About our built-in bookshelves in Chinbrook

A built-in bookcase is shelving made for one wall, one alcove or one room. It can run wall to wall and up to the ceiling. If you are thinking about built-in bookshelves in Chinbrook, the first step is a design visit to measure up and talk through your books. Typical reasons to get in touch are a room lined with books and shelves that suit a period room, and the answer is made at our workshop from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

In a semi from the 1920s or 1930s, the front room typically has a bay at one end and a chimney breast on the side wall. Around Chinbrook, interwar houses, semis and detached homes make up a big part of the housing, so that layout is worth knowing well. Built-in bookshelves normally go on the chimney breast wall, leaving the bay clear.

If the job needs another trade, such as an electrician or a plumber, we’ll tell you. The quote itself covers our work, from the design to the materials and finish.

Chinbrook homes and built-in bookshelves

The biggest shares of homes in the area around Chinbrook were built between 1919 and 1939 (about 48%) and between 1945 and 1972 (about 26%), on the Valuation Office Agency’s council tax figures for 2025. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Entries on the National Heritage List near the centre of Chinbrook include Baring Hall Hotel and associated stable block (Grade II), about 0.5 miles west, and The Grange Eltham College Junior School (Grade II), about 0.6 miles north. Works inside a listed home that affect its character, for instance removing original joinery or fixing into it, may need listed building consent from the council. It is worth speaking to the council’s conservation officer before the design is final. About 41% of households in the streets around Chinbrook live in terraced houses, according to Census 2021. Terraced houses in London often have alcoves beside a chimney breast, which suit built-in bookshelves built to their exact widths.

For families living near Marvels Lane Primary School, low doors that small hands can open, with books and ornaments higher up, suit a busy family room. The wider area includes historic houses like Eltham Palace, about 1.3 miles north-east. For a period home anywhere nearby, the alcoves beside a chimney breast are the natural place for built-in bookshelves.

Bespoke built-in bookshelves or ready-made?

Some flat-pack bookcases have long, thin shelves, and they can sag under a full load. Bespoke shelves are sized for the span and the weight, using birch plywood, thicker shelves or supports where needed. Bays, box rooms and stair bulkheads are where off-the-shelf furniture struggles most, and interwar homes often have all three. Fitted furniture is made around them.

Prices are quoted for your room, once we’ve measured and talked through the design. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

Why choose us

  • Designed for the room you have
  • 300+ projects completed
  • A design visit, then a written quote
  • Made in moisture-resistant MDF and birch plywood

Take a look at our comparison of bespoke and off-the-shelf and how to compare quotes.

Flat-pack or bespoke?

What you pay for with bespoke is mainly the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. In an older room, standard units rarely manage that.

Long shelves are where off-the-shelf often struggles. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. That is something we plan for in the design.

Flats, conversions and leaseholders

For a rented home, access for the design visit and fitting day has to be agreed with the tenants, at times that suit them. An agent can arrange access for you.

Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them during the design visit, so fitting day is planned around them.

Is it time for built-in bookshelves?

New owners of older houses often want shelving that suits the house. The alcoves beside a chimney breast are an obvious home for shelving, and built-in shelves sit well in a period room.

Built-in bookshelves can help with:

  • Bookcases that lean or wobble
  • Shelves that suit a period room
  • Books with nowhere left to go
  • Room for a record collection

If your home is one of the older houses near Jubilee International Church, walls that bow and floors that slope are why built-in bookshelves are scribed to fit rather than pushed into place.

What to check before you book

  • How the furniture will be finished, and where
  • Which materials they’ll use, named in the quote
  • Will the doors close with even gaps?
  • Where they’ll park and unload

From workshop to your room

The last stage of the day is the finish. With a spray finish from the workshop, there’s usually only filling and touching up to do in the room; if you chose hand painting, that can be done in the room once the furniture is fitted. Either way, the finish is the one set out in your quote. Loft stairs in an interwar house can be tight, with a low ceiling at the top, so pieces for a loft room are sized for the narrowest point. The main stairs in houses of that age are normally straighter. Each section is assembled and fixed in the room.

  1. You let us know about your books and the wall you have in mind. It might be a whole wall, an alcove or the space around a door.
  2. We come to measure and talk through depths, heights and cupboards.
  3. We put the design, materials and finish into a written quote. Read it through and ask us anything.
  4. We then make the bookcase in our workshop.
  5. The bookshelves are fitted in your home, ready for your books. Everything is levelled and scribed to the walls as it goes in.

How to prepare

  • Move anything in the hall or on the stairs out of the way
  • Let us know about parking near your home
  • Make sure pets are kept safely away

Questions from Chinbrook

Can you fit furniture in a home close to Grove Park station?

Yes. We cover all of Lewisham and the rest of London. To get started, you can send us a few details through our contact form with some details about the room.

Can you make built-in bookshelves for a home in Chinbrook?

Yes. Chinbrook is one of the places we work, along with the rest of Lewisham and London. You can fill in our short enquiry form to arrange a design visit.

What if my walls and floors are out of level?

It’s something we deal with all the time. We trim the edges to follow the wall and level the base, so there are no gaps at the sides.

Does my lease affect fitted furniture?

Possibly. A lease can require consent for alterations. Check your lease, as we can’t advise on it.

Is it possible to frame a window with bookshelves?

Yes. Shelves can run either side of a door or window and bridge across the top. It makes good use of wall space that normally goes unused, and a window can have a seat or desk beneath.

Do I need planning permission for fitted furniture?

Not normally. Conservation areas mostly control changes to the outside, and fitted furniture inside a house doesn’t normally need planning permission. In a listed building, check with the council’s conservation officer before any work.
