South Ealing homes and window seats
Homes built before 1919 make up about 66% of the housing in the streets around South Ealing, with about 15% built between 1919 and 1939, going by the Valuation Office Agency’s 2025 council tax figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. The Ealing Green Conservation Area is close by, within about a quarter of a mile of the centre of South Ealing. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house does not normally need permission. If you are unsure, check with the council before work starts. Many London boroughs run controlled parking zones, and Ealing sets its own rules. Where a street in South Ealing is controlled, a van may need a visitor permit, a paid bay or a bay suspension from the council. Let us know about parking at the design visit.
Close to Lammas Park? Window seats can be designed to hold outdoor kit, from walking boots to picnic things. For families living near Grange Primary School, a place for each person’s coat and shoes stops the hallway filling up. Living in a block of flats near Brentford station? Then window seats are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.

Every address in W5, W13 and TW8 is within our area for window seats. Window seats for homes in South Ealing
A well-made window seat gives you a place to sit in the best light in the room. We design and make window seats for bays, sash windows and recesses, often with storage underneath behind a lift-up lid or drawers. For a home in South Ealing, it starts with a design visit to measure the window and talk through the design. If your home has a sash window with space beneath it going to waste and a radiator under the window getting in the way, that’s what window seats are for, made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.
With a large share of homes around South Ealing built before 1919, under-stairs cupboards in older terraces often house the meters or the fuse board. Meter readers and engineers need to get to them, so the design keeps them accessible. Sash and bay windows are common in houses of that age too, and good places for seating with storage below.
A written quote is the clearest record of what we’ve agreed. It describes the window seat we have designed for the room, its materials and its finish.

Flats, leases and landlords
Conversions and newer flats often have stud walls rather than solid brick. We choose fixings to suit the wall, which we check at the measuring visit.
Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them at the measuring visit.
What it costs
Each piece is designed for one room, so each price is too. The things that affect it are:
- The number of doors and drawers
- Walls and floors that are out of level or out of square
- Where a van can park, such as a permit bay or a bay suspension
- Access to the room, like stairs, lifts and narrow halls
Prices are quoted for your room, once we’ve measured and talked through the design. A larger piece means more material and more time, so size comes first. After that, the number of doors and drawers, the internal fittings and the finish all play a part.
Getting in touch
What helps most when you first contact us:
- How you want to use the space
- Where you live, with the postcode
- Pictures showing the full wall, from floor to ceiling
- What kind of home it is, and which floor the room is on
If you already have something in mind, tell us; if not, we can work it out together at the visit. At the design visit, we measure up and talk the design through with you, and the written quote that follows sets it out. To start, get in touch through our contact form.
From workshop to your room
The last stage of the day is the finish. With a spray finish from the workshop, there’s usually only filling and touching up to do in the room; hand painting, if that is what you chose, can be done in place once everything is fitted. The finish is always the one agreed in your quote. Parking on terraced streets can be tight, particularly in a controlled parking zone, so it’s useful to tell us at the design visit what’s outside. The van is unloaded quickly, with the sections carried straight in. Saturday fitting can be arranged.
- You get in touch with a few details about the window. Say how you’d like to use it, if you know.
- At the design visit, we look at the window, the radiator and what you need. Shutters and cills are noted too.
- A written quote follows, with the fitting days agreed. Read it through and ask if anything is unclear.
- We make the seat, the lids or drawers and any grille in our workshop, from moisture-resistant MDF and birch plywood.
- The seat is fitted and set level, ready for a cushion, with the lids or drawers checked with you.
Preparing the room
- Tell us about parking near your home
- Take down pictures, mirrors and shelves from the wall
- Keep pets in another room while we work
Starting with a design visit
The quote is built from the design visit. We measure the room properly, check how the walls and floors run and discuss the design with you. A quote in writing follows the visit. To arrange the visit, send us a few details through our contact form.

Questions we’re often asked
My home in South Ealing is a period house with walls that aren’t straight. Is that a problem?
Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. We also work around skirting boards, picture rails and cornices. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.
Do you make window seats for homes in South Ealing?
Yes, we work across Ealing, South Ealing included, and across the rest of London. To get started, you can message us from the contact page with a few details.
What materials do you use for window seats?
Our window seats are made from moisture-resistant MDF and birch plywood, then painted. Next to a window, the moisture-resistant grade is a sensible choice. Your quote confirms the materials and finish.
Do I get to choose the colour?
You choose it. We agree the colour with you before anything is painted.
Can you fit a window seat under a sash window?
Yes. The seat is set below the cill so the window can still open and close. If there are working shutters, we leave room for them to fold back. These details are measured when we visit.
Does someone need to be home during the fitting?
We need someone to let us in. It also helps to have someone around at the end, so we can go over the finished furniture together.
Boards, parts and paint
Hand-painted finish
Hand painting gives a slightly softer look than spraying. It is done on site, in the colour you choose. It can be matched to the window woodwork.
Spray-painted finish
Spray painting gives the seat a very even surface. We apply it in our workshop, and the paint needs time to cure fully once fitted.
What we do not do
Our work is the furniture itself: designing it, making it in our workshop and fitting it. In practice, that means:
- Seat cushions, which you source separately
- Making good the walls, which is for a plasterer or decorator
- Fixing the window itself
If in doubt, you can tell us about the room on our contact form and describe the room. Our process from visit to fitting.
