Loft storage for your home in Paddington
Loft storage in Paddington: what you get
Behind the short walls at the edge of a loft room, there is often space going to waste. Eaves cupboards and pull-out drawers built into the knee wall put it to work. Drawers bring the back of the space within reach. At the design visit in Paddington, we will see what fits. If your home has a loft room that still feels unfinished and nowhere to store bags and boxes, eaves cupboards made from moisture-resistant MDF and birch plywood, finished by spray or by hand can solve it.
Around Paddington, a large share of homes date from before 1919, and houses of that age are full of awkward spaces: the space under the stairs, the bay at the front, the alcoves, the hallway recesses and, where the loft has been converted, the eaves. That’s where fitted storage comes in.
A quote in writing is the clearest record of what we have agreed. It sets out the eaves cupboard designed for your room, its materials and its finish, and the workshop works from it.

What it’s made from
Moisture-resistant MDF
In a loft, stability matters, and moisture-resistant MDF is stable. It gives a smooth base for paint. It’s used for most of the visible parts.
Birch plywood
Knee-wall drawers often carry a real load. That’s why we make drawer boxes from birch plywood. It also suits long shelves.
How fitting works for loft storage
Fitting day follows a set order: we protect the floors, bring the sections in, set them level, scribe them to the walls, fix them and finish them. Then the room is tidied and we look over the work with you. The time the fitting takes depends on how much storage you want in the loft, and your quote sets out the fitting days. Original hallway tiles and old floorboards are worth protecting, so they’re covered before anything comes in. Drilling into lath and plaster is done with care, so the plaster around stays sound. Any decorating around the new pieces is for your decorator.
- You get in touch and let us know about the loft and the stairs up to it.
- We visit to measure the loft and the way up, including the top flight and any tight turn. Let us know about parking too, as a van often needs a permit or a paid bay.
- We send a quote in writing.
- Everything is made at our workshop from moisture-resistant MDF and birch plywood, in sections small enough for the loft stairs.
- The sections go up the stairs, are assembled under the eaves and set level.
Preparing the room
- Leave a clear route from the front door to the room
- Have your electrician move any sockets or switches beforehand
- Let us know about any meters, fuse boards or boilers in the area
Arranging a design visit
Because every job is different, the cost is set out in a written quote after the visit. Because every room is different, the quote comes after the design visit, when we’ve measured up and talked through the design. For a quote, send us a few details through our contact form.

Questions from Paddington
Will a conservation area stop me having loft storage fitted in Paddington?
Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, changes inside that alter its character may need listed building consent, so check with the council first. If you are unsure, the council can confirm.
My home in Paddington is a period house with walls that aren’t straight. Is that a problem?
Yes, that is normal in older houses: each piece is scribed to the wall and levelled at the base. Skirting, picture rails and cornices are met neatly or cut around. Fixings are chosen for the wall, whether solid brick or lath and plaster.
What happens when you come to measure?
It’s a chance to measure properly and talk through what you’d like. We also check the walls and floors and note radiators, sockets and other things in the way, then send a quote in writing.
What materials do you use for loft storage?
Moisture-resistant MDF and birch plywood, with a spray-painted or hand-painted finish. Stable materials suit a loft, where temperatures can vary. The materials and finish are agreed in your quote.
Can you build a wardrobe under a sloping ceiling?
Yes. Bespoke wardrobes are made to the angle of the ceiling. Hanging goes where there is height, with shelves where it’s low. It’s scribed to the slope and walls.
Do you move sockets or add lighting?
No. We are carpenters, so electrical work is for your electrician. We can allow for cable routes in the design, and new sockets should be in place before fitting day.
What it costs
A few things affect what fitted furniture costs:
- The internal fittings
- The finish: spray painted or hand painted
- How easy it is to get the furniture into the room
- How square the room is
Every room is priced on its own, because the size, the layout and the finish all vary. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.
Before the design visit
You do not need exact measurements or a plan. Just send what you can:
- How you want to use the space
- Rough measurements, even if they’re only to the nearest few centimetres
- Where you live, with the postcode
- Any ideas or images you have saved
We quote once we’ve seen the room. We measure the space, check the walls and floors and discuss what you’d like, and the written quote comes after. The price comes in a written quote, worked out from the measurements and the design you choose. To arrange a visit, tell us about the room on our contact form.
Fitted storage in Paddington
In the area around Paddington, the largest groups of homes date from before 1919 (about 47%) and between 1945 and 1972 (about 17%), on the Valuation Office Agency’s council tax figures for 2025. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. 13 conservation areas have at least part of their area less than a mile from the middle of Paddington. England has around 10,000 in all, and their controls are largely about how buildings look from outside. More than a third of the homes in the area around Paddington (about 47%) were built before 1919, on the Valuation Office Agency’s council tax figures for 2025. Many older terraces have had loft conversions, leaving eaves spaces and slopes that suit fitted storage; we build storage once the loft is converted or boarded.
If your home is one of the older houses near Church of St John the Evangelist, the knee walls of a converted loft can take drawers as well as cupboards. If you live in a flat close to London Paddington station, each piece is planned so it can be carried up and joined together in the room. For families living near International Community School, a place for each person’s coat and shoes stops the hallway filling up.

Why bespoke in Paddington?
Off-the-shelf wardrobes often don’t fit up narrow loft stairs. We make each piece in sections that fit up the stairs. That makes it possible to fit large pieces in a small loft. The two recesses beside a chimney breast are seldom an identical size, which means a matching pair of ready-made units seldom fits both. Each side can be made to its own size.
We do not publish set prices, because each job is designed for a single room. We measure up, discuss the design and send a written quote, naming the materials and finish. To start, send us a few details through our contact form.

Flats, leases and landlords
Many London terraces have been converted into flats, and that often means a shared hallway and a tight turn on the stairs. Each section is sized with that in mind.
Leaseholders should check the lease before anything is fixed to the walls. Some leases need the building owner’s consent for alterations, which is worth sorting early. We cannot advise on your lease, so check it yourself or ask your managing agent.
