Storage in Ladywell homes: local notes

Homes built before 1919 make up about 58% of the housing in the streets around Ladywell, with about 17% built since 2000, on the Valuation Office Agency’s council tax figures for 2025. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. The National Heritage List has 20 entries within half a mile of the centre of Ladywell. Original fireplaces, shutters and panelling are worth keeping where they survive, and the furniture can be designed around them rather than over them. More than half of the homes in the streets around Ladywell (about 58%) were built before 1919, according to Valuation Office Agency council tax figures (2025). Older homes tend to have tricky recesses and uneven walls, which is where fitted cupboards help.

For a family home near St Mary's Lewisham Church of England Primary School, fitted cupboards can be planned around what a family needs to keep, from coats and bags to sports kit. The wider area includes historic houses such as Queen's House, about 2 miles north. For a period home anywhere nearby, a landing recess can take a linen cupboard built to its exact size.

Fitted cupboards in Ladywell

We make our cupboards from moisture-resistant MDF and birch plywood, depending on what each part needs to do. MDF is stable and takes paint well, while birch plywood is good for long shelves. The finish is either spray painted in our workshop or hand painted, in a colour agreed with you. Typical reasons to get in touch are storage in a corner nothing else fits and storage for towels and bedding, and the answer is made in our workshop from moisture-resistant MDF and strong birch plywood, with a painted finish.

Around Ladywell, a large share of homes date from before 1919, and older houses have lots of odd corners: under the stairs, in the bay, along the hall and under the eaves of a converted loft. That’s where fitted storage comes in, scribed to walls that are rarely straight.

Where other trades are needed, for example an electrician to move a socket, we point that out. The quote itself covers our work, from the design to the materials and finish.

Questions from Ladywell

Is Ladywell in the area you cover for fitted cupboards?

Yes. We cover all of Lewisham and the rest of London, and Ladywell is part of that. The first step is a design visit, where we measure and talk through the design, and then we send a quote.

I live in a flat in Ladywell. How will the furniture get up the stairs?

We measure the route in as well as the room: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. It is useful to check any building rules and your lease before fitting day.

Is it possible to build a cupboard around a boiler?

Yes. We design the cupboard to keep the clearances and ventilation set out in the boiler maker’s instructions, and the doors open fully for servicing. Any work on the boiler itself is for an engineer on the Gas Safe Register.

What if the wall is cold or damp?

External walls can be colder and damper than internal ones, so ventilation behind and inside the furniture helps. If there is damp, it should be sorted before anything is fitted.

Can I send pictures before the visit?

Yes. They give us a feel for the space before we visit, along with rough measurements. It helps to show radiators, sockets and anything else on the wall.

Will a fitted cupboard work on a sloping floor?

Yes. We scribe each cupboard to follow the wall and levelled with a plinth or adjustable feet. That is one of the main reasons to choose fitted cupboards in an older house.

DIY, flat-pack or bespoke

It’s worth being honest about cost: flat-pack is usually cheaper to buy. Bespoke makes more sense where the room is awkward, the space is valuable or you want the furniture to look built in.

Off-the-shelf furniture can be a sensible choice. In a room with square walls and standard sizes, it can work well, and it is quick to buy.

Why people ask for fitted cupboards in Ladywell

When a house gains a utility or boot room, people want it fitted out properly. There are appliances, coats, boots and cleaning things to fit in, and a run of fitted cupboards can hold them neatly.

If you recognise any of these, it’s worth talking to us:

  • Cupboards that suit a period house
  • Floor-to-ceiling storage in a flat
  • Space for laundry, cleaning things and boots
  • A cupboard for the meters with easy access

If you live near Ladywell Fields, fitted cupboards can be designed to hold outdoor kit, from walking boots to picnic things.

Questions to ask before you hire anyone

  • How the doors are hung and adjusted
  • Whether they measure the room themselves
  • Whether the quote says what the furniture is made from
  • Which parts of the job need an electrician or a plumber

What affects the cost of fitted cupboards

The price reflects the time and materials the job needs. That depends on:

  • Spray painting or hand painting
  • Where a van can park, like a permit bay or a bay suspension
  • Doors and drawers, and how many
  • The internal fittings

No two rooms cost the same to furnish, because size, layout and finish change from job to job. A spray finish and a hand-painted finish involve different work, and that shows in the price. You will see the figure in your written quote, after the design visit.

Before the design visit

A few details help us understand the job before we visit. When you get in touch, it helps to send:

  • What you’d like to store or use the space for
  • Radiators, sockets, pipes or meters on or near the wall
  • Where you live, with the postcode
  • Pictures showing the full wall, from floor to ceiling

To make a start, message us from the contact page and tell us a little about the room and what you want the furniture to do. We then arrange a design visit to measure and discuss the design, and send you a quote in writing afterwards.

What fitted cupboards cannot fix

Damp treatment and building work are for other specialists, so these points are worth knowing:

  • Plastering, decorating or repairs to the walls
  • New sockets, lighting or wiring (your electrician)
  • Moving gas or electricity meters

Fitting day, step by step

Fitting day follows a set order: floors are protected, the sections come in, everything is levelled, scribed to the walls, fixed and finished. At the end, we tidy up and go over the work with you. How long the fitting takes depends on how many cupboards there are and where they go, and the fitting days are agreed in your quote. Older London houses often have narrow hallways and tight turns on the stairs, so fitted cupboards are made in sections sized to get through. Floors, stairs and doorways are covered before anything is carried through, and the sections are joined and scribed in the room.

  1. You tell us where the cupboards should go.
  2. At the design visit we measure at several points, as walls and floors in older homes are rarely flat or level.
  3. You receive a written quote covering the design, materials and finish.
  4. The cupboards are built in our workshop from moisture-resistant MDF and birch plywood, with a little extra left on edges that meet the walls.
  5. On fitting day each cupboard is set level on a plinth or adjustable feet and scribed to the wall.
  6. The spray-painted or hand-painted finish completes the job, and new paintwork should be treated gently while it cures.

Getting ready for fitting day

  • Keep pets out of the room and the hallway
  • Clear the walls of pictures and shelves
