Flats, blocks and rented homes
Leaseholders should check the lease before anything is fixed to the walls. Some leases need the building owner’s consent for alterations. We can’t give advice on leases, so check it yourself or ask your managing agent.
Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Tell us about them during the design visit.
About our fitted wardrobes in Shortlands
Rooms under a slope are common in loft conversions and top-floor rooms. A fitted wardrobe can follow the slope, keeping long hanging where there’s height and drawers or shelves lower down. Space that’s hard to use otherwise becomes useful storage. We make fitted wardrobes from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and the things people most often want solved are a sloping ceiling that’s hard to use and empty alcoves in the bedroom.
Bedrooms in interwar houses often have a picture rail but a plainer ceiling than a Victorian room, so fitted furniture can often run neatly to the ceiling. Around Shortlands, where interwar homes, semis and detached houses are a big part of the housing, high cupboards make a good home for suitcases and spare bedding. Skirting boards are cut around neatly.
Materials are named in the quote: moisture-resistant MDF, birch plywood or both, depending on the design. It also says how the furniture will be finished: spray painted or hand painted.

Your questions about fitted wardrobes in Shortlands
Is Shortlands in the area you cover for fitted wardrobes?
Yes. Shortlands is one of the places we work, along with the rest of Bromley and London. To get started, you can use our contact form with some details.
Can parking be tricky on fitting day in Shortlands?
It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It’s useful to let us know about parking at the measuring visit, so the day can be planned around it.
Should I send pictures?
Yes. They give us a feel for the space before we visit. It helps to show radiators, sockets and anything else on the wall.
Will a sloping floor cause problems for fitted wardrobes?
Floors in older houses are often out of level. We set fitted wardrobes level on a plinth or adjustable feet.
Is it OK to put a wardrobe on an outside wall?
Yes. We plan ventilation behind and inside wardrobes on external walls. Any existing damp needs dealing with before fitting.
How do you get fitted wardrobes into a flat?
We make the wardrobes in sections sized to the route into your home. That’s why we measure the route, not just the room. If you are in a leasehold flat, check your lease before fixing furniture to walls.
Bespoke or off-the-shelf?
Off-the-shelf wardrobes come in standard heights and widths, so there’s normally a gap on top and at the ends. A fitted wardrobe runs to the ceiling and the walls, so the space is used and there is nowhere for dust to collect on top. Ready-made units come in standard depths that rarely suit every space, which may be too deep for one spot and too shallow for another. Fitted furniture is made to the depth the space can take.
Prices are quoted for your room, once we’ve measured and talked through the design. A larger piece means more material and more time, so size is the starting point. After that, the number of doors and drawers, the internal fittings and the finish all play a part.

The problems fitted wardrobes solve
For some, it’s about a calmer room. A single run of painted doors looks tidier than mixed furniture, and everything has a place behind it.
Common reasons to get in touch include:
- A sloping ceiling that’s hard to use
- Condensation behind a wardrobe on an outside wall
- Mismatched bedroom furniture
- Storage boxes stacked under the bed
For a flat near Shortlands station, the lift, the stair turns and the front door all set the largest piece that can come in.
Choosing a carpenter
- Can you see real work of theirs?
- How they handle walls that aren’t straight
- Will other trades be needed, and who arranges them?
- Where they’ll park and unload

What affects the price in Shortlands
Prices vary from room to room, for these reasons:
- The number of doors and drawers
- Spray painting or hand painting
- Parking and unloading on your street
- Access to the room, like stairs, lifts and narrow halls
How it is painted is part of the price: spray painting is done in the workshop, while hand painting can be done on site. The written quote reflects your choice, along with the size and fittings.
Helping us understand the room
Some details help us understand the job before we visit. It is useful to include:
- Your postcode and the borough
- Radiators, sockets, pipes or meters on or near the wall
- Rough sizes: width, height and depth
- Whether it’s a house or a flat, and if there are stairs or a lift
A quote begins with some details from you: the room, rough sizes and some pictures if you have them. To send them, send us a few details through our contact form. After that, we arrange a visit to measure and talk through the design, then send a quote in writing.
What happens on fitting day
Every fitting follows the same order: we protect the floors, bring the sections in, set them level, scribe them to the walls, fix them and finish them. Then the room is tidied and we look over the work with you. The time the fitting takes depends on the size of the wardrobes and the number of doors, and we confirm the fitting days in your quote. Loft stairs in an interwar house can be tight, with a low ceiling at the top, so any section going up there is sized for them. The main stairs in houses of that age are typically straighter. Each section is assembled and fixed in the room.
- You describe the bedroom and the storage you need.
- A design visit follows, where we measure and agree the layout.
- We put the design, materials and finish into a quote in writing.
- We then make the wardrobes in our workshop, ready for spraying or for hand painting on site.
- We bring them to your home and fit them in place.
Before we arrive
- Mention any parking restrictions on your street
- Keep pets out of the room and the hallway
- Clear the walls of pictures and shelves
Ask for a quote
To make a start, fill in our short enquiry form and tell us a little about the room and what you want the furniture to do. From there, we arrange a design visit to measure up and talk through your ideas, and send you a quote in writing afterwards.

Fitted bedroom furniture in Shortlands
About 29% of the homes in the area around Shortlands went up between 1919 and 1939, and about 26% between 1945 and 1972, in the VOA’s 2025 council tax stock figures. That matters for fitted wardrobes, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Near the centre of Shortlands, Historic England’s list includes Corner House (Grade II), about 0.5 miles west, and The Old Cottage (Grade II), about 0.6 miles north. Works inside a listed home that affect its character, for example removing original joinery or fixing into it, can require listed building consent from the council. It is worth speaking to the council’s conservation officer before the design is final. TfL’s Ultra Low Emission Zone covers every part of London, Bromley included. Vans bringing furniture to Shortlands fall under it, just as they do across the rest of London. We plan parking and access with you at the design visit.
Bromley Palace, about 0.8 miles north-east, is one of the historic houses in the wider area. If your own home is a period one, a bedroom chimney breast and its alcoves often shape where fitted wardrobes go. If your home is one of the older houses near St Mark's Church, tall ceilings give fitted wardrobes room to reach the cornice.
