Fitting day, step by step
At the end, we tidy up and take up the floor coverings. Before we go, we look over the finished furniture with you and answer any questions. How long fitting takes depends on the shape of the bay or recess and what goes under the seat, and your quote sets out the fitting days. Loft stairs in an interwar house can be tight, with a low ceiling at the top, so any section going up there is sized for them. The main stairs in houses of that age are normally straighter. Each section is assembled and fixed in the room.
- You let us know about the window and the room.
- We measure the window, the cill and any radiator or shutters.
- The design is agreed and a written quote follows.
- The seat is made at our workshop and painted in your colour. The materials are moisture-resistant MDF and birch plywood.
- The seat is fitted, scribed to the walls and checked with you.
Getting ready for fitting day
- Take down pictures, mirrors and shelves from the wall
- If you live in a block, book the lift and tell the building manager
- Empty the space we’ll be working in

Window seats for homes in Northolt
Many windows have a radiator beneath them. A seat built over a radiator needs a grille or an open front, so the heat isn’t trapped. The front of the seat includes a grille, with space left around the radiator. When we visit in Northolt, we’ll check the radiator and plan around it. We make window seats from moisture-resistant MDF and birch plywood, finished by spray or by hand, and people most often get in touch about wanting a quiet place to read and a sash window with space beneath it going to waste.
An interwar house tends to have truer walls than a Victorian one, though rarely square corners. Much of the housing around Northolt is interwar, semi-detached or detached, so we still scribe every piece to the wall. Lids, doors and drawers are set level on site so they run true.
You get the quote in writing, so there’s time to read it properly and talk it over at home. It covers the design, materials and finish agreed at the visit.

What else we make in Northolt
Flats, leases and landlords
Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them during the design visit, and we’ll plan the fitting around them.
If the property is let, we will need access agreed with the tenants, at times that suit them. An agent can arrange access for you.
When is bespoke worth it?
Bespoke work comes into its own in rooms that aren’t square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, and standard units leave gaps.
Long shelves are where off-the-shelf often struggles. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. That’s something we plan for in the design.
What affects the cost of window seats
What it costs comes down to the materials and the time involved. That depends on:
- Parking near your home
- Hanging rails, shelves, drawers and other fittings inside
- The overall size of the piece
- The number of doors and drawers
Tricky rooms take more time: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. The quote allows for it, which we write after seeing the room.
Helping us understand the room
There is no need for exact sizes or plans. It’s enough to send:
- What you’d like to store or use the space for
- Anything fixed to the wall that the furniture needs to work around
- Your postcode and the borough
- Pictures showing the full wall, from floor to ceiling
We quote once we have seen the room. We measure the space, check the walls and floors and discuss what you’d like, and the written quote comes after. Every piece is quoted for your room after the design visit. To book a design visit, drop us a line using the contact form.
Why bespoke in Northolt?
Ready-made benches are made in fixed widths and depths. Bespoke seats are made to the size of the space, so nothing is wasted, with drawers, a lift-up lid or a mix below. Even in a 1930s house, walls and floors are not perfectly true, so standalone furniture can still lean or leave gaps. Fitted furniture is scribed and levelled on site.
Access to the room makes a difference too. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying, which the quote allows for. There’s no price list: each design is priced in writing after we’ve seen the space.
Why us?
- Every London borough and the City of London covered
- A spray or hand-painted finish
- Over 300 projects completed
- Moisture-resistant MDF and birch plywood

Making use of awkward spaces in Northolt
Homes built between 1919 and 1939 make up about 42% of the housing in the streets around Northolt, with about 28% built between 1945 and 1972, based on the Valuation Office Agency’s 2025 council tax data. That matters for window seats, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. The centre of Northolt is within about a quarter of a mile of the Northolt Village Green Conservation Area. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house doesn’t normally need planning permission. If you want to be certain, ask the council’s planning team. TfL’s Ultra Low Emission Zone covers every part of London, Ealing included. Vans bringing furniture to Northolt fall under it, just as they do across the rest of London. We plan parking and access with you at the measuring visit.
For a family home near Willow Tree Primary School, a place for each person’s coat and shoes stops the hallway filling up. If you live in a flat close to Northolt Park station, the route in is measured as well as the room, and the sections are sized to fit it. Northolt Manor, about 0.3 miles south, is one of the historic houses in the wider area. For a period home anywhere nearby, window seats can be scribed to follow a bay that’s rarely square.
Northolt is part of the London Borough of Ealing, about 4 miles south-east of Ealing. Wherever you are in Northolt, it works the same way: a design visit, a quote in writing, furniture made at our workshop and fitting in your home. Our Ealing coverage includes Northolt, along with the rest of the borough.
Every address in UB5 and UB6 is covered for window seats, from the main roads to the quieter streets. Common questions about window seats
Does a conservation area in or near Northolt affect fitted furniture?
Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.
Is Northolt in the area you cover for window seats?
Yes, Northolt is within the area we cover, which takes in all of Ealing and the rest of London. We start with a design visit to measure the room and talk through what you need, and then we send a quote.
How is the furniture painted?
There are two choices: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. Your quote sets out which you have chosen.
Can the fitting be on a Saturday?
Yes, by arrangement. Tell us when you contact us if a Saturday suits you best.
How much does a window seat cost?
The price comes in a written quote, worked out from the measurements and the design you choose. A bay with angled sides involves more work than a straight recess, and drawers more than a lid. Everything is set out in a written quote after the visit.
Will a window seat work below a sash window?
Yes. Sash windows are a natural place for a seat in many period homes. We measure the cill, the window and any shutters, so the seat sits neatly and the window still works. We don’t repair sashes or cills.
