Window Seats in Primrose Hill

Window seats for your home in Primrose Hill: window seats for bays and under sash windows, with storage inside. We visit to measure and go through the design, make the furniture in our workshop and fit it.

  • A ready-made bench that does not fit the bay
  • A radiator under the window getting in the way

How we make window seats for Primrose Hill

A seat under a bedroom or nursery window can store toys, bedding or books. Drawers or a lift-up lid turn it into storage as well as seating. For children’s rooms, drawers are often easier for small hands than a heavy lid. In Primrose Hill, the design visit is where the details are settled. We make window seats from moisture-resistant MDF and strong birch plywood, with a painted finish, and people most often get in touch about a bay window that’s hard to furnish and a radiator under the window getting in the way.

Most homes around Primrose Hill are purpose-built flats, from mansion blocks to newer blocks. Older mansion block flats can have bays, long corridors and tall ceilings with space to use, while newer flats tend to have compact halls and boxed-in services. In a maisonette, the space under the internal stairs is worth using.

A quote in writing follows the design visit. It sets out the design we have talked through, the materials and the finish, so it is clear what’s included.

Pull-out drawers

Pull-out drawers bring everything into view. Children can typically manage drawers more easily than a heavy lid. We make the boxes from birch plywood for strength.

Moisture-resistant MDF

Because it cuts cleanly, MDF is ideal for angled panels and radiator grilles. The grade we use is moisture-resistant and paints well. Most of what you see on the finished seat is MDF.

Flats, conversions and lettings

Many London terraces have been converted into flats, and that often means a shared hallway and a tight turn on the stairs. Each section is sized with that in mind, once we have measured the way in.

Conversions and newer flats often have stud walls rather than solid brick. We choose fixings to suit the wall, which we check during the design visit.

Questions from Primrose Hill

My home in Primrose Hill is a flat. How do you get the furniture in?

At the design visit, we measure the way in along with the room itself. Window seats are built in our workshop in sections sized to fit that route, then assembled in your flat. It is useful to check any building rules and your lease before fitting day.

Do I need permission for fitted furniture in a conservation area?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Do you move sockets or add lighting?

No. Any new wiring, sockets or lights need an electrician, and some electrical work in homes is covered by Part P of the Building Regulations. We will design around them.

Do I need to be at home on fitting day?

We need someone to let us in. It is good to have someone there at the end to look over the work with us.

What materials do you use for window seats?

The seat is made from moisture-resistant MDF and birch plywood. Birch plywood gives strength to the frame and seat, while the fronts and grilles are MDF, which paints well. The finish is spray-painted or hand-painted.

Can you fit furniture to uneven walls?

Walls and floors that are not true are part of the job in older homes. The furniture is scribed to follow the walls and levelled on feet or a plinth, so it sits tight to the room.

From workshop to your room

Finishing comes last. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; if you chose hand painting, that can be done in the room once the furniture is fitted. The finish is always the one agreed in your quote. Some buildings have a concierge, a lift booking system or set working hours, so check them with the managing agent before fitting day. Communal areas and floors are protected on the way in.

  1. It starts when you get in touch about a window seat.
  2. We visit to measure and talk about how you’ll use the seat.
  3. A quote in writing follows, with the fitting days agreed.
  4. We make the seat, the lids or drawers and any grille in our workshop, from moisture-resistant MDF and birch plywood.
  5. We fit it in your home and leave it ready to use, with the lids or drawers checked with you.

Before fitting day

  • Let us know where the boiler and meters are
  • Make sure pets are kept safely away
  • If you live in a block, book the lift and tell the building manager

Ask for a quote

A quote begins with some details from you: which room it is, rough sizes and a couple of photos if you can take them. When you are ready, drop us a line using the contact form. We’ll then arrange a design visit and follow it with a quote in writing.

Made for the room, or bought in a box?

One advantage of a standalone bench is that it can go with you. A fitted seat is designed to stay, and it uses the space in a way a standalone piece can’t. Which suits you depends on your plans. In a flat, every bit of floor counts, and standalone furniture uses more of it than it needs. Built-in pieces use the full height and the tricky corners.

The price comes in a written quote, worked out from the measurements and the design you choose. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

Primrose Hill homes and window seats

The biggest shares of homes in the neighbourhood around Primrose Hill were built before 1919 (about 41%) and between 1945 and 1972 (about 27%), in the VOA’s 2025 council tax stock figures. That matters for window seats, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. There are 113 entries on the National Heritage List within half a mile of the centre of Primrose Hill. Older homes nearby may have original joinery, shutters or panelling worth keeping, and the furniture can be designed around them rather than over them. Since the zone was extended to the outer boroughs in August 2023, the whole of London has been inside the ULEZ. It applies to the vans that deliver and fit furniture in Primrose Hill, as it does anywhere else in London. Access and parking are talked through at the design visit.

If your home is as old as some of the listed buildings nearby, such as Chimps Breeding Colony the Gorilla House, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features. The wider area includes historic houses such as Winfield House, about 0.7 miles south. For a period home anywhere nearby, window seats can be scribed to follow a bay that is rarely square.

Primrose Hill is within the London Borough of Camden, about 2 miles south-east of St Pancras. Anywhere in Primrose Hill, it works the same way: a design visit, a quote in writing, furniture built in our workshop and fitting in your home. We cover places right across Camden, large and small.

In NW3, NW1 and NW8, the process is the same as anywhere else in London. Our area takes in homes on streets like Eton Road, Oval Road and Regal Lane, whether you want window seats or another piece made for the room. Primrose Hill sits close to the A5205. If your home is on one of them, tell us during the design visit, as some main roads have strict stopping rules. We also cover Haverstock (1 mile north), Belsize Park (1 mile north), Chalk Farm (1 mile north-east), South Hampstead (1 mile west) and Swiss Cottage (1 mile west). Elsewhere in Camden, we also cover St Pancras (2 miles south-east), West End (2 miles south-east), St Giles (2 miles south-east), Seven Dials (2 miles south-east), West Hampstead (2 miles north-west) and Holborn (2 miles south-east).

What prompts window seats in Primrose Hill

A quiet place to read is a common wish. A seat by the window, with books nearby, makes a natural reading corner. It’s often the most-used seat in the house.

Common reasons to get in touch include:

  • Looking for a reading spot by the window
  • Wanting a seat without blocking the radiator
  • Wanting new furniture to sit well in an older room
  • Toys spread across a bedroom floor

For an older house near Church of St Mary the Virgin, the deep reveals of an older window can frame a seat neatly.

Choosing a carpenter

  • Will they visit to measure before quoting?
  • Do they scribe the furniture to the walls?
  • Have they measured the stairs, lift and doorways?
