Window seats in Tyburn
The storage under a window seat is often as useful as the seat itself. A lift-up lid opens the whole space beneath the seat, while drawers mean you do not have to move a cushion to reach things. At the design visit in Tyburn, we will help you choose. We make window seats from birch ply and moisture-resistant MDF, painted by hand or sprayed, and people most often get in touch about a room with shutters and sashes that deserves a proper seat and a child’s room that needs storage and seating.
A solid brick outside wall in an older house can be cold and sometimes damp, so storage against it is designed with ventilation behind. That matters around Tyburn, where a large share of the homes are that old. Any damp is dealt with before storage goes in.
The written quote puts the design visit in writing: the layout and internal fittings, the materials and the finish. If you’d like to change anything, it’s easier before the furniture is made.

Storage in Tyburn homes: local notes
About 50% of the homes in the streets around Tyburn went up before 1919, and about 15% since 2000, based on the Valuation Office Agency’s 2025 council tax data. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Within a mile of the centre of Tyburn, 19 conservation areas are recorded by Historic England. England has around 10,000 in all, and their controls are mostly concerned with the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Since the zone was extended to the outer boroughs in August 2023, the whole of London has been inside the ULEZ. Vans bringing furniture to Tyburn fall under it, just as they do across the rest of London. How the van gets to your door is planned at the design visit.
Near listed buildings like Home House (courtauld Institute), less than half a mile north-east of the centre of Tyburn, older homes may keep original joinery that window seats can be designed around. If your own home is listed, check with the council before fixing into original features. If you live in a period home close to Church of the Annunciation, a radiator under the window just needs a grille in the seat front.

Made for the room, or bought in a box?
For a straight window with no radiator, a ready-made bench can do the job. A bespoke seat earns its place where there’s a bay, a radiator or a need for storage. We are happy to give an honest view at the measuring visit. Standard furniture is drawn for modern rooms, so its proportions can look odd in a tall period room, whereas fitted pieces can pick up the room’s height and mouldings, with panels and details to suit the house.
Because every job is different, the cost is set out in a written quote after the visit. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.
Why choose us

Why people ask for window seats in Tyburn
Many people want a window seat for the storage beneath it. Under the seat there is room for blankets, toys, books and more. It adds storage in a space you are not otherwise using.
Common reasons to get in touch include:
- No space for toys and games
- Wanting a seat without blocking the radiator
- An empty bay that doesn’t get used
- Looking for a reading spot by the window
If you live in a flat close to London Paddington station, the route in is measured as well as the room, and the sections are sized to fit it.
What to check before you book
- Whether the route into your home has been checked
- Can you see real work of theirs?
- How the furniture will be finished, and where
- Whether the quote says what the furniture is made from
Honest limits
Before you plan the job, it helps to know what we do not do:
- Work on the window frame or glass
- Any wiring, which needs an electrician
- Making good the walls, which is for a plasterer or decorator
If in doubt, you can send us a few details through our contact form and describe the room before you arrange a visit. How it works.

Questions from Tyburn
I live near London Paddington station. Is that in your area?
Yes, homes across Westminster and the rest of London are within the area we cover. To get started, you can send us a few details through our contact form with a few details about the room.
Will a conservation area stop me having window seats fitted in Tyburn?
Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.
How much does a window seat cost?
The price comes in a written quote, worked out from the measurements and the design you choose. The shape of the window, the mix of drawers and lids, and any grille all play a part. We set it all out in a quote in writing.
Do you move sockets or add lighting?
No. Electrical work is not something we do; it’s a job for your electrician. We can plan cable routes into the design, and new sockets should be in place before fitting day.
Does someone need to be home during the fitting?
We need access, so someone has to let us in. You don’t need to watch us work, but it’s useful to be around at the end.
Can the fitting be on a Saturday?
Yes, by prior arrangement. If a Saturday works better for you, say so when you get in touch.

Caring for painted furniture
Fitted furniture is part of the room, so it is worth looking after. A few pointers help:
- Consider adding shelving around the seat
- Plan the cushion early so the seat suits it
- Make sure any shutters still open fully
- Bring paint colours you like to the design visit
We open each lid and drawer with you before we go. If there’s a radiator grille, we make sure the radiator is clear and the grille is in place. That way, everything works as planned.
Open and close lids with care, rather than letting them drop. It keeps the hinges and edges in good order. Avoid overloading drawers so they keep running smoothly.
How fitting day works
The last stage of the day is the finish. With a spray finish from the workshop, there’s normally only filling and touching up to do in the room; hand painting, if that is what you chose, can be done in place once everything is fitted. Either way, the finish is the one set out in your quote. On fitting day in an older house, the main job is scribing to walls and levelling on floors that slope, so there is some trimming and adjusting on site. We protect the floors and keep dust to a minimum. Parking can be tight on terraced streets, so tell us about permits and bays at the design visit.
- To begin, message us from the contact page; a brief note on the bay or sash window is enough.
- At the design visit we measure the window and the radiator, and plan a grille or open front so heat isn’t trapped.
- A written quote follows, covering the seat and the grille.
- We make the seat and grille in our workshop from moisture-resistant MDF and birch plywood.
- We fit it in your home and scribe it to the walls, with the finish sprayed beforehand or painted by hand on site.
Before fitting day
- Keep pets in another room while we work
- Take down pictures, mirrors and shelves from the wall
- Move furniture and belongings away from the wall
How to get a quote
The design visit is where every quote starts. We measure the room properly, check how the walls and floors run and go through the design with you. Afterwards, we send a written quote, so you can take your time with it. To arrange the visit, tell us about the room on our contact form.
