Shelves can be fixed or adjustable. Fixed shelves help brace the bookcase, while adjustable shelves let you move the spacing later. A mix often works best so the bookcase stays rigid and you keep some flexibility. We make built-in bookshelves from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the things people most often want solved are bowing shelves in an old bookcase and space for art books and records.

Picture rails, deep skirting boards and plaster cornices are part of the character of older houses, and built-in bookshelves need to meet those lines neatly. A large share of the housing around West Kensington went up before 1919, so mouldings are something we expect to talk about at the design visit. The top of the furniture can stop at the picture rail or carry on to the cornice, whichever suits the room.

A quote in writing is the clearest record of what we have agreed. It describes the built-in bookcase we’ve designed for the room, what it’s made from and how it is finished.

Built-in living-room furniture in West Kensington

The biggest shares of homes in the area around West Kensington were built before 1919 (about 68%) and between 1973 and 1999 (about 11%), on the Valuation Office Agency’s council tax figures for 2025. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. West Kensington is partly covered by a conservation area, going by Historic England’s data. Conservation area controls are largely about how buildings look from outside, and fitted furniture inside a house doesn’t normally need planning permission. If in doubt, the council’s planning team can confirm. Flats in converted or shared houses account for about 28% of households in the neighbourhood around West Kensington, based on Census 2021. Conversions often leave rooms in unusual shapes, with partition walls, boxed-in pipes and chimney breasts in odd places, and the way in often goes up shared stairs. A lease can require consent for alterations, so it is worth checking yours first.

For an older house near St Cuthbert's, walls that bow and floors that slope are why built-in bookshelves are scribed to fit rather than pushed into place. If your children go to The Fulham Boys School or a school nearby, built-in bookshelves can be planned with low cupboards for toys and higher shelves for everything else.

How fitting day works

Every fitting follows the same order: we protect the floors, bring the sections in, set them level, scribe them to the walls, fix them and finish them. At the end, we tidy up and go over the work with you. The time the fitting takes depends on the size of the bookcase and the walls it’s fitted to, and we confirm the fitting days in your quote. In houses converted into flats, the route in may include a shared hall and stairs, so neighbours may appreciate a note before fitting day. The sections are sized for the narrowest point on the route. Saturday fitting is possible by prior arrangement.

  1. You get in touch and tell us about the wall and your books.
  2. At the design visit, we measure up, check the wall and plan the shelf spans with you. Long spans and heavy books are planned for at this stage.
  3. Your quote follows, with the design, materials and finish set out, for you to look over.
  4. The bookcase is made at our workshop, using birch plywood or moisture-resistant MDF sized for the span.
  5. The shelving is fitted in your home, scribed to the walls and fixed to suit them.

Before we arrive

  • Clear the hallway and stairs so the sections can come through
  • Clear the area where the furniture is going
  • Book any lift and let the concierge or building manager know

Getting a quote

If you know what you want, say so; if not, we can work it out together at the visit. The design is talked through at the visit, once we’ve measured, and the written quote then sets it out. To arrange a visit, fill in our short enquiry form.

Do you need built-in bookshelves in West Kensington?

Often, the books simply have nowhere left to go. Piles on the floor and double rows on the shelves are a familiar sign. A built-in bookcase uses a whole wall.

Some of the things we are asked to solve include:

  • Shelves packed two rows deep
  • Shelves that suit a period room
  • Somewhere to keep toys and books tidy
  • Shelving that frames a window

If you live near Gwendwr Garden, built-in bookshelves can be planned to frame a window with a view rather than block it.

What to check before you book

  • How doors and drawers are fitted
  • Will the quote be in writing?
  • Whether the quote says what the furniture is made from
  • Is it spray painted or hand painted?

How to choose a carpenter in London

What it costs

Several things affect the price:

  • Doors and drawers, and how many
  • How easy it is to get the furniture into the room
  • The finish: spray painted or hand painted
  • The overall size of the piece

The finish affects the cost: spray painting happens in the workshop, and hand painting can be done in your home. The written quote reflects your choice, along with the size and fittings.

What we need to know

These details help when you get in touch:

  • Whether it is a house or a flat, and if there are stairs or a lift
  • Radiators, sockets, pipes or meters on or near the wall
  • Rough measurements, even if they’re only to the nearest few centimetres
  • Pictures showing the full wall, from floor to ceiling

You do not need exact measurements to get started. We measure everything properly at the design visit, along with the walls, floor and ceiling. To arrange it, drop us a line using the contact form. You receive a quote in writing after the visit.

Questions from West Kensington

Will parking be an issue for fitting furniture in West Kensington?

It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you during the design visit.

Will a conservation area stop me having built-in bookshelves fitted in West Kensington?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. If you’re unsure, the council can confirm.

Can I send pictures ahead of the visit?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot. To send them, send us a few details through our contact form.

Do you work in West Kensington?

Yes. We cover West Kensington and the rest of Hammersmith and Fulham. To arrange a design visit, send us a few details through our contact form.

Do I choose the paint colour?

You choose it. The paint colour is agreed with you, and it’s set out in the quote.

How is the price worked out?

Each room is quoted on its own: the size, what goes inside, the finish and how square the room is all count. The written quote follows the design visit.

Materials and finishes

Moisture-resistant MDF

MDF in a moisture-resistant grade is stable and paints evenly, which suits uprights, side panels and doors. It is a sensible choice against an external wall.

Birch plywood

Birch plywood is stiff and strong, so it’s a good choice for shelves that carry books. You can paint the edge or show the layers.

Looking after your furniture

None of this takes much effort. Here’s what we suggest:

  • Check the heights of art books, files and records
  • Let us know about access early
  • Ask your electrician about sockets early
  • Think about cupboards below for things you’d rather hide

Dust shelves with a soft cloth. Skip scouring pads and harsh cleaners, as they can dull the finish.

Put coasters under anything that holds water so spills do not mark the paint. Wipe up spills straight away.
