Fitted storage in St Johns

Homes built before 1919 make up about 36% of the housing in the neighbourhood around St Johns, with about 32% built since 2000, in the VOA’s 2025 council tax stock figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. St Johns is partly covered by the Brookmill Road Conservation Area, according to Historic England’s records. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house doesn’t normally need permission. If in doubt, the council’s planning team can confirm. About 32% of homes in the area around St Johns were built since 2000, on the Valuation Office Agency’s council tax figures for 2025. Homes built since 2000 rarely have much storage, and they tend to have stud walls, so fitted cupboards are designed with fixings to suit.

If you live near Brookmill Park, living near green space often means muddy boots, bikes and outdoor kit, and fitted cupboards can give those things a place. If you live in a period home close to Church of St John, a landing recess can take a linen cupboard built to its exact size. If your home is as old as some of the listed buildings nearby, such as Church of the Ascension, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features can need listed building consent.

Fitted cupboards for homes in St Johns

Landings often have a corner or a stretch of wall that does nothing. We can turn it into a linen cupboard, or storage for bedding and spare towels, with shelves spaced to suit what goes on them. The doors are planned so they open cleanly on a narrow landing. Most enquiries start with tidying away the gas and electricity meters and cupboards that suit a period house; the furniture is made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

A deep cupboard can lose things at the back, so drawers, lift-up lids or shallow shelves are chosen to suit the space. Whatever kind of home you have in St Johns, the right answer depends on the depth and the height. Services like meters and boilers stay reachable.

Where other trades are needed, for example an electrician to move a socket, we point that out. The quote itself covers our work, from the design to the materials and finish.

Materials and finishes

Birch plywood

Birch plywood is strong and holds screws well, which matters for long shelves and drawer boxes. Its layered edge can be shown or painted.

Plinths and scribe strips

We use a plinth to set the cupboard level on an uneven floor. Scribe strips close the gap to a wall that is not straight.

Bespoke or off-the-shelf?

Standard units come in set widths and heights, so there is typically a gap left over at the top or at one end. Fitted furniture is made to the room’s measurements, so it can run to the ceiling and fill the width.

Flat-pack and off-the-shelf furniture has its place. In a room with square walls and standard sizes, it can work well, and it’s quick to buy.

Before and after fitting day

Getting the most from fitted cupboards starts with the planning and carries on after fitting day. Here are some things worth bearing in mind:

  • Measure the route into the room along with the room itself
  • Let us know about meters and boilers in the space
  • Deal with any damp walls first
  • List what you want to store before the design visit

Keep the way to the meters and fuse board clear. Try not to fill the space in front of them, so they can be reached without a struggle.

It helps to list what you want to store before we measure. Coats, shoes, cleaning things and bedding all need different depths and fittings, and knowing this early saves changes later.

How fitting works for fitted cupboards

With the carcasses fixed and level, any doors go on and any drawers or lids are fitted. Each one is adjusted until the gaps are even and it closes cleanly. How long the fitting takes depends on the number of cupboards and the space they fit into, and your quote sets out the fitting days. It’s useful to clear the room and the route in before fitting day, including anything on the walls near the work. We cover floors and doorways first. Then the sections come in and are joined in place.

  1. You get in touch with a few details about the space.
  2. We visit, measure and talk through doors, shelves and rails, with a note of anything that must stay reachable.
  3. A written quote is sent to you, setting out the design, materials and finish.
  4. Everything is made at our workshop.
  5. The cupboards are fitted in your home.

Advice

Questions from St Johns

Will parking be an issue for fitting furniture in St Johns?

It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to let us know about parking at the design visit.

Can you make fitted cupboards for a home in St Johns?

Yes, St Johns is within the area we cover, which takes in all of Lewisham and the rest of London. The first step is a design visit, where we measure and go through the design, followed by a quote.

Can the fitting be on a Saturday?

Yes, Saturdays are possible by prior arrangement. Let us know when you first get in touch, and we’ll see what we can do.

Is it possible to build a cupboard around a boiler?

Yes, provided the cupboard keeps to the boiler maker’s instructions. We allow for the clearances and ventilation it needs and make sure an engineer can reach it.

Will the cupboards fit my uneven walls?

Yes, it is something we deal with all the time. Few walls in a period house are straight, so every cupboard is scribed and levelled.

Does fitted furniture need planning permission?

Not normally. Conservation areas mostly control changes to the outside, and fitted furniture inside a house does not normally need planning permission. In a listed building, check with the council’s conservation officer before any work.

Is bespoke worth it?

Ready-made cupboards are typically made from chipboard with a printed or plastic finish. We use moisture-resistant MDF and birch plywood, painted in a colour you choose, so the finish can match the room. Few rooms have truly flat walls and level floors, and standalone units show it with gaps and wobbles. Built-in pieces are adjusted to the room as they go in.

The finish affects the cost: spray painting happens in the workshop, and hand painting can be done in your home. The written quote reflects your choice, along with the size and fittings.
