Stratford Built-in Bookshelves

Walls in older London homes are rarely straight, so we scribe the furniture to follow them. Our work on built-in bookshelves in Stratford starts with a design visit, and everything is made at our workshop.

  • Shelves that sag under books
  • Shelving that works with picture rails and cornices
  • Somewhere to keep toys and books tidy

Built-in bookshelves for homes in Stratford

The right depth depends on your books. Paperbacks sit happily on shallow shelves, while art books, atlases and records need more. Deep shelves let small books disappear behind each other, while shallow ones leave large books overhanging. A common answer is deeper cupboards or shelves at the bottom and shallower ones above. Most enquiries start with wasted wall space around a door or window and a home library or study; the furniture is made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

Newer homes often come with a TV point and sockets on one wall but nothing built around them. A good number of homes around Stratford went up since 2000, so we design built-in bookshelves around the existing points rather than moving them. Any new socket is a job for your electrician.

Materials are named in the quote: moisture-resistant MDF, birch plywood or both, depending on the design. The finish is stated too, whether that’s spray painting or hand painting.

How we price built-in bookshelves

Every room is different, so every job is quoted on its own. These are the things that affect it:

  • Parking and unloading on your street
  • Walls and floors that are out of level or out of square
  • Hanging rails, shelves, drawers and other fittings inside
  • The finish: spray painted or hand painted

Access to the room makes a difference too. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections, which the quote allows for. Prices are quoted for your room, once we’ve measured and talked through the design.

Helping us understand the room

You don’t need exact measurements or a plan. Just send what you can:

  • What kind of home it is, and which floor the room is on
  • The postcode, so we can plan the visit
  • What you’d like to store or use the space for
  • Anything in the way, like radiators, sockets, switches, a boiler or meters

Because every job is different, the cost is set out in a written quote after the visit. Because every room is different, the quote comes after the design visit. For a quote, get in touch through our contact form.

Built-in living-room furniture in Stratford

About 55% of the homes in the area around Stratford went up since 2000, and about 19% before 1919, based on the Valuation Office Agency’s 2025 council tax data. We take that into account during the design visit, since older and newer walls take different fixings. There are 19 entries on the National Heritage List within half a mile of the centre of Stratford. Being near listed buildings does not make a home listed, and you can check any address on Historic England’s list. Purpose-built flats are home to about 67% of households in the area around Stratford, going by Census 2021 figures from the ONS. In a block, each section is sized to get up the stairs or into the lift and through the door. Building management rules on lifts, deliveries and working hours are worth checking early.

If your home is one of the older houses near Church of St John the Evangelist, walls that bow and floors that slope are why built-in bookshelves are scribed to fit rather than pushed into place. Close to West Ham Park? Built-in bookshelves can be arranged to keep the window and the light clear. Sutton House, about 2.1 miles west, is one of the historic houses in the wider area. If your own home is a period one, the alcoves beside a chimney breast are the natural place for built-in bookshelves.

Questions we are often asked

Will parking be an issue for fitting furniture in Stratford?

It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It’s useful to tell us about parking at the design visit.

I live near Stratford (London) station. Is that in your area?

Yes, homes across Newham and the rest of London are within the area we cover. You can get in touch through our contact form to arrange a design visit, and let us know about parking and access at the same time.

Is it possible to frame a window with bookshelves?

Yes. Wrapping shelves around a door or window is a good way to fill a wall. We measure the openings at the measuring visit, and we plan the shelves around the architraves.

Does fitted furniture need planning permission?

Not normally. Conservation areas mostly control changes to the outside, and fitted furniture inside a house does not normally need planning permission. In a listed building, check with the council’s conservation officer before any work.

What happens if there is a radiator where I want shelves?

It needs planning. Any shelving over or around a radiator needs room for the heat to move into the room. Moving a radiator is a plumber’s job, and is best done before we fit.

What keeps bookshelves from bowing under books?

Sag comes down to span, depth and load. We choose the shelf thickness and material to suit. Spreading heavy books helps too.

From workshop to your room

In older rooms, the furniture usually has to meet skirting, picture rails, cornice or coving. On fitting day, we cut and scribe the furniture around these details. How long the fitting takes depends on how long and how tall the shelving is, and your quote sets out the fitting days. Walls in newer homes are often plasterboard on studs, so fixings go into the studs or use fixings made for the board. Floors are protected throughout, as many newer homes have finished floors that mark easily.

  1. You contact us with a few details about the wall and your books. A rough idea of the wall and the books is plenty to start with.
  2. We visit to measure up, look at the wall and agree shelf depths and spacing, and talk about cupboards below.
  3. You receive a quote setting out the layout and the paint finish.
  4. The bookcase is made at our workshop, with shelves sized for their span and load.
  5. We fit it in your home, scribed to the walls and fixed to suit them.

Preparing the room

  • Clear the hallway and stairs so the sections can come through
  • Take anything hanging off the wall we are fitting to
  • Keep pets in another room while we work

Bespoke or off-the-shelf?

Standalone bookcases leave gaps at the top and sides, and on a wall that is not straight the gaps show. Ours are scribed to the walls and can run up to the ceiling. In a newer flat, big flat-pack units can be hard to get into the lift or through the door, whereas fitted furniture is made in sections that fit. It is then assembled and fixed in the room.

What goes inside matters as much as the outside: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. We will talk through what you need inside at the measuring visit, then set it out in the quote.

Flats, conversions and leaseholders

In a flat, the route in matters as much as the room. At the design visit, we measure the stairs, the landings, any lift and the doors, so the furniture can be made in sections that fit through without a struggle.

Leaseholders should check the lease before anything is fixed to the walls. Some leases need the building owner’s consent for alterations, which is worth sorting early. We can’t advise on your lease, so check it yourself or ask your managing agent.

DIY, flat-pack or bespoke

Off-the-shelf cupboards come in fixed sizes, so there’s often a strip of wasted space at the side or above. Fitted furniture is made to the room’s measurements, so it can run to the ceiling and fill the width.

Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. We design shelves with that in mind.
