About our window seats in Sipson
In many period houses, a bay window is the obvious place for a seat. Bays have angled sides, and their walls are seldom square or flat. Each side is measured and the seat is scribed to fit, so the seat follows the bay exactly. It is the kind of space where a ready-made bench never quite fits. Typical reasons to get in touch are a period room that needs furniture to suit it and a radiator that makes the space hard to use, and the answer is made in our workshop from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.
Whether your home in Sipson is a period house, an interwar semi, a post-war flat or a newer build, there is typically a space that could work harder. That space can take fitted storage, laid out for what you need to keep. Walls could be brick, lath and plaster, block or plasterboard, so we check before choosing fixings.
The written quote puts the design visit in writing: the layout and internal fittings, the materials and the finish. If something is not quite right, tell us before anything is made.

From workshop to your room
On the morning of the fitting, we start by protecting your floors and the route from the front door to the room. The sections made in our workshop come in next, one at a time. The time the fitting takes depends on the size of the window and the design, and your quote sets out the fitting days. It’s useful to clear the room and the route in before fitting day, including anything on the walls near the work. We cover floors and doorways first. Then the sections come in and are joined in place.
- You tell us about the window and the room, with a note of any radiator or shutters.
- At the design visit, every side of the window is measured. Then we discuss the seat height and storage.
- We agree the seat, the storage and the finish, and send a written quote. Take your time with it.
- The seat is made at our workshop and painted in your colour. The materials are moisture-resistant MDF and birch plywood.
- We fit it in your home and check every lid and drawer with you.

How to get a quote
Every quote follows a design visit. At the visit, we measure, look at the walls and floors and talk through the design with you, and the written quote comes after. The price comes in a written quote, worked out from the measurements and the design you choose. To arrange a visit, drop us a line using the contact form.

Common questions about window seats
Is Sipson in the area you cover for window seats?
Yes. Sipson is one of the places we work, along with the rest of Hillingdon and London. You can use our contact form to arrange a design visit.
Is parking a problem for fitting in Sipson?
It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the measuring visit, so the day can be planned around it.
Do I need permission in a conservation area?
Usually not. Fitted furniture inside a house doesn’t normally need planning permission, even in a conservation area. Listed buildings can require listed building consent for works that affect their character.
What happens at the measuring visit?
We measure the space and discuss the design, materials and finish. We look at the walls, floors and anything the furniture has to work around, and the written quote comes afterwards.
How much does a window seat cost?
There’s no price list: each design is priced in writing after we’ve seen the space. It depends on the size and shape of the window, the storage you want and the finish. To get a quote, send us a few details through our contact form and we’ll arrange a design visit.
Can you fit a window seat under a sash window?
Yes. Sash windows are a natural place for a seat in many period homes. The cill height and any shutters are measured carefully, so the seat fits without getting in the way of the window. We do not repair sashes or cills.

Materials and finishes
Doors and drawer fronts
We make the fronts from moisture-resistant MDF and finish them in the colour you choose. Panels can suit the shutters or doors in an older room. The lines are kept neat and even.
Moisture-resistant MDF
Windows can run with condensation in winter, so a moisture-resistant grade of MDF makes sense. It takes a spray-painted or hand-painted finish well, and holds its shape in the bay.
Do you need window seats in Sipson?
The most common reason is wanting to make more of a bay or window. A bay can be an awkward space for furniture, and a seat makes it part of the room. It becomes a place to sit, read or look out.
Common reasons to get in touch include:
- Nowhere to keep blankets, toys or books
- Toys spread across a bedroom floor
- A bay window that is hard to furnish
- A radiator under the window getting in the way
For an older house near Christ Church, a seat under a sash window can keep shutters and cills clear.
Before you choose who makes it

Flats, conversions and leaseholders
Many London terraces have been converted into flats, and that often means a shared hallway and a tight turn on the stairs. Each section is sized with that in mind.
For flats on red routes or busy main roads, unloading takes some planning. Red routes are run by TfL and have strict stopping rules, so it is worth raising at the measuring visit.
Sipson homes and window seats
The biggest shares of homes in the area around Sipson were built since 2000 (about 34%) and between 1919 and 1939 (about 27%), on the Valuation Office Agency’s council tax figures for 2025. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Entries on the National Heritage List near the centre of Sipson include The King William IV Public House (Grade II), about 0.5 miles south-west, and Lanz Farmhouse (Grade II), about 0.5 miles south-west. For a listed home, changes inside that alter its character may need listed building consent from the council, for example removing or fixing into original panelling. An early word with the council’s conservation officer is the best first step. About 26% of homes in the streets around Sipson were built between 1945 and 1972, according to Valuation Office Agency council tax figures (2025). Post-war homes often have wide windows with radiators below, and a seat over a radiator needs a grille so the heat still reaches the room.
For a flat near West Drayton station, each piece is planned so it can be carried up and joined together in the room. Close to Lake Farm Country Park? Living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place.

Before and after fitting day
Fitted furniture is part of the room, so it is worth looking after. Here are a few tips worth knowing:
- Check the shutters so the seat can leave room for them
- Decide on cushion thickness before the design visit
- Decide whether you’d like a lid, drawers or both
- Clear the bay or window area before the design visit
We can give you the seat measurements for a cushion maker. Wait until the paint has cured before putting the cushion on, so the fabric doesn’t stick or mark the finish.
Lift lids gently and lower them carefully. It keeps the hinges and edges in good order. Do not overfill drawers, as heavy loads strain the runners.
