What we don’t do

We’d rather be clear about where our work stops:

  • Plastering, which is a plasterer’s job
  • Moving sockets or switches, which needs an electrician
  • Painting walls and ceilings around the shelving

If in doubt, you can tell us about the room on our contact form and describe the room before you arrange a visit. How a job runs, step by step.

Built-in bookshelves in Forest Hill: what you get

A shelf’s strength depends on its span, its depth and its load. Long spans carrying books need a thicker shelf, a stiffening lip or a support, or the run is split into shorter bays. We often use birch plywood, which is stiff and strong under heavy books. We make built-in bookshelves from birch ply and moisture-resistant MDF, painted by hand or sprayed, and people most often get in touch about books piled on the floor and wasted wall space around a door or window.

In a Victorian or Edwardian terrace, the chimney breast tends to survive even when the fireplace itself has been blocked up. Around Forest Hill, where a large share of homes date from before 1919, that is a common starting point. Built-in bookshelves built into the recesses either side are scribed to the plaster and cut around the skirting.

The furniture is built in our workshop after you’ve had the quote and decided to go ahead. It describes the design, the materials and the finish agreed at the visit, so you can check every detail beforehand.

Why people ask for built-in bookshelves in Forest Hill

For some, the aim is a home library or a quiet study. A wall of shelves changes how a room feels, and can include a desk or a window seat.

If any of these sound familiar, it is worth getting in touch:

  • Shelves that sag under books
  • Shelving behind a desk for books and files
  • Room for a record collection
  • Empty alcoves that could hold books

Kingswood House, about 1.6 miles south-west, is one of the historic houses in the wider area. For a period home anywhere nearby, walls that bow and floors that slope are why built-in bookshelves are scribed to fit rather than pushed into place.

What to check before you book

  • Whether the finish is set out in the quote
  • Who does any electrics, plumbing or gas work
  • Are the boards named, such as MDF or plywood?
  • How the doors are hung and adjusted

Bespoke built-in bookshelves or ready-made?

Standalone bookcases cost less and you can have them right away. They also come with you when you move. Built-in shelves stay with the house and are made for its walls, and that is worth weighing up. Off-the-shelf furniture is made for flat walls and level floors, which older houses rarely have, so it leaves gaps at the wall, tilts on sloping floors or sits awkwardly against skirting and picture rails. Fitted pieces follow the wall and sit level.

Access to the room makes a difference too. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying, and that is part of the price. Prices are quoted for your room, once we’ve measured and talked through the design.

Common questions about built-in bookshelves

I live in a flat in Forest Hill. How will the furniture get up the stairs?

At the design visit, we measure the way in as well as the room. The furniture is made in sections that fit the stairs and lift, and put together in the room. It helps to check any building rules and your lease before fitting day.

Can you fit built-in bookshelves to the uneven walls of an older house in Forest Hill?

Yes, that is normal in older houses: each piece is scribed to the wall and levelled at the base. We also work around skirting boards, picture rails and cornices. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.

How long does it take to fit built-in bookshelves?

The time on site depends on how much shelving there is and how many cupboards sit below it, and we confirm the fitting days in your quote. We’ll explain what fitting day involves before we start.

Will built-in bookshelves sag?

Whether a shelf sags depends on how long it is and what it carries. We choose the shelf thickness and material to suit, adding a lip or support on longer runs. Spreading heavy books helps too.

Can my walls take a full bookcase?

It depends on the wall, which is why we look at it first. We fix bookshelves with fixings that suit the wall. If a wall is not suitable, we’ll tell you.

Can you add sockets inside the units?

No. Electrical work isn’t something we do; it’s a job for your electrician. We can allow for cable routes in the design, and any new sockets are best done before fitting day.

Built-in bookshelves in Forest Hill: local notes

The biggest shares of homes in the area around Forest Hill were built before 1919 (about 57%) and between 1945 and 1972 (about 17%), going by the Valuation Office Agency’s 2025 council tax figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how built-in bookshelves are fixed and fitted. The National Heritage List has 26 entries within half a mile of the centre of Forest Hill. Original fireplaces, shutters and panelling are worth keeping where they survive, and the furniture can be designed around them rather than over them. The share of homes built before 1919 around Forest Hill, about 57%, is well above the figure for Lewisham as a whole, about 36%, going by the Valuation Office Agency’s 2025 council tax figures. That makes period details like uneven walls, alcoves and picture rails more likely to shape the design.

If you live in a flat close to Honor Oak Park station, each piece is planned so it can be carried up and joined together in the room. If your home is as old as some of the listed buildings nearby, such as Fairlawn School, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features.

What happens on fitting day

On the morning of the fitting, we start by protecting your floors and the route from the front door to the room. The sections built in our workshop come in next. How long fitting takes depends on how long and how tall the shelving is, and the fitting days are set out in your quote. If your hall still has its original tiles or boards, they’re covered before any carrying starts. Fixings into older walls are made carefully, as lath and plaster can crack if treated roughly. Decorating around the furniture afterwards is for your decorator.

  1. You get in touch with a few details about where the bookshelves will go.
  2. At the design visit we measure up and look at how the shelving meets the ceiling, the skirting and any door or window frame.
  3. A quote in writing follows, with the design, materials and finish.
  4. We build the shelving in sections in our workshop, from moisture-resistant MDF and birch plywood.
  5. On fitting day each section is set level and scribed to walls that are rarely straight, so there are no gaps along the sides.
  6. Your chosen finish is sprayed before fitting or painted by hand in the room.

Preparing the room

  • Point out meters, boilers and fuse boards near the furniture
  • Move furniture and belongings away from the wall
  • Take anything hanging off the wall we’re fitting to

Flat-pack or bespoke?

The real difference is in the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. In an older room, standard units rarely manage that.

Flat-pack and off-the-shelf furniture has its place. In a room with square walls and standard sizes, it can work well.
