Flats, leases and landlords
Conversions and newer flats often have stud walls rather than solid brick. We choose fixings to suit the wall, after checking the walls at the design visit.
For flats on red routes or busy main roads, unloading takes some planning. Red routes are run by TfL and have strict stopping rules, so tell us about it at the measuring visit.
Bespoke kitchens in Shortlands
Older London homes are rarely simple places to fit a kitchen. Few walls are flat, and floors often fall away from the walls, which shows up quickly along a run of cabinets. Each cabinet is trimmed to the wall and levelled on a plinth or adjustable feet, so the worktop you choose can sit level. We make kitchens from birch ply and moisture-resistant MDF, painted by hand or sprayed, and the usual reasons to get in touch are cabinets that suit lean and sloping walls and a pantry cupboard with shelves and drawers.
Knocked-through kitchen-diners in older semis sometimes keep a chimney breast, and the recesses beside it can take a dresser or larder. If yours is one of the interwar houses or semis that make up much of the housing around Shortlands, that’s a feature worth designing around. Any capped chimney stays ventilated.
Everything we agree at the design visit goes into the written quote: the layout and internal fittings, the materials and the finish. If something is not quite right, tell us before anything is made.

Your questions about bespoke kitchens in Shortlands
Do you make bespoke kitchens for homes in Shortlands?
Yes, Shortlands is within the area we cover, which takes in all of Bromley and the rest of London. We start with a design visit to measure the room and talk through what you need, followed by a quote.
I live near Shortlands station. Is that in your area?
Yes. We cover all of Bromley and the rest of London. To get started, you can use our contact form with a few details about the room.
Do I need to be at home on fitting day?
We need someone to let us in. It also helps to have someone around at the end, so we can go over the finished furniture together.
How much time does fitting need?
It depends on the kitchen. How long fitting takes depends on the kitchen’s size and how many other trades are involved, and your quote sets out the fitting days.
Which worktops and appliances can I have?
The cabinets are designed for the worktop, sink and appliances you’ve picked. Knowing their sizes early helps, and your quote sets out what’s included.
Can you fit furniture on an external wall?
An outside wall can be colder and damper than an inside one, so ventilation behind and inside the furniture helps, which helps avoid condensation and mould. Any damp needs sorting by the right specialist before fitting.
Made-to-measure kitchens or ready-made?
Standard cabinets come in set widths, so most layouts end in a filler panel. Bespoke cabinets are made to the room’s real sizes from wall to wall. Ready-made furniture rarely suits a bay, a box room or a bulkhead over the stairs, and interwar homes often have all three. Built-in pieces are designed to fit them.
In London, parking can affect the price. Much of London is covered by controlled parking zones, so a van may need a visitor permit, a paid bay or a bay suspension. Tell us about parking during the design visit.

Kitchens in Shortlands: local notes
About 29% of the homes in the streets around Shortlands went up between 1919 and 1939, and about 26% between 1945 and 1972, in the VOA’s 2025 council tax stock figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how kitchens are fixed and fitted. 7 conservation areas have at least part of their area within a mile of the centre of Shortlands. England has around 10,000 in all, and their controls are largely about how buildings look from outside. Many London boroughs run controlled parking zones, and Bromley sets its own rules. Where a street in Shortlands is controlled, a van may need a visitor permit, a paid bay or a bay suspension from the council. Tell us what the parking is like at the measuring visit.
For an older house near St Mark's Church, cabinets will be scribed to walls and floors that are rarely true. For a flat near Shortlands station, each piece is planned so it can be carried up and joined together in the room. Close to Church House Gardens? A cupboard by the back door for boots and coats can be built in with the kitchen.

Practical tips
Most of what helps is simple. Here’s what we suggest:
- Mention any parking or lift rules
- Pick the oven, fridge and dishwasher first
- Have damp sorted before fitting
- List what needs a home in the kitchen
Follow the appliance makers’ guidance for your oven, hob and dishwasher, and the care advice for your worktop.
Line up your other trades in good time. The pipes, cables and gas supply need to suit the layout, and it is easier when everyone works from the same design.
What bespoke kitchens can’t fix
We make and fit furniture, and we don’t do electrics, plumbing, gas, plastering or structural work. Please bear these in mind too:
- Building work, like removing walls
- Moving water or waste pipes
- Connecting a gas hob or cooker
If in doubt, you can tell us about the room on our contact form and describe the room before you arrange a visit. How it works.
What it is made from
- Hand-painted finish
- Islands where space allows
- Larders and dressers
- Birch plywood
- Spray-painted finish
- Moisture-resistant MDF
From workshop to your room
When the fitting is done, we tidy the room. Before we leave, we go over the finished piece together. How long the fitting takes depends on the size of the kitchen and the design, and we confirm the fitting days in your quote. Loft stairs in an interwar house can be tight, with a low ceiling at the top, so any section going up there is sized for them. The main stairs in houses of that age are normally straighter. The pieces are joined and fixed once in place.
- It starts with a short note from you about the room.
- At the design visit we measure the kitchen and the route in, including stairs, doorways and any lift. Tell us about parking too, as a van may need a visitor permit, a paid bay or a bay suspension.
- A quote in writing follows, covering the cabinets, materials and finish.
- The cabinets are made at our workshop from moisture-resistant MDF and birch plywood, sized to come in through your doors.
- The cabinets are fitted in your home with a spray-painted or hand-painted finish; plumbing, gas and electrics are for your plumber, a Gas Safe engineer and your electrician.
Before we arrive
- Arrange any electrical changes with your electrician beforehand
- Keep pets in another room while we work
- Move furniture and belongings away from the wall
