Fitted home offices for homes in Wandsworth

Planning the cables early is what keeps a home office tidy. Cable holes and routes are built into the desk and cupboards. Any new sockets are fitted by your electrician, with the furniture designed to suit. Talking it through at the measuring visit in Wandsworth saves trouble later. If you are living with a corner too odd for a standard desk and wires with no tidy route, that is what home offices are for, made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

With a large share of homes around Wandsworth built before 1919, the spare room in a period house is often small, with a sash window and a chimney breast. Home offices can make that room work, with the desk under the window or across an alcove. Cable routes are planned so they run neatly to the sockets, and any new sockets are for your electrician.

Once you’ve read the quote and decided to go ahead, the furniture is made at our workshop. The quote sets out the agreed design, materials and finish, so every detail can be checked first.

What it costs

There’s no set price, because there is no set room. What affects it comes down to:

  • Hanging rails, shelves, drawers and other fittings inside
  • Whether you choose a spray or hand-painted finish
  • The number of doors and drawers
  • Parking near your home

How it is painted is part of the price: spray painting happens in the workshop, and hand painting can be done in your home. The written quote reflects your choice, along with the size and fittings.

Helping us understand the room

You do not need exact measurements or a plan. It is enough to send:

  • Radiators, sockets, pipes or meters on or near the wall
  • The postcode, so we can plan the visit
  • Whether it is a house or a flat, and if there are stairs or a lift
  • Pictures of the whole wall or room, including the floor and ceiling

Flats, blocks and rented homes

Leaseholders should check the lease before anything is fixed to the walls. A lease can require consent from the building owner for alterations. We cannot give advice on leases, so check it yourself or ask your managing agent.

Some blocks ask for notice before trades arrive, often through a building manager or concierge. If there is a lift, it may need booking, and its size matters when we plan the sections. Tell us about it when you contact us.

What happens on fitting day

Before anything is fixed, we set the furniture level. Floors are often out of level, so adjustable feet or a plinth take up the difference. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. Older London houses often have narrow hallways and tight turns on the stairs, so home offices are made in sections sized to get through. Floors and stair carpets are protected on the way in and out, and the sections are joined and scribed in the room.

  1. You get in touch with some details about the room and the home it is in.
  2. We visit to measure the room and the way in, and discuss the design. It is useful to tell us about parking, as much of London has controlled parking zones.
  3. We send a written quote.
  4. We build the office in our workshop, in sections, from moisture-resistant MDF and birch plywood.
  5. We carry the sections in, assemble them in the room and fit them, with a spray-painted or hand-painted finish.

Before we arrive

  • Let us know about parking near your home
  • Get any new sockets or wiring done by your electrician before fitting day
  • If you live in a block, book the lift and tell the building manager

Arranging a design visit

If you know what you want, say so; if you don’t, that’s fine, and we can work it out together. At the design visit, we measure up and talk the design through with you, and the written quote that follows sets it out. To start, fill in our short enquiry form.

FAQs: fitted home offices in Wandsworth

Does a conservation area in or near Wandsworth affect fitted furniture?

Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. If you are unsure, the council can confirm.

Do you cover homes near Wandsworth Town station?

Yes, homes across London are within the area we cover. You can message us from the contact page to arrange a design visit, and let us know about parking and access at the same time.

Can you fit a desk under a sloping ceiling?

Yes, in a converted loft room. We plan around the headroom, so the desk sits where you can stand up. Lower areas can take cupboards and shelves.

My walls are not straight. Is that a problem?

Uneven walls are normal in older London homes, and the furniture is made to deal with them. We scribe the edges to follow the wall and set the furniture level on adjustable feet or a plinth.

Which materials go into your home offices?

We use moisture-resistant MDF and birch plywood. Birch plywood gives strength to the desk, shelves and drawers, and MDF takes paint well for the doors and panels. The finish is spray-painted or hand-painted.

Do I get to choose the colour?

You choose it. We agree the colour with you.

Where other trades come in

As carpenters, we leave some work to other trades. It is useful to know these before you plan the job:

  • Converting a loft to make room for an office
  • Any wiring or new lights, which need an electrician
  • Painting the walls and ceiling

Not sure whether your space suits fitted home offices? You can send us a few details through our contact form and we’ll tell you. Our process from visit to fitting.

What goes into it

  • Built-in desks
  • Filing drawers
  • Cable routes
  • Spray-painted finish
  • Moisture-resistant MDF
  • Hand-painted finish
  • Birch plywood

When is bespoke worth it?

What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.

Bespoke work comes into its own in rooms that aren’t square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths.

Working from home in Wandsworth

The biggest shares of homes in the neighbourhood around Wandsworth were built before 1919 (about 49%) and since 2000 (about 27%), according to Valuation Office Agency council tax figures (2025). We take that into account at the measuring visit, since older and newer walls take different fixings. Within a mile of the centre of Wandsworth, 8 conservation areas are recorded by Historic England. England has around 10,000 in all, and their controls are mostly concerned with the outside of buildings. All of London, the rest of London included, is inside the ULEZ. It applies to the vans that deliver and fit furniture in Wandsworth, as it does anywhere else in London. How the van gets to your door is planned during the design visit.

Fulham Palace, about 1.5 miles north-west, is one of the historic houses in the wider area. If your own home is a period one, an alcove beside the chimney breast is often just right for a built-in desk. If you live near King George's Park, a desk placed to make the most of daylight makes a big difference to a working day. If you live in a period home close to St Anne's Church, an alcove beside the chimney breast is often just right for a built-in desk.
