Fitted home offices designed for your room
What it costs
What it costs comes down to the materials and the time involved. That depends on:
- How big the furniture is
- Stairs, lifts and the route to the room
- Awkward walls, sloping ceilings and uneven floors
- Where a van can park, such as a permit bay or a bay suspension
Every room is priced on its own, because the size, the layout and the finish all vary. A spray finish and a hand-painted finish involve different work, and that shows in the price. You will see the figure in your written quote, after the design visit.
What to send when you contact us
To give us a picture of the room, it is useful to include:
- The postcode, so we can plan the visit
- Any ideas or images you’ve saved
- Whether it is a house or a flat, and if there are stairs or a lift
- Radiators, sockets, pipes or meters on or near the wall
Because every job is different, the cost is set out in a written quote after the visit. Each room is different, so we quote after seeing it, once the room is measured and the design talked through. For a quote, use our contact form.
Fitted home offices in Streatham Park
Spare rooms are a natural choice for an office, though many still need space for guests. The office can be planned to leave space for a bed or a sofa, or with doors that close over the desk when you finish work. We will look at how the room is used when we visit in Streatham Park. We make home offices from birch ply and moisture-resistant MDF, painted by hand or sprayed, and the usual reasons to get in touch are a guest room that’s needed for work and an awkward space with no furniture that fits.
A desk has to be level even when the floor isn’t, so desks in older homes are levelled on site. Around Streatham Park, a large share of homes date from before 1919, so levelling is part of the plan from the first visit. The shelving above follows the wall, with the edges scribed.
Our quotes are written in plain words, without jargon. They say what will be made, what it is made from and how it will be finished.

What else we make in Streatham Park
Fitted home offices for homes in Streatham Park
About 63% of the homes in the neighbourhood around Streatham Park went up before 1919, and about 12% between 1919 and 1939, going by the Valuation Office Agency’s 2025 council tax figures. We take that into account at the measuring visit, since older and newer walls take different fixings. Entries on the National Heritage List near the centre of Streatham Park include Roman Catholic Church of the English Martyrs (Grade II*), under half a mile east, and Yew Tree Lodge (Grade II), under half a mile north-west. Where a home is listed, listed building consent can be needed for inside works that affect its character, like fixing into original panelling. Check with the council’s conservation officer first. Flats in converted or shared houses account for about 31% of households in the streets around Streatham Park, in the ONS Census 2021 figures. In a converted house, rooms can be odd shapes, with new partitions meeting old walls, and the route in may go through a shared hall and stairs. If your flat is leasehold, check your lease before anything is fixed to the walls.
If your children go to St Leonard's Church of England Primary School or a school nearby, a desk with shelves and closed storage can serve both work and homework. Close to Streatham Common? A desk placed to make the most of daylight makes a big difference to a working day. Living in a block of flats near Streatham station? Then the lift, the stair turns and the front door all set the largest piece that can come in.

Where other trades come in
We are carpenters, so some jobs belong to other trades. It helps to know these before you plan the job:
- Plastering and decorating around the office
- Turning an unconverted loft into a room
- Any wiring or new lights, which need an electrician

Boards, parts and finishes

- Built-in desks
- Birch plywood
- Cable routes
- Hand-painted finish
- Spray-painted finish
- Moisture-resistant MDF
From workshop to your room
Finishing comes last. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; hand painting, if that is what you chose, can be done in place once everything is fitted. The finish is always the one agreed in your quote. Original hallway tiles and old floorboards are worth protecting, so they’re covered before anything comes in. Fixings into older walls are made carefully, as lath and plaster can crack if treated roughly. Decorating around the furniture afterwards is for your decorator.
- You get in touch with some details about the room and the home it’s in.
- We visit to measure the room and the way in, and discuss the design. It helps to tell us about parking, as much of London has controlled parking zones.
- A quote in writing follows, covering the design, materials and finish.
- The desk and shelving are made at our workshop from moisture-resistant MDF and birch plywood, in sections that fit the route.
- We carry the sections in, assemble them in the room and fit them, with a spray-painted or hand-painted finish.
Getting ready for fitting day
- Take anything hanging off the wall we are fitting to
- Let us know if your street is in a controlled parking zone
- Book any lift and let the concierge or building manager know
How to get a quote
Getting a quote starts with a few details: which room it is, rough sizes and a couple of photos if you can take them. To send them, message us from the contact page. After that, we arrange a visit to measure and discuss the design, then send a written quote.
Related advice
Bespoke fitted home offices or ready-made?
A standalone desk can go with you when you move. A fitted office stays with the house, and it uses the space in a way a standalone desk can’t. The right choice depends on how long you plan to stay. Chimney breasts in older houses stand out by different amounts, so the recesses either side are rarely the same, which means a matching pair of ready-made units seldom fits both. Fitted furniture is made to each one separately.
We quote each job for the room it’s going into, after the design visit. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.
Why us?

How it’s made
Birch plywood
Its layered build gives birch plywood its strength. We use it for desk tops, carcasses and drawer boxes, with the edge either shown or painted.
Spray-painted finish
Spray painting suits desks, panels and doors alike. It’s carried out in the workshop for an even coat. The colour is your choice.
Common questions about fitted home offices
My home in Streatham Park is a period house with walls that are not straight. Is that a problem?
Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. Skirting, picture rails and cornices are met neatly or cut around. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.
I live near Streatham station. Is that in your area?
Yes. We cover all of Wandsworth and the rest of London. You can drop us a line using the contact form to arrange a design visit.
Can I send pictures ahead of the visit?
Yes, they help. Pictures of the whole wall or room, including the floor and ceiling, give us a good idea of the space. To send them, get in touch through our contact form.
Does fitted furniture need planning permission?
Not normally. Fitted furniture inside a house doesn’t normally need planning permission, even in a conservation area. Listed buildings can require listed building consent for works that affect their character, so ask the council’s conservation officer.
Is it possible to have a desk under the eaves?
Yes, if the loft is already a converted room. We plan around the headroom, so the desk sits where you can stand up. Lower areas can take cupboards and shelves.
What if the stairs or lift are small?
It’s made in sections, sized for the route along with the room itself. At the design visit, we measure the route along with the room itself.
