Perry Vale Built-in Bookshelves

Few London rooms are perfectly square, and we scribe the furniture to follow the walls. We make built-in bookshelves for homes in Perry Vale, each designed at a visit to your home.

  • A bare wall above a doorway
  • Somewhere to keep toys and books tidy
  • Bookshelves in keeping with an older house

Is it time for built-in bookshelves?

For some, the aim is a home library or a quiet study. A room lined with books feels different, and can include a desk or a window seat.

Here’s what built-in bookshelves can help with:

  • Books with nowhere left to go
  • Bowing shelves in an old bookcase
  • Low shelves children can reach
  • Shelving behind a desk for books and files

Near listed buildings like Fire Station, less than half a mile north of the centre of Perry Vale, older homes may keep original joinery that built-in bookshelves can be designed around. For a listed home, fixing into original features can require listed building consent.

Questions to ask before you hire anyone

  • Do they scribe the furniture to the walls?
  • How doors and drawers are fitted
  • Whether the quote follows a visit to your home
  • Have they thought about parking near you?

About our built-in bookshelves in Perry Vale

Shelf depth depends on what you keep. Paperbacks need much less depth than hardbacks, art books or records. Deep shelves let small books disappear behind each other, while shallow ones leave large books overhanging. Deeper cupboards below and shallower shelves above often work well. If your home has books with nowhere left to go and space for art books and records, that’s what built-in bookshelves are for, made from moisture-resistant MDF and strong birch plywood, with a painted finish.

Homes in an area like Perry Vale can come from many different periods, and a wall might be brick, lath and plaster, blockwork or plasterboard. We check what the walls are made of at the design visit, then choose the fixings. If your room has a chimney breast, the alcoves are an obvious place for built-in bookshelves; if not, a full wall works well.

If the job needs another trade, like an electrician or a plumber, we will tell you. The quote itself covers our work, from the design to the materials and finish.

Questions from Perry Vale

Do you cover homes near Forest Hill station?

Yes, homes across Lewisham and the rest of London are within the area we cover. You can message us from the contact page to arrange a design visit.

Is parking a problem for fitting in Perry Vale?

It can be, as controlled parking zones cover much of inner London. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It is useful to tell us about parking at the design visit, and we’ll plan around it.

Can I send pictures ahead of the visit?

Yes, they help. Photos of the whole wall or room, including the floor and ceiling, give us a good idea of the space. You can send them when you tell us about the room on our contact form.

Can the fitting be on a Saturday?

Yes, by prior arrangement. Let us know when you contact us if a Saturday suits you best.

How do you stop shelves from sagging?

Sag comes down to span, depth and load. We size the shelves and use birch plywood where strength matters. Overloading any shelf will still make it bend, so spread heavy books out.

How much will my built-in bookcase cost?

Each room is quoted on its own: the size, what goes inside, the finish and how square the room is all count. You’ll get a quote in writing once we’ve measured up.

How fitting day works

Once the main sections are fixed in place, we hang any doors and fit any drawers or lids. Each one is adjusted until the gaps are even and it closes cleanly. How long the fitting takes depends on how much shelving there is and how many cupboards sit below it, and we confirm the fitting days in your quote. On fitting day, the sections are assembled, scribed to the walls and levelled. Fixings are chosen for the wall, whether brick, block, lath and plaster or plasterboard. Saturday fitting is possible by prior arrangement.

  1. You get in touch and tell us about the wall and your books, including roughly how many books there are.
  2. We visit to measure the wall and talk through the design.
  3. We send a written quote for the bookshelves.
  4. Each section is built in our workshop to the measurements we took, using birch plywood or moisture-resistant MDF sized for the span.
  5. We fit it in your home, fixed securely to the wall. A hand-painted finish is applied on site, if you chose one.

Before we arrive

  • Point out meters, boilers and fuse boards near the furniture
  • Check the building’s rules for trades and lift bookings
  • Move furniture and belongings away from the wall

Advice

Living-room storage in Perry Vale

About 43% of the homes in the area around Perry Vale went up before 1919, and about 21% between 1919 and 1939, on the Valuation Office Agency’s council tax figures for 2025. We take that into account at the design visit, since older and newer walls take different fixings. The Perry Fields Conservation Area is close by, within about a quarter of a mile of the centre of Perry Vale. Fitted furniture inside a house does not normally need planning permission in a conservation area, as the controls are mostly concerned with the outside of buildings. If in doubt, the council’s planning team can confirm. Flats in converted or shared houses account for about 21% of households in the streets around Perry Vale, the 2021 Census shows. Conversions often leave rooms in unusual shapes, with partition walls, boxed-in pipes and chimney breasts in odd places, and the way in often goes up shared stairs. A lease can require consent for alterations, so it is worth checking yours first.

For families living near Perrymount Primary School, a cupboard for board games and a shelf for reading books can go into the same design. The wider area includes historic houses like Kingswood House, about 1.7 miles west. For a period home anywhere nearby, walls that bow and floors that slope are why built-in bookshelves are scribed to fit rather than pushed into place.

Shelves

Shelves can be fixed, adjustable or a mix. Fixed shelves add rigidity, while adjustable ones let you change the spacing.

Is bespoke worth it?

Off-the-shelf bookcases come in fixed depths, which may be too deep for paperbacks or too shallow for art books. Bespoke shelving can mix depths. Few rooms have truly flat walls and level floors, and standalone units show it with gaps and wobbles. Built-in pieces are adjusted to the room as they go in.

No two rooms cost the same to furnish, because the size, the layout and the finish all vary. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.

Pricing built-in bookshelves in Perry Vale

We quote each job after the design visit, because no two rooms are the same. These are the things that affect it:

  • Awkward walls, sloping ceilings and uneven floors
  • Hanging rails, shelves, drawers and other fittings inside
  • Access to the room, like stairs, lifts and narrow halls
  • Parking near your home

We quote each job for the room it’s going into, after the design visit. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.

Helping us understand the room

Ahead of the design visit, we will usually ask about:

  • Examples of the look you’re after
  • Where you live, with the postcode
  • Photos of the whole wall or room, including the floor and ceiling
  • Rough measurements, even if they’re only to the nearest few centimetres

We quote once we’ve seen the room. We measure the space, check the walls and floors and discuss what you’d like, and the written quote comes after. We quote each job for the room it’s going into, after the design visit. To book a design visit, message us from the contact page.
