Royal Docks Fitted Cupboards
In Royal Docks, we design fitted cupboards around the room you actually have. We design your fitted cupboard at a visit to your home, make it in our workshop and fit it.
- Cupboards that sit well with skirting and coving
- Cupboards for a utility or boot room
- Storage for towels and bedding

Fitted cupboards in Royal Docks
A boiler cupboard needs more thought than most. The boiler maker’s instructions set out the clearances and ventilation it needs, and the cupboard is built to respect them. Doors open wide enough for servicing, and any work on the boiler itself is for a Gas Safe engineer. We make fitted cupboards from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted, and the usual reasons to get in touch are cupboards for a utility or boot room and tall cupboards where space is short.
In a home built since 2000, there are often spaces the builder left plain, like a recess, a landing corner or an empty cupboard. Around Royal Docks, many homes were built since 2000, and fitted storage can make spaces like that far more useful. Drawers and shelves can make use of the full depth.
After the design visit, we send you a quote in writing. It sets out the design we have talked through, the materials and the finish, so you know exactly what you’re getting.

What it costs
What it costs comes down to the materials and the time involved. The main factors are:
- Hanging rails, shelves, drawers and other fittings inside
- How many doors and drawers there are
- The overall size of the piece
- How square the room is
The finish affects the cost: spray painting happens in the workshop, and hand painting can be done in your home. Your choice, along with the size and the fittings, is reflected in the written quote.
What we need to know
The more you can tell us at the start, the better the design visit goes. It’s useful to include:
- Any ideas or images you’ve saved
- Rough sizes: width, height and depth
- What you’d like to store or use the space for
- Pictures of the whole wall or room, including the floor and ceiling
The quote is built from the design visit. We take full measurements, see how true the walls and floors are and work through the design together. A written quote follows the visit for you to look over. To arrange the visit, use our contact form.
Flats, conversions and leaseholders
In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. We choose fixings to suit the wall.
A lot of London’s terraced houses are now converted flats, and that often means a shared hallway and a tight turn on the stairs. We plan the size of each section around it, once we have measured the way in.
How fitting day works
However carefully a piece is made in the workshop, it still has to meet the room, and that happens on fitting day. Walls in older homes are rarely flat or square, so we scribe the edges by hand to follow the wall, until the line is tight. How long the fitting itself takes depends on the number of cupboards and the space they fit into, and your quote sets out the fitting days. Stud walls can carry pipes and cables, so we check before drilling, and heavy pieces are fixed into the studs or stand on the floor. Other trades handle any new sockets or plumbing.
- You let us know where the cupboards should go and what they need to hold, including anything tricky like a boiler or meter.
- We visit to measure and check how level the floor and walls are.
- We send a written quote with the design, materials and finish.
- We build the cupboards in our workshop, using moisture-resistant MDF and birch plywood.
- We fit them in your home, scribed to the walls and set level.
Before we arrive
- Let us know about any meters, fuse boards or boilers in the area
- Let us know if your street is in a controlled parking zone
- Take down pictures, mirrors and shelves from the wall

Questions from Royal Docks
Do you cover homes near Custom House station?
Yes. We cover all of Newham and the rest of London. You can send us a few details through our contact form to arrange a design visit.
My home in Royal Docks is a flat. How do you get the furniture in?
At the design visit, we measure the way in as well as the room. Fitted cupboards are built in our workshop in sections sized to fit that route, then assembled in your flat. It is useful to check any building rules and your lease before fitting day.
What happens at the design visit?
We measure the room, check how level the walls and floors are and discuss the design with you. We will also ask about access and parking.
Do you work on Saturdays?
Yes, by prior arrangement. If a Saturday works better for you, say so when you get in touch.
Can you build a cupboard around a boiler?
Yes. We design the cupboard to keep the clearances and ventilation set out in the boiler maker’s instructions, and the doors open fully for servicing. Work on the boiler itself is a job for an engineer on the Gas Safe Register.
Can you fit furniture on an external wall?
It can be done with some care: leaving ventilation behind and inside helps stop condensation. We don’t treat damp, so any damp should be sorted before fitting day.
Royal Docks homes and fitted cupboards
Homes built since 2000 make up about 49% of the housing in the area around Royal Docks, with about 44% built between 1973 and 1999, going by the Valuation Office Agency’s 2025 council tax figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Near the centre of Royal Docks, Historic England’s list includes The Connaught Tavern (Grade II), less than half a mile north-west, and Central Buffet at Custom House (Grade II), about 0.6 miles east. For a listed home, changes inside that alter its character may need listed building consent from the council, for example removing or fixing into original panelling. It is worth speaking to the council’s conservation officer before the design is final. Parking controls in London are set borough by borough, so Newham has its own. Depending on your street in Royal Docks, a visitor permit, a paid bay or a council bay suspension may be needed. Tell us what the parking is like at the design visit.
Queen's House, about 2.7 miles south-west, is one of the historic houses in the wider area. For a period home anywhere nearby, an old boiler or airing cupboard can be rebuilt with proper shelves. If you live in a period home close to Church of the Ascension, hallway recesses and alcoves are where fitted cupboards earn their keep. If you live near Beckton District Park, living near green space often means muddy boots, bikes and outdoor kit, and fitted cupboards can give those things a place.

Looking after your furniture
Fresh paintwork takes a while to cure fully, so go gently with it for a while. Beyond that, these tips help:
- Leaseholders: check your lease first
- List what you want to store before the design visit
- Leave room in front of the meters
- Mention any boiler, meter or fuse board early
Your needs may change once the cupboards are in use. Where we have fitted adjustable shelves, you can move them as needed as your storage changes.
Before the design visit, think about what will go in each cupboard. Coats, shoes, cleaning things and bedding all need different depths and fittings, so it is useful to know this early.
