Older homes nearby may have original joinery, shutters or panelling worth keeping, and the furniture can be designed around them rather than over them. About 73% of homes in the neighbourhood around Dulwich were built before 1919, in the VOA’s 2025 council tax stock figures. Alcoves either side of a chimney breast and tall ceilings make older houses natural homes for built-in shelving.
Near listed buildings like Bell House, less than half a mile west of the centre of Dulwich, older homes may keep original joinery that built-in bookshelves can be designed around. If your own home is listed, check with the council before fixing into original features. Living in a block of flats near West Dulwich station? Built-in bookshelves in Dulwich
If a radiator sits where you’d like shelves, it is worth planning carefully. The heat needs somewhere to go, so any shelving over or around a radiator is planned with a gap or an open front. Often the simplest answer is to stop the shelves short of it or have a plumber move it first. We make built-in bookshelves from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted, and the usual reasons to get in touch are wasted wall space around a door or window and a room lined with books.
A large share of the homes around Dulwich were built before 1919, which in London mostly means Victorian and Edwardian houses. Main rooms in houses like these usually have a chimney breast with an alcove on each side, and those alcoves are the natural home for built-in bookshelves. Walls are rarely flat, so each piece is scribed to the plaster and set level on a plinth or adjustable feet, then cut neatly around the skirting and any picture rail or cornice.
After the design visit, we send you a written quote. It sets out the design we have talked through, the materials and the finish.

DIY, flat-pack or bespoke
It’s worth being honest about cost: off-the-shelf furniture typically costs less up front. Bespoke makes more sense where the room is awkward, the space is valuable or you want the furniture to look built in.
Flat-pack and off-the-shelf furniture has its place. In a room with square walls and standard sizes, it can work well, and it’s quick to buy.

Flats, conversions and leaseholders
If your flat is leasehold, check your lease before fixing furniture to the walls. Some leases need the building owner’s consent for alterations, and that’s best sorted before fitting day. We can’t give advice on leases, so check it yourself or ask your managing agent.
Many London terraces have been converted into flats, and that often means a shared hallway and a tight turn on the stairs. We plan the size of each section around it, once we’ve measured the way in.
Questions we are often asked
Can you fit furniture in a home close to West Dulwich station?
Yes. We cover all of Southwark and the rest of London. You can tell us about the room on our contact form to arrange a design visit, and tell us about parking and access at the same time.
Does a conservation area in or near Dulwich affect fitted furniture?
Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. If you’re unsure, the council can confirm.
Do you work on Saturdays?
Yes, by prior arrangement. If a Saturday works better for you, say so when you get in touch.
Is the furniture spray painted or hand painted?
There are two ways to finish it: by spray or by hand. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.
Do I choose the paint colour?
You do. The paint colour is agreed with you, and it is set out in the quote.
How long are you in the house for fitting?
How long fitting takes depends on how long and how tall the shelving is, and we confirm the fitting days in your quote. We’ll talk you through what to expect beforehand.
Why people ask for built-in bookshelves in Dulwich
Children’s books, toys and games often need a home too. Low cupboards and open shelves can grow with them, with adjustable shelves for changing sizes.
People normally get in touch with us about needs like these:
- Shelves that sag under books
- Somewhere to keep toys and books tidy
- Wasted wall space around a door or window
- Alcoves beside the chimney breast going to waste
If you live in a period home close to Christ's Chapel of God's Gift, the alcoves beside a chimney breast are the natural place for built-in bookshelves.
Questions to ask before you hire anyone
- Whether they measure the room themselves
- Whether the quote says what the furniture is made from
- Whether the route into your home has been checked
- How parking will work on your street
From workshop to your room
Once the main sections are fixed in place, any doors go on and any drawers or lids are fitted. Each one is adjusted until the gaps are even and it closes cleanly, and then we check it all again. The time the fitting takes depends on how much shelving there is and how many cupboards sit below it, and we confirm the fitting days in your quote. Where a period house has been split into flats, the way in often goes through shared parts, so it helps to let neighbours know about fitting day. The sections are sized for the narrowest point on the route. Saturday fitting is possible by arrangement.
- You describe the room and what the shelves will hold. It might be a whole wall, an alcove or the space around a door.
- We come to measure and talk through depths, heights and cupboards.
- We put the design, materials and finish into a written quote. Read it through and ask us anything.
- Once you are happy, the shelving is built in our workshop from moisture-resistant MDF and birch plywood, with shelves thick enough for their span.
- We bring it to your home and fit it in place. Everything is levelled and scribed to the walls as it goes in.
How to prepare
- Clear the area where the furniture is going
- Mention any parking restrictions on your street
- Take anything hanging off the wall we’re fitting to
Arranging a design visit
If you already have something in mind, tell us; if not, we can work it out together at the visit. The design is talked through at the visit, once we have measured, and the written quote then sets it out. To start, message us from the contact page.
Advice
Is bespoke worth it?
A row of standard bookcases rarely fills a wall, and on a wall that is not straight the gaps show. Ours are scribed to the walls and can run up to the ceiling. Ready-made pieces are proportioned for newer homes and can look lost in an older one, while fitted furniture can follow the room’s own lines, with panels and details to suit the house.
Every room is priced on its own, because the size, the layout and the finish all vary. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.
