Looking after your furniture
A little care keeps the finish looking good, whether it was spray painted or hand painted. Here are our suggestions:
- Think about whether a radiator should move before fitting
- Estimate how many metres of books you have
- Let us know about access early
- Think about cupboards below for things you’d rather hide
On an outside wall, don’t pack books tight against the back so air can move. Watch for any musty smell or marks.
Keep heavy things on low shelves and use a step rather than the shelves to reach up.
Built-in bookshelves for homes in Crofton Park
Shelving near a radiator needs some thought. Heat has to rise and move into the room, so we don’t box a radiator in without leaving space or an opening for it. Often the simplest answer is to stop the shelves short of it, or ask their plumber about moving it. We make built-in bookshelves from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and people most often get in touch about shelving behind a desk for books and files and space for art books and records.
In streets where so much of the housing went up before 1919, as it did around Crofton Park, the living room is often two rooms knocked through, with a chimney breast in each half. One pair of alcoves might take shelves and the other cupboards, a TV or a desk. Older internal walls can be lath and plaster rather than brick, which changes how shelving is fixed.
Once you have read the quote and decided to go ahead, the furniture is made at our workshop. The quote sets out the agreed design, materials and finish, so every detail can be checked first.

What affects the price in Crofton Park
What you pay depends on:
- How easy it is to get the furniture into the room
- Spray painting or hand painting
- How many doors and drawers there are
- The internal fittings
In London, parking can affect the price. The boroughs run controlled parking zones across much of the city, so a van may need a visitor permit, a paid bay or a bay suspension near your home. Let us know about parking at the design visit.
Before the design visit
Ahead of the design visit, we will usually ask about:
- Any ideas or images you’ve saved
- The postcode, so we can plan the visit
- Anything in the way, like radiators, sockets, switches, a boiler or meters
- What you’d like to store or use the space for
Rough measurements are fine at the start. We measure everything properly at the design visit, along with the walls, floor and ceiling. To arrange it, send us a few details through our contact form. The written quote follows the visit.
Living-room storage in Crofton Park
The biggest shares of homes in the streets around Crofton Park were built before 1919 (about 57%) and between 1919 and 1939 (about 12%), going by the Valuation Office Agency’s 2025 council tax figures. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. The Brockley Conservation Area is close by, within about a quarter of a mile of the centre of Crofton Park. Conservation area controls are largely about how buildings look from outside, and fitted furniture inside a house does not normally need planning permission. The council can confirm if you are not sure. About 22% of households in the neighbourhood around Crofton Park live in flats in converted or shared houses, going by Census 2021 figures from the ONS. Conversions often leave rooms in unusual shapes, with partition walls, boxed-in pipes and chimney breasts in odd places, and the route in may go through a shared hall and stairs. If your flat is leasehold, check your lease before anything is fixed to the walls.
Near listed buildings like Church of St Hilda, less than half a mile west of the centre of Crofton Park, older homes may keep original joinery that built-in bookshelves can be designed around. If your own home is listed, check with the council before fixing into original features. If you live near Blythe Hill Fields, built-in bookshelves can be arranged to keep the window and the light clear. If you live in a period home close to Church of St Hilda, picture rails and cornices give built-in bookshelves a line to finish at.

Flats, leases and landlords
If you live in a flat, getting the furniture in is planned from the start. At the design visit, we measure the stairs, the landings, any lift and the doors, so each section is sized to get through.
Leaseholders should check the lease before anything is fixed to the walls. A lease can require consent from the building owner for alterations, and that’s best sorted before fitting day. We cannot give advice on leases, so check it yourself or ask your managing agent.
Your questions about built-in bookshelves in Crofton Park
Will a conservation area stop me having built-in bookshelves fitted in Crofton Park?
Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. If you are unsure, the council can confirm.
Will parking be an issue for fitting furniture in Crofton Park?
It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you during the design visit.
How do you get the furniture up the stairs?
We plan the route in during the design visit. The stairs, landings, any lift and the doorways are measured, and each section is made to a size that will get through.
Is it possible to frame a window with bookshelves?
Yes. A bookcase around a door or window uses the whole wall. The openings are measured when we visit, and we plan the shelves around the architraves.
What do you do at the measuring visit?
We measure the space and discuss the design, materials and finish. We look at the walls, floors and anything the furniture has to work around, then send a quote in writing.
Do I choose the paint colour?
You choose it, and we agree it with you before the furniture is finished. Whichever finish you pick, it is in the colour you’ve chosen.
Bespoke or off-the-shelf?
A standalone bookcase needs to be fixed to the wall for safety anyway, so it is already halfway to built in. What changes is the fit, the shelf strength and the finish, and every part is planned for the wall. Tall standalone furniture needs fixing back to the wall so it cannot tip, and in an older house that can mean fixing into brick or lath and plaster. With fitted pieces, the fixings are planned for the wall from the start.
Rooms that are not square take more work: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. The quote allows for it, written once we’ve measured up.

What happens on fitting day
Getting everything level comes first. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. If your hall still has its original tiles or boards, they’re covered before any carrying starts. Drilling into lath and plaster is done with care, so the plaster around stays sound. Decorating around the furniture afterwards is for your decorator.
