, so adjustable feet or a plinth take up the difference. After that, it is fixed to the wall using fixings that suit the wall, whether that’s solid brick, lath and plaster or plasterboard. In a 1920s or 1930s house, the hall and stairs are usually straightforward, but the route in is still measured, not just the room. Walk-in wardrobes arrive in sections and are assembled in place, with floors protected throughout.

  1. We start with the space and the clothes it needs to hold, from long coats to shoes.
  2. We visit to measure up and go through the layout, including any dressing table.
  3. We send a quote in writing with the design, materials and finish, ready for you to check.
  4. The units are made and finished in our workshop.
  5. We fit the walk-in wardrobe in your home, scribed to the walls and set level. We then check the doors and drawers with you.

Before fitting day

  • Arrange any electrical changes with your electrician in advance
  • If you live in a block, book the lift and tell the building manager
  • Make sure pets are kept safely away

Getting a quote

We quote once we’ve seen the room. We measure the space, check the walls and floors and discuss what you’d like, and the written quote comes after. Because every job is different, the cost is set out in a written quote after the visit. To book a design visit, use our contact form.

Flats, conversions and lettings

Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them at the design visit, and we’ll plan the fitting around them.

If you live in a flat, getting the furniture in is planned from the start. We measure the stairs, landings, lift and doorways not just the room, so the furniture can be made in sections that fit through.

Practical tips

Most of what helps is simple. What we’d suggest:

  • Let air move through the space
  • Sort through your clothes before the design visit
  • Think about long versus double hanging
  • Talk to your electrician early about lighting

New paintwork takes a while to harden after fitting. Go easy on painted surfaces at first and avoid harsh cleaners.

A new partition wall is building work, so it comes before us. We make and fit the units inside.

What affects the price in North Cheam

Each piece is designed for one room, so each price is too. The things that affect it are:

  • Doors and drawers, and how many
  • What goes inside: rails, shelves, drawers and dividers
  • Whether you choose a spray or hand-painted finish
  • How square the room is

Because every job is different, the cost is set out in a written quote after the visit. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

Before the design visit

The more you can tell us at the start, the better the design visit goes. When you get in touch, it’s useful to send:

  • Rough measurements, even if they’re only to the nearest few centimetres
  • What the furniture needs to hold
  • Radiators, sockets, pipes or meters on or near the wall
  • A few photos of the space, taken from the doorway and from each corner

You don’t need exact measurements to get started. We measure everything properly at the measuring visit, along with the walls, floor and ceiling. To get started, fill in our short enquiry form. You receive a written quote after the visit.
