  • A corner too odd for a standard desk
  • A screen that’s hard to read by the window

Fitted home offices for homes in Balham

An alcove beside a chimney breast can take a neat desk with shelves above. We scribe the desk and shelving to the alcove walls, which are rarely straight. The opposite alcove can carry shelves or a cupboard to match. It gives a home in Balham a workspace that looks part of the room. If you are living with an awkward space with no furniture that fits and cables trailing across the desk and floor, that is what home offices are for, made from moisture-resistant MDF and birch plywood, finished by spray or by hand.

In streets where many homes were built before 1919, as they were around Balham, a small back bedroom or the box room often becomes the office. Home offices can make that room work, with the desk under the window or across an alcove. Cable routes are planned so they run neatly to the sockets, and any new sockets are for your electrician.

The written quote is your record of the job. It describes the home office we’ve designed for the room, its materials and its finish, and the workshop works from it.

Common questions about fitted home offices

I live in a flat in Balham. How will the furniture get up the stairs?

We measure the route in as well as the room: the stairs, landings, lift and doors. Home offices are built in our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.

Do you make fitted home offices for homes in Balham?

Yes, we work across Wandsworth, Balham included, and across the rest of London. To get started, you can drop us a line using the contact form with a few details.

Do pictures help?

Yes, they help. Photos of the whole wall or room, including the floor and ceiling, give us a good idea of the space. To send them, message us from the contact page.

Do I need to be in when you fit?

Someone needs to be there to let us in. You do not need to watch us work, though we like to go over the furniture with you at the end.

Can you come on a Saturday?

Yes, we can arrange Saturdays. Just mention it when you contact us.

Can you build a home office in an alcove?

Often, yes. A desk with shelving over it can fit neatly in an alcove. It’s scribed to the alcove walls so it fits closely. We’ll check the size at the design visit.

How fitting day works

You are welcome to ask questions while we work. Most of the decisions were made at the design visit and set out in your quote, so fitting day is about putting it in place carefully and leaving the room tidy. The time the fitting takes depends on the size of the room and the design, and the fitting days are agreed in your quote. In houses converted into flats, the route in may include a shared hall and stairs, so neighbours may appreciate a note before fitting day. The sections are sized for the narrowest point on the route. Saturday fitting is possible by prior arrangement.

  1. It starts when you get in touch about a home office. A line on how you work helps too.
  2. We visit to measure and talk about the equipment you use.
  3. A written quote follows, with the fitting days agreed. You can ask us about any part of it.
  4. We make the desk, shelves and cupboards in our workshop, from moisture-resistant MDF and birch plywood.
  5. We fit it in your home and leave it ready for work, with the cable routes left open.

Getting ready for fitting day

  • Move anything in the hall or on the stairs out of the way
  • Arrange any electrical changes with your electrician ahead of time
  • Make sure pets are kept safely away

Arranging a design visit

Because every job is different, the cost is set out in a written quote after the visit. Each room is different, so we quote after seeing it, when we’ve measured up and talked through the design. To arrange a visit, fill in our short enquiry form.

What fitted home offices can’t fix

Before you plan the job, it helps to know what we do not do:

  • Installing IT equipment or broadband
  • Converting a loft to make room for an office
  • Electrical work for the office, which your electrician carries out

If you are not sure what’s possible in your room, you can drop us a line using the contact form and we’ll give you a straight answer before you arrange a visit. How it works.

What goes into it

  • Spray-painted finish
  • Filing drawers
  • Birch plywood
  • Cable routes
  • Moisture-resistant MDF
  • Hand-painted finish
  • Built-in desks

Tips worth knowing

Painted fitted furniture is easy to look after with a little care. These habits help most:

  • Note the position of sockets in the room
  • Let us know about parking near your home
  • Consider your chair when planning the desk
  • Decide how much should be open shelving and how much behind doors

Load shelves evenly, with heavier books and files at the ends near the supports. That keeps shelves straight over the years. We size them for what you told us you’d store.

Keep heavy loads on the shelves meant for them. Shelves are made for the load you planned. Spread heavy books and files evenly.

Built-in desks and shelving in Balham

In the area around Balham, the largest groups of homes date from before 1919 (about 64%) and between 1919 and 1939 (about 9%), based on the Valuation Office Agency’s 2025 council tax data. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. The Nightingale Lane Conservation Area is close by, within about a quarter of a mile of the centre of Balham. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. If in doubt, the council’s planning team can confirm. The share of homes built before 1919 around Balham, about 64%, is well above the figure for Wandsworth as a whole, about 44%, going by the Valuation Office Agency’s 2025 council tax figures. That makes period details like uneven walls, alcoves and picture rails more likely to shape the design.

If you live in a period home close to Church of St Mary, an alcove beside the chimney breast is often just right for a built-in desk. If you live near Wandsworth Common, a desk facing a window makes the most of the daylight. For families living near Ravenstone Primary School, a desk with shelves and closed storage can serve both work and homework.

What it costs

Prices vary from room to room, for these reasons:

  • Tricky walls, sloping ceilings and uneven floors
  • Access to the room, such as stairs, lifts and narrow halls
  • Parking and unloading on your street
  • How many doors and drawers there are

There’s no price list: each design is priced in writing after we’ve seen the space. A larger piece means more material and more time. Doors, drawers, internal fittings and the finish make up most of the rest.

Before the design visit

These details help when you contact us:

  • How you want to use the space
  • What kind of home it is, and which floor the room is on
  • Radiators, sockets, pipes or meters on or near the wall
  • Examples of the look you are after

To make a start, send us a few details through our contact form and tell us which room you have in mind and what you want the furniture to do. From there, we arrange a design visit to measure up and talk through your ideas, and a quote in writing follows.

Why bespoke in Balham?

Off-the-shelf desks and shelving are made for flat walls and standard sizes. In an alcove, a landing or under the eaves, that leaves gaps and wasted space. Bespoke furniture is made to the room and fits it. It costs more than flat-pack furniture, and what you get is an office that fits. Tall ceilings in older homes leave a band of empty wall above standard furniture, wasting space that could hold things you rarely use. Fitted furniture can go all the way up.

What goes inside matters as much as the outside: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. We’ll talk through what you need inside at the measuring visit.
