Built-in Bookshelves in Royal Docks

In Royal Docks, we design built-in bookshelves around the room you actually have. We design your built-in bookcase at a visit to your home, make it in our workshop and fit it.

  • Storage for children’s books and games
  • Shelving that frames a window
  • Alcoves beside the chimney breast going to waste

What affects the price in Royal Docks

Prices vary from room to room, and it comes down to:

  • Parking and unloading on your street
  • How many doors and drawers there are
  • Access to the room, like stairs, lifts and narrow halls
  • Spray painting or hand painting

We do not publish set prices, because every piece is designed for one room. Instead, we measure, go through the design and then quote in writing, with the materials and finish set out. To arrange a design visit, send us a few details through our contact form.

Before the design visit

When you contact us, these help most:

  • Pictures showing the full wall, from floor to ceiling
  • Anything fixed to the wall that the furniture needs to work around
  • The type of home and how the room is reached
  • Rough sizes, even if they’re only to the nearest few centimetres

It is useful to see the room before we come. Pictures of the whole wall, the corners and the ceiling line give us a good feel for the space, especially with rough sizes. To share them, get in touch through our contact form, and we will suggest a time for a design visit.

Built-in bookshelves for homes in Royal Docks

Older rooms often have skirting, picture rails and coving to work around. We can cut around them, stop below them or run neatly up to them. Walls in older houses are rarely flat, so we scribe the edges on site. If your home has shelves that sag under books and bare walls that could hold shelving, that’s what built-in bookshelves are for, made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.

Many homes around Royal Docks were built since 2000, and across London a lot of homes from those years are flats in newer developments. Living rooms in newer homes can be compact, so shallower units and wall-hung cupboards keep the floor open. Boxing for pipes and risers is common in newer homes, and the furniture can be designed around it.

Once you’ve read the quote and decided to go ahead, the furniture is made in our workshop. The quote sets out the agreed design, materials and finish, so every detail can be checked first.

Is bespoke worth it?

Bought bookcases come in the maker’s colours. We paint ours in the colour you choose. Separate ready-made pieces can make an open-plan room feel unplanned, whereas fitted furniture can define each part of the room.

The inside of the furniture affects the price as well: rails, shelves, drawers and dividers all add work. We will talk through what you need inside during the design visit, then set it out in the quote.

What it’s made from

Spray-painted finish

Spray painting is done in the workshop, giving a smooth, even surface on shelves and uprights.

Hand-painted finish

With hand painting, you see the colour in the room’s own light. Scribed edges and joins are painted along with the rest.

Built-in living-room furniture in Royal Docks

Homes built since 2000 make up about 49% of the housing in the area around Royal Docks, with about 44% built between 1973 and 1999, in the VOA’s 2025 council tax stock figures. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Entries on the National Heritage List near the centre of Royal Docks include The Connaught Tavern (Grade II), less than half a mile north-west, and Central Buffet at Custom House (Grade II), about 0.6 miles east. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, may need listed building consent. The council’s conservation officer is the person to ask before work starts. About 49% of homes around Royal Docks were built since 2000, well above the figure for Newham as a whole, about 29%, on the Valuation Office Agency’s council tax figures for 2025. That makes plasterboard stud walls and compact rooms more likely, which shapes the fixings and sizes.

If your children go to Calverton Primary School or a school nearby, low doors that small hands can open, with books and ornaments higher up, suit a busy family room. If you live near Beckton District Park, built-in bookshelves can be arranged to keep the window and the light clear. The wider area includes historic houses like Queen's House, about 2.7 miles south-west. For a period home anywhere nearby, walls that bow and floors that slope are why built-in bookshelves are scribed to fit rather than pushed into place.

Royal Docks is about 1 mile north-west of Plaistow, in the London Borough of Newham. Homes in Royal Docks are part of the area we cover for built-in bookshelves. We list Royal Docks among 26 places we cover in Newham.

What we don’t do

Damp treatment and building work are for other specialists, so these points are worth knowing:

  • Electrical work, like new sockets or switches, which is for your electrician
  • Plumbing work around the shelves
  • Making new openings, removing walls or other structural work

If you’re not sure what’s possible in your room, you can drop us a line using the contact form and we’ll give you a straight answer. How a job runs, step by step.

How fitting day works

Once the main sections are fixed in place, any doors go on and any drawers or lids are fitted. Each one is adjusted until the gaps are even and it closes cleanly, and then we check it all again. How long fitting takes depends on how much shelving there is and how many cupboards sit below it, and the fitting days are set out in your quote. Walls in newer homes are often plasterboard on studs, so fixings go into the studs or use fixings made for the board. Floors are protected throughout, as many newer homes have finished floors that mark easily.

  1. You get in touch about built-in bookshelves.
  2. At the design visit, we measure the wall, check how it is built and plan spans and depths with you.
  3. You receive a quote setting out the layout and the paint finish.
  4. The bookcase is built in our workshop, with shelves sized for their span and load.
  5. Fitting day: the bookcase goes in, is levelled and scribed, and fixed securely. Fixings are chosen to suit brick, plaster or stud walls.

Preparing the room

  • Keep pets in another room while we work
  • Take anything hanging off the wall we’re fitting to
  • Move furniture and belongings away from the wall

Advice

Common questions about built-in bookshelves

Can parking be tricky on fitting day in Royal Docks?

It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. Let us know what parking is near you at the measuring visit, and we’ll plan around it.

Is Royal Docks in the area you cover for built-in bookshelves?

Yes. We cover all of Newham and the rest of London, and Royal Docks is part of that. The first step is a design visit, where we measure and discuss the design, and then we send a quote.

How do I get a quote for built-in bookshelves in Royal Docks?

It is easiest to tell us about the room on our contact form with some details about the room. We then arrange a design visit, measure up and send a written quote.

How is the price worked out?

Every job is priced for its room: the size, what goes inside, the finish and how square the room is all count. The written quote follows the design visit.

Will built-in bookshelves sag?

Sag comes down to span, depth and load. We choose the shelf thickness and material to suit, with supports or shorter bays on long runs. Spreading heavy books helps too.

Is an outside wall a problem for fitted furniture?

An outside wall can be colder and damper than an inside one, so ventilation behind and inside the furniture helps to avoid condensation. If there is damp, it should be sorted before anything is fitted.
