Built-in bookshelves designed for your room
When is bespoke worth it?
Where bespoke earns its keep is in rooms that aren’t square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, which leaves standard units with gaps at the sides and top.
The real difference is in the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. In an older room, standard units rarely manage that.
How we make built-in bookshelves for Primrose Hill
Built-in shelving fills a wall, an alcove or a whole room, and is made for that space. It runs from wall to wall and, if you like, up to the ceiling, so books have a proper home. For a home in Primrose Hill, we start with a design visit to measure the wall and talk through what the shelves will hold. People usually come to us about shelves that suit a period room and books piled on the floor; the furniture is made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.
In a mansion block flat, ceilings are often tall and the walls are rarely straight, while a flat in a newer block is more likely to have plasterboard partitions. Most households around Primrose Hill live in purpose-built flats, old or new, so we check what each wall is made of before planning built-in bookshelves. Tall pieces are fixed back securely, whichever wall it is.
A written quote is the clearest record of what we have agreed. It describes the built-in bookcase we have designed for the room, its materials and its finish, and it’s what the workshop builds to.

What else we make in Primrose Hill
Questions we are often asked
I live near Kentish Town West station. Is that in your area?
Yes. We cover all of Camden and the rest of London. You can get in touch through our contact form to arrange a design visit, and tell us about parking and access at the same time.
Is parking a problem for fitting in Primrose Hill?
It can be, as controlled parking zones cover much of inner London. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the measuring visit, so the day can be planned around it.
Do I need planning permission for fitted furniture?
Not usually. Conservation area controls are largely about how buildings look from outside, and furniture inside a house does not normally need it. In a listed building, check with the council’s conservation officer before any work.
Do built-in bookshelves have adjustable shelves?
They can be, and many people choose a mix. A few fixed shelves keep the bookcase rigid.
What happens if there is a radiator where I want shelves?
We plan around it with care. We leave space so heat isn’t trapped. If you’d rather move it, that’s for a plumber, and is best done before we fit.
Can you build shelves over a doorway?
Yes. Shelves can run either side of a door or window and bridge across the top. It makes good use of wall space that typically goes unused, and a window can have a seat or desk beneath.
Bespoke or off-the-shelf?
Some flat-pack bookcases have long, thin shelves, so they bow once they’re full of books. We size each shelf for its span and load, with birch plywood, a stiffening lip or a support where needed. Flats tend to have walls interrupted by doors, radiators and sockets, so off-the-shelf widths rarely fill the gaps. Built-in pieces are sized for each stretch of wall.
The inside of the furniture affects the price as well: rails, shelves, drawers and dividers all add work. We will talk through what you need inside at the design visit, and the quote follows.

Honest limits
Damp treatment and building work are for other specialists, so these points are worth knowing:
- Repairing loose plaster or weak walls before fitting
- Electrical work, such as new sockets or switches, which is for your electrician
- Knocking through or altering walls
If you’re not sure what’s possible in your room, you can get in touch through our contact form and we will give you a straight answer before you arrange a visit. How it works.

Living-room storage in Primrose Hill
The biggest shares of homes in the neighbourhood around Primrose Hill were built before 1919 (about 41%) and between 1945 and 1972 (about 27%), according to Valuation Office Agency council tax figures (2025). The age of a home tells us a lot about its walls, floors and ceilings, and so about how built-in bookshelves are fixed and fitted. The centre of Primrose Hill is within about a quarter of a mile of the Primrose Hill Conservation Area. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. The council can confirm if you are not sure. About 27% of homes in the neighbourhood around Primrose Hill were built between 1945 and 1972, on the Valuation Office Agency’s council tax figures for 2025. Rooms from that era are often squarer, with fewer alcoves and sometimes no chimney breast, so built-in bookshelves often run along a full wall, fixed to suit the wall, which may be concrete or block.
If your children go to St Paul's Church of England Primary School or a school nearby, low doors that small hands can open, with books and ornaments higher up, suit a busy family room. For an older house near Church of St Mary the Virgin, walls that bow and floors that slope are why built-in bookshelves are scribed to fit rather than pushed into place.

Do you need built-in bookshelves in Primrose Hill?
Working from home is another reason. Shelves for books and files close to the desk make the day easier. Cupboards below can hide the less tidy things.
Some of the things we are asked to solve include:
- Storage for children’s books and games
- Shelving that frames a window
- Alcoves beside the chimney breast going to waste
- Room for a record collection
If you live near Regent's Park, built-in bookshelves can be arranged to keep the window and the light clear.
Before you hire any carpenter
- Have they measured the stairs, lift and doorways?
- Where they’ll park and unload
- Will they visit to measure before quoting?
- How the furniture will be finished, and where
How fitting works for built-in bookshelves
Before anything is fixed, we set the furniture level. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth. After that, it’s fixed to the wall using fixings that suit the wall, whether that is solid brick, lath and plaster or plasterboard. For a flat, the stairs, landings, lift and doors are measured along with the room itself: built-in bookshelves are made in sections sized for each of them. Mansion block lifts can be small, and some blocks have no lift at all.
- To begin, use our contact form; a brief note on the books and objects you want on show is plenty.
- We visit to measure, check how the wall is built and plan the spans, because long shelves under heavy books need a thicker shelf, a lip or a support.
- Your written quote sets out the shelving and the finish.
- The bookcase is built in our workshop from moisture-resistant MDF and birch plywood, with shelves stiffened where they span furthest.
- We fit it in your home with fixings that suit the wall, and a hand-painted finish, if you chose one, follows on site.
How to prepare
- Let us know about any meters, fuse boards or boilers in the area
- Clear the area where the furniture is going
- Take anything hanging off the wall we are fitting to
