Need loft storage in Royal Docks?

How fitting day works

There is not much for you to do on fitting day. We need someone to let us in at the start, and it’s useful to have the room cleared beforehand, as we will have talked about at the design visit. From there, we protect the floors, bring the furniture in and get on with the fitting. The time the fitting takes depends on the shape of the room and the number of cupboards and drawers, and we confirm the fitting days in your quote. In a newer development, the lift, the concierge and set working hours may all need checking, so it helps to sort them out ahead of time. The furniture is built in sections that fit the lift and doorways.

  1. First we hear about the loft room and what you’d like to store.
  2. We measure the eaves, the slopes and the stairs up to the loft.
  3. The design is agreed and a written quote follows.
  4. Every part is made at our workshop, ready for a spray-painted or hand-painted finish. It is made from moisture-resistant MDF and birch plywood.
  5. We carry it up, fit it and check every door and drawer with you.

Before fitting day

  • Leave a clear route from the front door to the room
  • Have your electrician move any sockets or switches beforehand
  • Mention any parking restrictions on your street

Getting a quote

Loft storage in Royal Docks

Each eaves cupboard is built in our workshop, using moisture-resistant MDF and birch plywood. Birch plywood is strong and holds screws well, which suits drawer boxes and carcasses, and MDF gives the doors and panels a smooth surface for paint. Once painted, by spray or by hand, it’s carried up and fitted in your home in Royal Docks. People typically come to us about a converted loft with no fitted furniture and standard furniture that won’t go up the loft stairs, and the answer is made in our workshop from moisture-resistant MDF and birch plywood, finished by spray or by hand.

In a home built since 2000, there are often spaces the builder left plain, like a recess, a landing corner or an empty cupboard. Around Royal Docks, many homes were built since 2000, so spaces like that are worth a second look. Drawers and shelves can make use of the full depth.

Everything we agree at the measuring visit goes into the written quote: the layout and internal fittings, the materials and the finish. If something is not quite right, tell us before anything is made.

Bespoke loft storage or ready-made?

Off-the-shelf wardrobes often don’t fit up narrow loft stairs. Our storage is made in sections sized for the route. That makes it possible to fit large pieces in a small loft. Large standalone pieces don’t always fit the lift or the hallway, whereas fitted furniture is made in sections that fit. The sections are joined and fixed once inside.

There’s no price list, because each job is designed for a single room. Instead, we measure, discuss the design and then quote in writing, naming the materials and finish. To arrange a design visit, drop us a line using the contact form.

Flats, leases and landlords

Many London terraces have been converted into flats, and that often means a shared hallway and a tight turn on the stairs. We plan the size of each section around it, once we’ve measured the way in.

If your flat is leasehold, check your lease before fixing furniture to the walls. A lease can require consent from the building owner for alterations, and that is best sorted before fitting day. We cannot advise on your lease, so check it yourself or ask your managing agent.

What it costs

Several things affect the price:

  • The number of doors and drawers
  • What goes inside: rails, shelves, drawers and dividers
  • How easy it is to get the furniture into the room
  • Whether you choose a spray or hand-painted finish

The finish affects the cost: spray painting is done in the workshop, while hand painting can be done on site. Your choice, along with the size and the fittings, is reflected in the written quote.

Helping us understand the room

There is no need for exact sizes or plans. It’s enough to send:

  • Anything fixed to the wall that the furniture needs to work around
  • Rough measurements, even if they’re only to the nearest few centimetres
  • Examples of the look you are after
  • Whether it is a house or a flat, and if there are stairs or a lift

Pictures help us understand the room before we visit. Pictures of the whole wall, the corners and the ceiling line give us a good feel for the space, particularly with rough measurements. To send them over, drop us a line using the contact form, and we’ll arrange a design visit.

What we don’t do

We make and fit furniture, and we don’t do electrics, plumbing, gas, plastering or structural work. Please bear these in mind too:

  • Building work to turn a loft into a room
  • Approval for structural changes
  • New sockets, lights or wiring, which are for your electrician

If you are not sure what’s possible in your room, you can fill in our short enquiry form and we’ll give you a straight answer. How it works.

Royal Docks homes and loft storage

About 49% of the homes in the area around Royal Docks went up since 2000, and about 44% between 1973 and 1999, going by the Valuation Office Agency’s 2025 council tax figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how eaves cupboards are fixed and fitted. Entries on the National Heritage List near the centre of Royal Docks include The Connaught Tavern (Grade II), under half a mile north-west, and Central Buffet at Custom House (Grade II), about 0.6 miles east. If your own home is listed, changes inside that alter its character, like fixing into or removing original joinery, can need listed building consent. Check with the council’s conservation officer first. More than a third of the homes in the neighbourhood around Royal Docks (about 49%) were built since 2000, in the VOA’s 2025 council tax stock figures. Where a newer house has had its loft converted, the eaves and slopes can take fitted storage.

For a family home near Calverton Primary School, a place for each person’s coat and shoes stops the hallway filling up. The wider area includes historic houses like Queen's House, about 2.7 miles south-west. If your own home is a period one, eaves cupboards in a converted loft are scribed to slopes that are rarely even. Close to Beckton District Park? Living near green space often means muddy boots, bikes and outdoor kit, and eaves cupboards can give those things a place.

Common questions about loft storage

How do you fit loft storage in a flat in Royal Docks?

At the design visit, we measure the way in as well as the room. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.

Will parking be an issue for fitting furniture in Royal Docks?

It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. It is useful to tell us about parking at the design visit.

Can you add sockets inside the units?

No. We’re carpenters, so electrical work is for your electrician. We can plan cable routes into the design, and any new sockets are best done before fitting day.

Does fitted furniture need planning permission?

Not normally. Conservation area controls are mainly about the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different: check with the council’s conservation officer first.

What do you do at the measuring visit?

We take full measurements, look at the walls and floors and work through the design together. Access and parking are worth talking about too, and a quote in writing follows.

How much does loft storage cost?

Prices are quoted for your room, once we’ve measured and talked through the design. It depends on how much storage you want, the shape of the room and the finish. To get a quote, tell us about the room on our contact form and we’ll arrange a design visit.
