Materials and finishes
Spray-painted finish
A sprayed coat gets into corners and along edges and leaves no brush marks. You choose the colour at the design stage.
Moisture-resistant MDF
MDF gives crisp edges and smooth faces. We use the moisture-resistant grade for fitted work.
Built-in bookshelves for homes in Holborn
The right depth depends on your books. Paperbacks need much less depth than hardbacks, art books or records. Deep shelves let small books disappear behind each other, while shallow ones leave large books overhanging. Deeper cupboards below and shallower shelves above often work well. If you’re living with shelving that frames a window and a room lined with books, that is what built-in bookshelves are for, made from birch ply and moisture-resistant MDF, painted by hand or sprayed.
Most homes around Holborn are purpose-built flats, so the route in is part of the plan. Built-in bookshelves are made in sections sized to go up the stairs, into the lift and through the front door, then joined and scribed in the room. If your flat is leasehold, check your lease before anything is fixed to the walls.
Materials are named in the quote: moisture-resistant MDF and birch plywood, each used where it suits the job. The finish is stated too, whether that’s spray painting or hand painting.

Flats, conversions and lettings
Conversions and newer flats often have stud walls rather than solid brick. Fixings are chosen to suit whatever the wall is made of.
In a managed block, the building manager or concierge may need notice before we arrive. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Let us know about it when you get in touch.
Questions we’re often asked
Is parking a problem for fitting in Holborn?
It can be, as controlled parking zones cover much of inner London. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. It helps to tell us about parking at the measuring visit, and we’ll plan around it.
Will a conservation area stop me having built-in bookshelves fitted in Holborn?
Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, internal works that affect its character can require listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
Should I send pictures?
Yes. Pictures help us understand the room before the design visit. Show anything the furniture has to work around, like radiators or sockets.
Can shelves go around a radiator?
We plan around it with care. Any shelving over or around a radiator needs room for the heat to move into the room. Moving a radiator is a plumber’s job, and is best done before we fit.
How do you stop shelves from sagging?
We plan each shelf for its span, depth and load. For long runs, we use a thicker shelf, a front lip or a support. Let us know about heavy collections at the measuring visit.
How much will my built-in bookcase cost?
Every job is priced for its room: size, internal fittings, the finish and how tricky the walls are all play a part. You will get a quote in writing once we have measured up.
What happens on fitting day
In older rooms, the furniture usually has to meet skirting, picture rails, cornice or coving. On fitting day, we cut and scribe the furniture around these details. The time the fitting takes depends on how long and how tall the shelving is, and we confirm the fitting days in your quote. For a flat, the stairs, landings, lift and doors are measured along with the room itself: built-in bookshelves are made in sections sized for each of them. Mansion block lifts can be small, and some blocks have no lift at all, which the design allows for.
- You get in touch and tell us what the shelves will carry, from paperbacks to records and ornaments.
- At the design visit we measure the wall and talk through shelf spans, depths and spacing so the shelves will not sag.
- Your written quote sets out the shelving and the finish.
- In our workshop we make the shelves from birch plywood or moisture-resistant MDF, sized for the span and the load.
- The bookshelves are fitted and fixed securely, with the finish sprayed in the workshop or painted by hand on site.
How to prepare
- Let us know where the boiler and meters are
- Leave a clear route from the front door to the room
- Take anything hanging off the wall we are fitting to
How to get a quote
A quote begins with a few details from you: which room it is, rough measurements and a couple of photos if you can take them. To send them, message us from the contact page. We’ll then arrange a design visit and follow it with a written quote.
Advice
Why bespoke in Holborn?
Off-the-shelf bookcases are cheaper and quick to buy. You can take them to your next home. Built-in shelves stay with the house and are made for its walls, and that is worth weighing up. Large ready-made pieces can be hard to get up the stairs or into the lift, whereas fitted furniture comes in sections made for the way in. It is then put together in the room.
Every room is priced on its own, because the size, the layout and the finish all vary. A spray finish and a hand-painted finish involve different work, and that shows in the price. The figure comes in your written quote after the design visit.

Holborn homes and built-in bookshelves
The biggest shares of homes in the area around Holborn were built before 1919 (about 44%) and since 2000 (about 20%), in the VOA’s 2025 council tax stock figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. The National Heritage List has 533 entries within half a mile of the centre of Holborn. Older homes nearby may have original joinery, shutters or panelling worth keeping, and the furniture can be designed around them rather than over them. About 73% of households in the streets around Holborn live in purpose-built flats, going by Census 2021 figures from the ONS. For a flat, built-in bookshelves are made in sections sized for the stairs, the lift and the doors. Many blocks have rules on lift booking and working hours, so check with the managing agent before fitting day.
If your home is as old as some of the listed buildings nearby, such as The Chapel, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features can require listed building consent. If you live in a flat close to Farringdon station, each piece is planned so it can be carried up and joined together in the room. If you live in a period home close to St Alban's Church, walls that bow and floors that slope are why built-in bookshelves are scribed to fit rather than pushed into place.
