Need built-in bookshelves in Sands End?

Bespoke or off-the-shelf?

It is worth being honest about cost: flat-pack is usually cheaper to buy. Bespoke makes more sense where the room is awkward, the space is valuable or you want the furniture to look built in.

Long shelves are where off-the-shelf often struggles. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. We design shelves with that in mind.

Shelving near a radiator needs some thought. Heat has to rise and move into the room, so we do not box a radiator in without leaving space or an opening for it. Some people prefer to keep the shelves clear of the radiator altogether, or ask their plumber about moving it. People usually come to us about shelves packed two rows deep and somewhere to keep toys and books tidy, and the answer is made in our workshop from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

With most households around Sands End in purpose-built flats, getting the furniture into the building matters as much as the design. Built-in bookshelves are made in sections sized to go up the stairs, into the lift and through the front door, then joined and scribed in the room. A lease can require consent before you fix furniture to the walls, so it is worth checking first.

A quote in writing is the clearest record of what we’ve agreed. It describes the built-in bookcase we have designed for the room, what it’s made from and how it’s finished, and the workshop works from it.

Caring for painted furniture

Getting the most from built-in bookshelves starts with the planning and carries on after fitting day. These are worth keeping in mind:

  • Check the heights of art books, files and records
  • Estimate how many metres of books you have
  • Let us know about access early
  • Think about whether a radiator should move before fitting

A soft, dry or slightly damp cloth is all painted shelves need. Skip scouring pads and harsh cleaners.

Do not load shelves beyond what they were planned for. If you plan to add a heavy collection later, say so at the measuring visit.

How fitting day works

Once the main sections are fixed in place, any doors go on and any drawers or lids are fitted. We adjust each one so the gaps line up and it closes cleanly, and then we check it all again. How long the fitting takes depends on how long and how tall the shelving is, and the fitting days are set out in your quote. Many blocks have entry systems, concierge desks or rules on booking the lift, so it is worth checking with the managing agent beforehand. Communal areas and floors are protected on the way in.

  1. You get in touch about built-in bookshelves.
  2. At the design visit we measure and plan the shelves together.
  3. We send a quote in writing.
  4. We make the shelving in our workshop from moisture-resistant MDF and birch plywood.
  5. The shelving is fitted, fixed and checked with you. Fresh paint needs time to cure, so it is best to load the shelves gently at first.

Getting ready for fitting day

Advice

Built-in living-room furniture in Sands End

Homes built before 1919 make up about 31% of the housing in the streets around Sands End, with about 29% built since 2000, going by the Valuation Office Agency’s 2025 council tax figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Sands End is partly covered by a conservation area, according to Historic England’s records. Fitted furniture inside a house does not normally need planning permission in a conservation area, as the controls are largely about how buildings look from outside. If you’re unsure, check with the council before work starts. A quarter or more of the homes in the streets around Sands End (about 29%) were built since 2000, on the Valuation Office Agency’s council tax figures for 2025. Newer homes usually have plasterboard stud walls and open-plan rooms, often with no chimney breast, so built-in bookshelves are fixed into the studs or stand on the floor.

For a family home near Falconbrook Primary School, shelving with deep cupboards below keeps books, games and school things in one place. Living in a block of flats near Imperial Wharf station? Then built-in bookshelves are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.

Questions we are often asked

Is Sands End in the area you cover for built-in bookshelves?

Yes. We cover all of Hammersmith and Fulham and the rest of London, and Sands End is part of that. The first step is a design visit, where we measure and discuss the design, and then we send a quote.

Do you cover homes near Imperial Wharf station?

Yes. We cover all of Hammersmith and Fulham and the rest of London. You can use our contact form to arrange a design visit, and let us know about parking and access at the same time.

Do I need permission to fit furniture in a leasehold flat?

Possibly. Leases vary, and some need consent for alterations. We cannot give advice on your lease, so it is worth checking before fitting day.

Can my walls take a full bookcase?

We check how the wall is built at the measuring visit. We use fixings that suit the wall, from solid brick to studwork, and heavy bookcases are fixed to sound parts of the wall. Loose plaster or a weak wall needs repairing before fitting.

Is the furniture spray painted or hand painted?

There are two ways to finish it: spray painted or hand painted. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.

What happens when you come to measure?

It is a chance to measure properly and talk through what you’d like. We also check the walls and floors and note radiators, sockets and other things in the way, then send a quote in writing.

Is it time for built-in bookshelves?

Families often need shelves for children’s books and games. Low cupboards and open shelves can grow with them.

These come up often when people first get in touch:

  • Room for a record collection
  • A bare wall above a doorway
  • Storage for children’s books and games
  • A home library or study

If your home is one of the older houses near St Mary's Church, the alcoves beside a chimney breast are the natural place for built-in bookshelves.

Before you choose who makes it

  • How the doors are hung and adjusted
  • How parking will work on your street
  • Do they scribe the furniture to the walls?
  • Will they visit to measure before quoting?
