Fitted wardrobes in Lee

About our fitted wardrobes in Lee

An outside wall is often colder than an inside one, and clothes pressed against a cold wall can lead to condensation. Where a wardrobe goes on an external wall, we plan ventilation behind and inside it, which helps keep mould away. Moisture-resistant MDF is a sensible choice there too. We make fitted wardrobes from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the usual reasons to get in touch are a room too narrow for hinged doors and a sloping ceiling that’s hard to use.

Victorian and Edwardian bedrooms typically have a chimney breast on one wall and a recess either side. That layout is worth knowing around Lee, where a large share of homes were built before 1919. Fitted furniture can fill both recesses and bridge the chimney breast with high cupboards. The flue behind is kept ventilated, and any damp is sorted first.

Where other trades are needed, for instance an electrician to move a socket, we point that out, so it can be arranged before fitting day. Our quote covers the carpentry: the design, the materials and the finish.

Where other trades come in

Electrics, plumbing, gas, plastering and structural work aren’t part of what we do. Please bear these in mind too:

  • Removing walls, chimney breasts or any structural work
  • Painting walls and ceilings, or repairing plaster
  • Building work to create a loft room

If you’re not sure what’s possible in your room, you can message us from the contact page and we’ll give you a straight answer before you arrange a visit. How a job runs, step by step.

What goes into it

  • Hand-painted finish
  • Moisture-resistant MDF
  • Hinged or sliding doors
  • Hanging rails, shelves and drawers
  • Spray-painted finish
  • Birch plywood

What it’s made from

Birch plywood

Wardrobe shelves can carry more weight than you’d think. Birch plywood keeps them flat, even across a wide section.

Doors and drawer fronts

Door styles range from simple flat fronts to panelled ones. They’re painted to match or contrast with the walls.

Your questions about fitted wardrobes in Lee

My home in Lee is a period house with walls that are not straight. Is that a problem?

Yes, that is normal in older houses: each piece is scribed to the wall and levelled at the base. Skirting, picture rails and cornices are met neatly or cut around. Fixings are chosen for the wall, whether solid brick or lath and plaster.

Does a conservation area in or near Lee affect fitted furniture?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, works inside that affect its character can need listed building consent, so check with the council first. If you are unsure, the council can confirm.

Do I need to be in when you fit?

Someone needs to let us in. It also helps to have someone around at the end, so we can go over the finished furniture together.

Can fitted wardrobes go on an external wall?

Yes. Wardrobes on outside walls are designed with ventilation behind and inside. Any existing damp needs dealing with before fitting.

What can go inside a fitted wardrobe?

It is worked out with you when we measure, starting from the clothes you have. Adjustable shelves keep some flexibility for later.

Should I send photos?

Yes. Pictures help us understand the room before the design visit. It helps to show radiators, sockets and anything else on the wall.

How fitting day works

Fitting day follows a set order: floors are protected, the sections come in, everything is levelled, scribed to the walls, fixed and finished. At the end, we tidy up and go over the work with you. How long the fitting takes depends on how many wardrobes there are and how the room is shaped, and we confirm the fitting days in your quote. On fitting day, edges are trimmed on site to follow the walls, so a clear area to work in near the room helps. We keep dust down and tidy as we go. Hand painting, if that is your finish, can follow the fitting.

  1. You let us know about the room, including any slopes, alcoves or windows. A rough sketch of the room helps if you have one.
  2. A design visit follows, where we measure and agree the layout.
  3. We put the design, materials and finish into a quote in writing. It lists what’s inside each wardrobe as well as the doors.
  4. Once you’re happy, the wardrobes are made at our workshop from moisture-resistant MDF and birch plywood.
  5. The wardrobes are fitted in your home, ready to use. We adjust the doors so they hang and close evenly.

Getting ready for fitting day

  • Arrange any electrical changes with your electrician in advance
  • Let us know about any meters, fuse boards or boilers in the area
  • Empty the space we will be working in

Getting a quote

Getting a quote starts with some details: which room it is, rough sizes and a couple of pictures if you can take them. When you’re ready, tell us about the room on our contact form. After that, we arrange a visit to measure and talk through the design, then send a quote in writing.

Fitted wardrobes in Lee: local notes

Homes built before 1919 make up about 49% of the housing in the neighbourhood around Lee, with about 19% built between 1945 and 1972, based on the Valuation Office Agency’s 2025 council tax data. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. 3 conservation areas have at least part of their area within a mile of central Lee. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. More than a third of the homes in the neighbourhood around Lee (about 49%) were built before 1919, on the Valuation Office Agency’s council tax figures for 2025. Older bedrooms typically have alcoves and tall ceilings, both of which fitted wardrobes can use, scribed to walls that aren’t straight.

Eltham Palace, about 1.7 miles east, is one of the historic houses in the wider area. For a period home anywhere nearby, tall ceilings give fitted wardrobes room to reach the cornice. If your children go to Brindishe Lee School or a school nearby, the inside of fitted wardrobes can be laid out with adjustable shelves, so the space keeps up as children grow. Close to Manor House Gardens? Keeping fitted wardrobes off the window wall keeps the room bright.

Flat-pack or bespoke?

Shop-bought shelves can sag over a long span. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. We design shelves with that in mind.

If you are handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls, where scribing and fixings that suit the wall are important.

Flats, blocks and rented homes

Landlords furnishing a let use fitted furniture too, as it makes good use of an tricky room. It is made from the same moisture-resistant MDF and birch plywood as any of our work, with a spray or hand-painted finish.

If the property is let, we will need access agreed with the tenants. A letting agent can arrange this on a landlord’s behalf.
