Window seats designed for your room

Flats, conversions and leaseholders

If the property is let, we will need access agreed with the tenants. A letting agent can arrange this on a landlord’s behalf.

In a flat, the route in matters as much as the room. We measure the stairs, landings, lift and doorways along with the room itself, so the furniture can be made in sections that fit through without a struggle.

How we make window seats for West Hendon

A window seat can hide a surprising amount of storage. A lift-up lid is simple and gives access to the full depth, while drawers are easier to reach if there’s a cushion on top. We will talk through which suits the way you use the room. Most enquiries start with looking for a reading spot by the window and a ready-made bench that doesn’t fit the bay; the furniture is made from moisture-resistant MDF and strong birch plywood, with a painted finish.

Floors in newer homes are often finished and easy to mark, so we cover them while we work. Around West Hendon, many homes date from 2000 onwards, and their plasterboard walls need fixings into the studs or made for the board. Skirting can be scribed around, or the storage can sit on its own plinth.

The quote names the materials: moisture-resistant MDF and birch plywood, each used where it suits the job. It also says how the furniture will be finished: spray painted or hand painted.

How we price window seats

What it costs comes down to the materials and the time involved. That depends on:

  • Where a van can park, like a permit bay or a bay suspension
  • Access to the room, such as stairs, lifts and narrow halls
  • Spray painting or hand painting
  • Walls and floors that are out of level or out of square

There is no price list, because each job is designed for a single room. We measure up, discuss the design and send a quote in writing, naming the materials and finish. To start, message us from the contact page.

Helping us understand the room

Here’s what helps us most when you get in touch:

  • What you’d like to store or use the space for
  • Rough measurements: width, height and depth
  • Radiators, sockets, pipes or meters on or near the wall
  • Examples of the look you are after

There’s no price list: each design is priced in writing after we’ve seen the space. Each room is different, so we quote after seeing it. For a quote, fill in our short enquiry form.

Making use of tricky spaces in West Hendon

About 38% of the homes in the area around West Hendon went up between 1919 and 1939, and about 35% since 2000, in the VOA’s 2025 council tax stock figures. That matters for window seats, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. A conservation area lies within about a quarter of a mile of the centre of West Hendon, going by Historic England’s data. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house does not normally need planning permission. If you’re unsure, check with the council before work starts. Around a third of the homes in the neighbourhood around West Hendon (about 35%) were built since 2000, in the VOA’s 2025 council tax stock figures. Homes built since 2000 rarely have much storage, and they tend to have stud walls, so the fixings for window seats are chosen for the board.

If you live near West Hendon Playing Fields, window seats can be designed to hold outdoor kit, from walking boots to picnic things. If you live in a period home close to St Matthias the Apostle church, a seat under a sash window can keep shutters and cills clear. Near listed buildings like Church of the Holy Innocents, under half a mile west of the centre of West Hendon, older homes may keep original joinery that window seats can be designed around. If your own home is listed, check with the council before fixing into original features.

Could you do it yourself?

Bespoke work comes into its own in rooms that are not square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, which leaves standard units with gaps at the sides and top.

The real difference is in the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.

How fitting works for window seats

You’re welcome to ask questions while we work. Most of the decisions were made at the design visit and set out in your quote, so fitting day is about putting it in place carefully and leaving everything tidy. How long the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and we confirm the fitting days in your quote. Walls in newer homes are often plasterboard on studs, so on fitting day heavy pieces go into the studs or stand on the floor. Floors are protected throughout, as many newer homes have finished floors that mark easily, and dust is kept to a minimum.

  1. It starts when you contact us about a window seat. Say how you’d like to use it, if you know.
  2. We visit to measure and talk about how you will use the seat. Shutters and cills are noted too.
  3. A written quote follows, with the fitting days agreed. Read it through and ask if anything is unclear.
  4. We make the seat, the lids or drawers and any grille in our workshop, from moisture-resistant MDF and birch plywood.
  5. We fit it in your home and leave it ready to use.

Getting ready for fitting day

  • Move anything in the hall or on the stairs out of the way
  • Let us know where the boiler and meters are
  • Check the building’s rules for trades and lift bookings

Common questions about window seats

I live near Hendon station. Is that in your area?

Yes, homes across Barnet and the rest of London are within the area we cover. You can message us from the contact page to arrange a design visit, and let us know about parking and access at the same time.

How do you fit window seats in a flat in West Hendon?

At the design visit, we measure the way in not just the room. Window seats are made at our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.

Do I need to be in when you fit?

We need access, so someone has to let us in. You don’t need to watch us work, but it helps to be around at the end.

What if my walls and floors are out of level?

It’s something we deal with all the time. The furniture is scribed to follow the walls and levelled on feet or a plinth, so it sits tight to the room.

Is it possible to have a window seat above a radiator?

Yes. A radiator under the window is common, and the seat is designed to work with it. A grille in the front lets the heat into the room. Anything stored over the radiator will stay warm, so we plan the storage with that in mind.

Can the fitting be on a Saturday?

Yes, by arrangement. If a Saturday works better for you, say so when you get in touch.

Made for the room, or bought in a box?

Standard storage benches come in set sizes. A seat made for your window can use the full width and depth of the bay or recess, with drawers, a lift-up lid or a mix below. Big standalone units can dominate a compact room, while fitted furniture, painted in a colour that suits the walls, reads as part of the room.

Parking is part of the price picture in London. The boroughs run controlled parking zones across much of the city, so a van may need a visitor permit, a paid bay or a bay suspension near your home. Let us know about parking at the design visit.
