Bespoke kitchens in Bandonhill: what you get
Islands work well in kitchens with room to walk around them. There needs to be enough clear floor around it to open doors and move about, because a cramped island makes a kitchen harder to work in. Where space is tight, a peninsula or a longer run may suit better. We make kitchens from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the usual reasons to get in touch are cabinets that suit lean and sloping walls and a kitchen finished in your colours.
The inside of a kitchen matters as much as the doors. In Bandonhill, as anywhere in London, we talk through how you use the kitchen at the measuring visit. Drawers for pans, a tall larder and a place for the bin are worth planning from the start. The materials and finish are agreed in your quote.
The furniture is built in our workshop after you’ve had the quote and decided to go ahead. It describes the design, the materials and the finish agreed at the visit, so every detail can be checked first.

Before and after fitting day
Because fitted furniture stays put, a little upkeep goes a long way. Here are a few tips worth knowing:
- Think about how you cook and what you store
- Know your appliance sizes early
- Check there is room around an island before planning one
- Measure the route into the kitchen
Follow the appliance makers’ guidance for your oven, hob and dishwasher, and the care advice for your worktop.
Leasehold flats can have rules about alterations, so check your lease early. We can’t advise on your lease.
How fitting works for bespoke kitchens
With the carcasses fixed and level, any doors go on and any drawers or lids are fitted. We adjust each one so the gaps line up and it closes cleanly. How long the fitting takes depends on how many units there are and how the room is laid out, and the fitting days are agreed in your quote. On fitting day, each piece is fitted to the room’s own walls, scribed where walls bow and levelled where floors slope. Hand painting can happen on site, while spray-painted pieces come ready from the workshop.
- You contact us about a bespoke kitchen.
- At the design visit we plan the kitchen and talk about colours and finish.
- A quote in writing follows, with the finish agreed.
- We make the kitchen in our workshop from moisture-resistant MDF, which suits kitchens and takes paint well, and birch plywood.
- The kitchen is fitted and scribed to the walls, with any hand painting done in the room.
- Plumbing, gas and electrics are for your plumber, a Gas Safe registered engineer and your electrician; new paintwork needs gentle use while it cures.
Preparing the room
- Leave a clear route from the front door to the room
- Let us know if your street is in a controlled parking zone
- Move furniture and belongings away from the wall
Starting with a design visit
The design visit is where every quote starts. We measure the room properly, check how the walls and floors run and discuss the design with you. Afterwards, we send a written quote, so you can take your time with it. To book one, get in touch through our contact form.

What affects the price in Bandonhill
What it costs comes down to the materials and the time involved. That depends on:
- The finish: spray painted or hand painted
- How many doors and drawers there are
- Parking near your home
- How easy it is to get the furniture into the room
There’s no price list, because every piece is designed for one room. Instead, we measure, talk through the design and then quote in writing. To start, message us from the contact page.
Helping us understand the room
What helps most when you first contact us:
- The postcode, so we can plan the visit
- Any ideas or images you have saved
- Anything in the way, such as radiators, sockets, switches, a boiler or meters
- Approximate measurements of the space
Photos help us understand the room before we visit. A few pictures showing the walls, the corners and where the ceiling meets them give us a good feel for the space. To share them, fill in our short enquiry form, and we will suggest a time for a design visit.

What else we make in Bandonhill
Bespoke kitchens in Bandonhill: local notes
The biggest shares of homes in the streets around Bandonhill were built between 1919 and 1939 (about 29%) and between 1973 and 1999 (about 22%), going by the Valuation Office Agency’s 2025 council tax figures. We take that into account at the measuring visit, since older and newer walls take different fixings. There are 5 entries on the National Heritage List within half a mile of the centre of Bandonhill. Being near listed buildings doesn’t make a home listed, and you can check any address on Historic England’s list. A quarter or more of the homes in the neighbourhood around Bandonhill (about 29%) date from between 1919 and 1939, according to Valuation Office Agency council tax figures (2025). Interwar houses often started with a small kitchen that has since been extended or opened up, so the kitchen is designed for the room as it is now.
For a family home near High View Primary School, a tall cupboard by the door can take school bags and coats as part of the kitchen. If you live near Beddington Park, a cupboard by the back door for boots and coats can be built in with the kitchen. If your home is as old as some of the listed buildings nearby, like Brandries Cottage, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features can require listed building consent.

Questions we’re often asked
Will parking be an issue for fitting furniture in Bandonhill?
It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It’s useful to let us know about parking at the measuring visit, and we’ll plan around it.
Do you cover homes near Waddon station?
Yes, homes across Sutton and the rest of London are within the area we cover. You can get in touch through our contact form to arrange a design visit.
Do I need permission in a conservation area?
Not normally. Conservation area controls are largely about how buildings look from outside, and furniture inside a house doesn’t normally need it. Listed buildings are different: check with the council’s conservation officer first.
Do I need permission to fit furniture in a leasehold flat?
Possibly. Some leases need the building owner’s consent before you make alterations. We can’t advise on leases, so please check yours.
Can you build an island in my kitchen?
Where space allows, yes. An island needs clear floor around it to open doors and move about, and we check this at the design visit. If the room is narrow, we will suggest other layouts.
Can I choose my own worktop and appliances?
We plan the kitchen around the worktop, sink and appliances you choose. It helps to choose them before the design is final, and the quote confirms what’s included.
Honest limits
Our work is the furniture itself: designing it, making it in our workshop and fitting it. In practice, that means:
- Building work, like removing walls
- Plastering, tiling or decorating
- Moving water or waste pipes
Not sure whether your space suits bespoke kitchens? You can tell us about the room on our contact form and we’ll tell you before you arrange a visit. How a job runs, step by step.
