Built-in bookshelves in Downham

Living-room storage in Downham

Homes built between 1919 and 1939 make up about 72% of the housing in the area around Downham, with about 11% built between 1945 and 1972, according to Valuation Office Agency council tax figures (2025). It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Terraced houses are home to about 42% of households in the neighbourhood around Downham, in the ONS Census 2021 figures. Many London terraces have a chimney breast and alcoves in the main rooms, which suit built-in bookshelves built to their exact widths. Parking on many inner London streets is controlled, with zones run by each borough. A van working in Downham will normally need a visitor permit, a paid bay or a bay suspension arranged through the council, which often needs notice. Tell us what parking is near you during the design visit.

The wider area includes historic houses like Bromley Palace, about 1.7 miles south-east. For a period home anywhere nearby, the alcoves beside a chimney breast are the natural place for built-in bookshelves. If you live near Downham Fields, a room that looks out on trees deserves a design that leaves the window alone.

Downham is about 4 miles north-west of New Cross, in the London Borough of Lewisham. Design visits and fitting in Downham can be on a Saturday, by arrangement. We list Downham among 22 places we cover in Lewisham.

How we make built-in bookshelves for Downham

If a radiator sits where you’d like shelves, it’s worth planning carefully. Heat has to rise and move into the room, so any shelving over or around a radiator is planned with a gap or an open front. Some people prefer to keep the shelves clear of the radiator altogether or have a plumber move it first. We make built-in bookshelves from birch ply and moisture-resistant MDF, painted by hand or sprayed, and people most often get in touch about shelving that works with picture rails and cornices and bare walls that could hold shelving.

With interwar houses or semis a big part of the picture around Downham, many living rooms have been opened up to the dining room behind. That leaves a long room with a chimney breast on one side, which suits built-in bookshelves along that wall. At the design visit we plan any cable routes and ventilation the room needs.

You get the quote in writing, so there is time to read it properly. It records the design, the materials and the finish we discussed.

Is bespoke worth it?

A standalone bookcase needs to be fixed to the wall for safety anyway, so the difference is smaller than it seems. What really changes is the fit, the strength of the shelves and the finish, and every part is planned for the wall. Off-the-shelf furniture comes in a few set depths, so they can stick out too far or waste space behind. Fitted furniture is made to the depth the space can take.

Because every job is different, the cost is set out in a written quote after the visit. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

Why us?

Take a look at our comparison of bespoke and off-the-shelf and how to compare quotes.

How it’s made

Moisture-resistant MDF

For cupboard doors below the shelves, MDF gives a flat, stable door. It has no grain to show through.

Hand-painted finish

Hand painting can be done in your home after fitting. Small marks on it are simple to touch up.

From workshop to your room

You will not need to do much on the day. Someone needs to let us in, and it helps to have the room cleared beforehand. After that, it’s over to us: the floors are covered, the sections come in and the fitting begins. How long the fitting takes depends on how long and how tall the shelving is, and we confirm the fitting days in your quote. A front path or side gate can make the carry from the van simpler. Gates, paths and steps up to the door are part of the route we measure. Floors are covered from the door to the room, and the sections are assembled in place.

  1. You get in touch and let us know about the wall and your books.
  2. At the design visit, we measure up, check the wall and plan the shelf spans with you.
  3. Your quote follows, with the design, materials and finish set out.
  4. Each section is built in our workshop to the measurements we took.
  5. We fit it in your home, fixed securely to the wall. A hand-painted finish is applied on site, if you chose one.

Before we arrive

Related advice

Before and after fitting day

Painted fitted furniture is easy to look after with a little care. A few things help it stay looking good:

  • Decide whether you want fixed shelves, adjustable shelves or both
  • Plan any sockets or wiring with your electrician before fitting
  • Consider deeper cupboards at the bottom
  • Tell us where the heaviest things will go

On an outside wall, do not pack books tight against the back, to help avoid condensation. Watch for any musty smell or marks.

Put coasters under anything that holds water. Dry any spills quickly.

Your questions about built-in bookshelves in Downham

Can you make built-in bookshelves for a home in Downham?

Yes, Downham is within the area we cover, which takes in all of Lewisham and the rest of London. We start with a design visit to measure the room and talk through what you need, and then we send a quote.

Can you fit furniture in a home close to Grove Park station?

Yes. We cover all of Lewisham and the rest of London. To get started, you can send us a few details through our contact form with a few details about the room, and let us know about parking and access at the same time.

Is it possible to frame a window with bookshelves?

Yes. We can build shelving either side of a door or window with shelves above it. It makes good use of wall space that typically goes unused.

Can shelves go around a radiator?

It is possible with some thought. The heat has to rise and move into the room, so we plan an opening or gap and never box it in. Often the better answer is to stop the shelves short of it, or have your plumber move it.

How long are you in the house for fitting?

The time on site depends on the size of the bookcase and the walls it’s fitted to, and the fitting days are set out in your quote. We’ll talk you through what to expect beforehand.

My walls aren’t straight. Is that a problem?

Uneven walls are normal in older London homes, and the furniture is made to deal with them. We scribe the edges to follow the wall and set the furniture level on adjustable feet or a plinth.

Is it time for built-in bookshelves?

Families often need shelves for children’s books and games. We can plan low shelves they can reach and higher shelves for later, with adjustable shelves for changing sizes.

People typically get in touch with us about things like these:

  • Shelving that frames a window
  • Shelving behind a desk for books and files
  • Shelves that suit a period room
  • Room for a record collection

If your home is one of the older houses near St Barnabas, walls that bow and floors that slope are why built-in bookshelves are scribed to fit rather than pushed into place.

Questions to ask before you hire anyone

  • Will the doors close with even gaps?
  • Have they measured the stairs, lift and doorways?
  • Whether the finish is set out in the quote
  • Are the boards named, like MDF or plywood?
