About our fitted cupboards in Lee
Hallways in London homes are often long and narrow, so every cupboard needs to be worth the room it takes. A shallow cupboard can hold coats, shoes and bags without blocking the way, fitted out with a rail, hooks or shelves. A bench with a lift-up lid or drawers under it is another option for putting shoes on by the door. Typical reasons to get in touch are hiding meters and a fuse board neatly and storage for coats and shoes in the hallway, and the answer is made at our workshop from moisture-resistant MDF and birch plywood, finished by spray or by hand.
Older homes like many around Lee have floors and ceilings that slope, and a large share of homes around Lee are that old. Each piece is scribed and levelled on site so it looks straight in a room that isn’t. Picture rails, skirting and cornices are worked around rather than removed, and the paint colour is agreed with you.
A written quote follows the design visit. It sets out the design we’ve talked through, the materials and the finish.

FAQs: fitted cupboards in Lee
Do I need permission for fitted furniture in a conservation area?
Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. If you’re unsure, the council can confirm.
Can you fit furniture in a home close to Lee station?
Yes, homes across Lewisham and the rest of London are within the area we cover. You can tell us about the room on our contact form to arrange a design visit, and let us know about parking and access at the same time.
How is the furniture painted?
There are two ways to finish it: by spray or by hand. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.
Do I need to be at home on fitting day?
We need someone to let us in at the start of the day. It also helps to have someone around at the end, so we can go over the finished furniture together.
Who chooses the colour?
The choice is yours. Whichever finish you pick, it is in the colour you’ve chosen.
How long will the cupboards take to fit?
How long fitting takes depends on the size of the cupboards and the room, and your quote sets out the fitting days. We’ll talk it through during the design visit.
Bespoke or off-the-shelf?
If you’re handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls.
Where bespoke earns its keep is in rooms that aren’t square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, and standard units leave gaps.
How fitting works for fitted cupboards
You will not need to do much on the day. Someone needs to let us in, and it’s useful to have the room cleared beforehand, as agreed at the design visit. From there, we protect the floors, bring the furniture in and get on with the fitting. The time the fitting takes depends on the size of the cupboards and the room, and your quote sets out the fitting days. Parking on terraced streets can be tight, especially in a controlled parking zone, so it is useful to tell us during the design visit what’s outside. The van is unloaded quickly, with the sections carried straight in. Saturday fitting can be arranged.

Advice
Storage in Lee homes: local notes
Homes built before 1919 make up about 49% of the housing in the neighbourhood around Lee, with about 19% built between 1945 and 1972, on the Valuation Office Agency’s council tax figures for 2025. We take that into account at the design visit, since older and newer walls take different fixings. Part of Lee is in the Lee Manor Conservation Area, one of the conservation areas recorded by Historic England. Conservation area controls are largely about how buildings look from outside, and fitted furniture inside a house does not normally need planning permission. If in doubt, the council’s planning team can confirm. About 21% of households in the area around Lee live in flats in converted or shared houses, based on Census 2021. Conversions often leave rooms in unusual shapes, with partition walls, boxed-in pipes and chimney breasts in odd places, and the way in often goes up shared stairs. If your flat is leasehold, check your lease before anything is fixed to the walls.
For families living near Brindishe Lee School, deep drawers suit the bulky things families collect, from scooters to swimming kit. If your home is as old as some of the listed buildings nearby, such as Lee Public Library, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features may need listed building consent. Eltham Palace, about 1.7 miles east, is one of the historic houses in the wider area. If your own home is a period one, an old boiler or airing cupboard can be rebuilt with proper shelves.

Open spaces near Lee include Birdbrook Road Nature Reserve.
Flats, conversions and leaseholders
Landlords furnishing a let use fitted furniture too, often to make the most of a small or tricky room. The materials are the same as for any home: moisture-resistant MDF and birch plywood, with a spray or hand-painted finish.
Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them at the measuring visit.
Made for the room, or bought in a box?
Ready-made units are made in fixed sizes, so there is typically a gap at the side or a space above. A fitted cupboard can run wall to wall and floor to ceiling, which can add a good deal of storage. Chimney breasts in older houses stand out by different amounts, so the recesses either side are rarely the same, and standard units bought as a pair rarely suit both. Each side can be made to its own size.
Parking is part of the price picture in London. Much of London is covered by controlled parking zones, so a van may need a visitor permit, a paid bay or a bay suspension. Let us know about parking at the measuring visit, so it can be planned.
