Flats, blocks and rented homes
If your building is on a red route or a busy main road, unloading takes some planning. Red routes are run by TfL and have strict stopping rules, so it’s worth raising at the design visit.
If you live in a flat, getting the furniture in is planned from the start. At the design visit, we measure the stairs, the landings, any lift and the doors, so each section is sized to get through.
Walk-in wardrobes in Oakthorpe Park: what you get
A box room is often too small for a bed but just right for a dressing room. Fitted out from wall to wall, it can take the clothes that crowd the bedroom, and the bedroom itself feels calmer. We plan the layout so you can stand, turn and see everything. We make walk-in wardrobes from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted, and the usual reasons to get in touch are a bedroom without crowded wardrobes and proper shoe storage.
Older London houses often have sash windows, and the window position and deep reveals affect where furniture can go. If your home is one of the many around Oakthorpe Park built before 1919, we plan the layout so the window opens fully and the light still comes in. Doors are chosen and hung so they clear the bed, the radiator and the door to the room.
The written quote puts the design visit in writing: the layout and internal fittings, the materials and the finish. If you’d like to change anything, it’s easier before the furniture is made.

From workshop to your room
Before anything is fixed, we set the furniture level. Floors are often out of level, so adjustable feet or a plinth take up the difference. After that, it’s fixed to the wall using fixings that suit the wall, whether that is solid brick, lath and plaster or plasterboard. Parking on terraced streets can be tight, particularly in a controlled parking zone, so details of permits, bays and any loading restrictions help. The van is unloaded quickly, with the sections carried straight in. Saturdays are possible by prior arrangement.

Questions we are often asked
Will a conservation area stop me having walk-in wardrobes fitted in Oakthorpe Park?
Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If your home is listed, works inside that affect its character may need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
Will parking be an issue for fitting furniture in Oakthorpe Park?
It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. It helps to let us know about parking during the design visit.
Do you work on Saturdays?
Yes, by arrangement. If a Saturday works better for you, say so when you get in touch.
How do you get large furniture into a flat?
Getting it in is planned at the design visit. We measure the stairs, landings, lift and doors, and each section is made to a size that will get through.
Do I need to be at home on fitting day?
We need access, so someone has to let us in. After that, you do not need to stay in the room, though we like to go over the furniture with you at the end.
What if the wall is cold or damp?
It can be done with some care: leaving ventilation behind and inside helps stop condensation. We do not treat damp, so any damp should be sorted before fitting day.
Walk-in wardrobes for homes in Oakthorpe Park
In the streets around Oakthorpe Park, the largest groups of homes date from before 1919 (about 53%) and between 1919 and 1939 (about 25%), according to Valuation Office Agency council tax figures (2025). We take that into account at the measuring visit, since older and newer walls take different fixings. The National Heritage List records 5 entries within half a mile of the centre of Oakthorpe Park. You can check whether a particular building is listed on Historic England’s list. Strict stopping rules apply on red routes, which TfL runs. If you live on or close to a main road in Oakthorpe Park, let us know at the design visit. We will plan where the van can stop.
For a flat near Palmers Green station, check any building rules on lifts and working hours early, and the sections will be sized for the way in. If your home is as old as some of the listed buildings nearby, like Broomfield House Broomfield Park, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features. If your home is one of the older houses near St Michael-at-Bowes, a bedroom chimney breast and its alcoves often shape where walk-in wardrobes go.

Pricing walk-in wardrobes in Oakthorpe Park
There is no set price, because there’s no set room. The things that affect it are:
- How square the room is
- The finish: spray painted or hand painted
- The width and height of the space
- What goes inside: rails, shelves, drawers and dividers
We do not publish set prices, because each job is designed for a single room. We measure up, discuss the design and send a quote in writing, naming the materials and finish. To start, drop us a line using the contact form.
Helping us understand the room
These details help when you get in touch:
- What you’d like to store or use the space for
- Approximate measurements of the space
- Pictures showing the full wall, from floor to ceiling
- Anything in the way, such as radiators, sockets, switches, a boiler or meters
A quote begins with some details from you: which room it is, rough sizes and a couple of photos if you can take them. When you’re ready, message us from the contact page. We will then arrange a design visit and follow it with a quote in writing.
Flat-pack or bespoke?
The real difference is in the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. In an older room, standard units rarely manage that.
Flat-pack and off-the-shelf furniture has its place. If the walls are straight and the space suits standard sizes, it often does the job, and it is quick to buy.
