Questions we are often asked

My home in East Sheen is a period house with walls that aren’t straight. Is that a problem?

Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. Skirting, picture rails and cornices are met neatly or cut around. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.

Will a conservation area stop me having fitted cupboards fitted in East Sheen?

Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. If you are unsure, the council can confirm.

Can you hide my gas and electricity meters?

Yes, while keeping access clear. Engineers and meter readers will need access, so the doors or panels are planned to open easily.

What if the stairs or lift are small?

The furniture is built in sections, each one sized to fit the way in. That’s why we measure the stairs, lift and doorways at the measuring visit.

Can I send pictures ahead of the visit?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot. To send them, use our contact form.

Is an outside wall a problem for fitted furniture?

It can be done with some care: leaving ventilation behind and inside helps stop condensation. We do not treat damp, so any damp should be sorted before fitting day.

Fitted cupboards for homes in East Sheen

Utility rooms and boot rooms need storage that copes with everyday wear. Tall cupboards can take the vacuum cleaner, ironing board and cleaning things, with housing for a washing machine or tumble dryer where you want it. Plumbing is for your plumber and new sockets for your electrician, so we plan the cupboards around their work. People usually come to us about a utility room with proper storage and a cupboard for the meters with easy access; the furniture is made from moisture-resistant MDF and birch plywood, finished by spray or by hand.

In streets where many homes were built before 1919, as they were around East Sheen, under-stairs cupboards in older terraces often house the meters or the fuse board. Meter readers and engineers need to get to them, so the design keeps them accessible. Bays and sash windows in period houses are natural spots for a window seat.

A written quote follows the design visit. It sets out the design we’ve talked through, the materials and the finish, so you know exactly what you are getting.

Fitted cupboards in East Sheen: local notes

Homes built before 1919 make up about 58% of the housing in the neighbourhood around East Sheen, with about 15% built between 1945 and 1972, based on the Valuation Office Agency’s 2025 council tax data. We take that into account during the design visit, since older and newer walls take different fixings. Part of East Sheen is in the Sheen Lane (Mortlake) Conservation Area, according to Historic England’s records. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. The council can confirm if you are not sure. Each London borough runs its own parking controls, and Richmond upon Thames is no exception. If your road in East Sheen falls in a zone, the van may need a visitor permit, a paid bay or a suspended bay, which the council arranges, often with notice. Let us know about parking during the design visit.

How fitting day works

Getting everything level comes first. Floors are often out of level, so adjustable feet or a plinth take up the difference. After that, it is fixed to the wall using fixings that suit the wall, whether that is solid brick, lath and plaster or plasterboard. In houses converted into flats, the route in may include a shared hall and stairs, so it’s useful to let neighbours know about fitting day. The sections are sized for the narrowest point on the route. Saturday fitting is possible by arrangement.

  1. You get in touch and let us know where the cupboards should go. It might be a hallway, a landing, a utility or a boot room.
  2. At the design visit we measure up and talk through doors, shelves and rails. For a boiler cupboard, we plan for the clearances and ventilation in the manufacturer’s instructions.
  3. We send a quote that sets out the design, the materials and the finish.
  4. The cupboards are built in our workshop.
  5. The cupboards are fitted in your home and trimmed to follow the walls.

Advice

When is bespoke worth it?

What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.

Off-the-shelf cupboards come in fixed sizes, so there is often a strip of wasted space at the side or above. Furniture we make is built to the room’s own sizes, so it can use the full height and width.

Flats, leases and landlords

Leaseholders should check the lease before anything is fixed to the walls. A lease can require consent from the building owner for alterations, and that is best sorted before fitting day. We cannot advise on your lease.

If your building is on a red route or a busy main road, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so let us know about it at the design visit.

What we do not do

We make and fit furniture, and we don’t do electrics, plumbing, gas, plastering or structural work. There are a few other points to bear in mind:

  • Moving gas or electricity meters
  • New sockets, lighting or wiring (your electrician)
  • Plumbing for washing machines or sinks (your plumber)

If you are not sure what’s possible in your room, you can fill in our short enquiry form and we will give you a straight answer. How it works.

What goes into it

  • Moisture-resistant MDF
  • Ventilated doors
  • Adjustable shelves
  • Birch plywood

The problems fitted cupboards solve

A new utility room or boot room often prompts the call. Washing machines, dryers, coats, boots and cleaning things all need a place, and a run of fitted cupboards can hold them neatly.

We are often asked to help with:

  • Making use of an awkward alcove or corner
  • Storage for towels and bedding
  • Tidying away the gas and electricity meters
  • Space for laundry, cleaning things and boots

For an older house near All Saints' Church, an old boiler or airing cupboard can be rebuilt with proper shelves.

Choosing a carpenter

  • Whether the quote follows a visit to your home
  • Who does any electrics, plumbing or gas work
  • How they deal with uneven walls and floors
  • Where they’ll park and unload
