About our fitted home offices in Grange Mills

Each home office is built in our workshop, using moisture-resistant MDF and birch plywood. Birch plywood gives the desk and shelving their strength, while MDF takes paint well for the doors and panels. Once painted, by spray or by hand, it is brought to your home in Grange Mills and fitted. If you are living with paperwork and files with nowhere to go and wanting to close the door on work at the end of the day, home offices made from birch ply and moisture-resistant MDF, painted by hand or sprayed can solve it.

In streets where many homes were built before 1919, as they were around Grange Mills, a small back bedroom or the box room often becomes the office. A built-in desk, shelving and closed storage can fit even a modest room. We plan where cables run, leaving any new wiring to your electrician.

The quote names the materials: moisture-resistant MDF, birch plywood or both, depending on the design. It also says how the furniture will be finished: spray painted or hand painted.

Common questions about fitted home offices

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If your home is listed, internal works that affect its character can need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

How do you fit fitted home offices in a flat in Grange Mills?

We measure the route in along with the room itself: the stairs, landings, lift and doors. Home offices are made in our workshop in sections sized to fit that route, then assembled in your flat. It’s useful to check any building rules and your lease before fitting day.

What are your built-in desks made from?

Our home offices are made from moisture-resistant MDF and birch plywood, then painted. Long shelves are sized to carry books and files without sagging. Your quote confirms the materials and finish.

What if my walls and floors are out of level?

Uneven walls are normal in older London homes, and the furniture is made to deal with them. We scribe the edges to follow the wall and set the furniture level on adjustable feet or a plinth.

Can I send photos ahead of the visit?

Yes, they help. Pictures of the whole wall or room, including the floor and ceiling, give us a good idea of the space. To send them, fill in our short enquiry form.

Can the spare room be an office and a guest room?

That depends on the space you have. An office on one wall often leaves room for a bed. At the design visit, we will suggest what works.

Honest limits

Some parts of a job need another trade, from an electrician to a plumber or a Gas Safe engineer. Here is what to bear in mind:

  • Connecting printers and screens
  • New sockets, data points or wiring, which are for your electrician
  • Painting the walls and ceiling

Not sure whether your space suits fitted home offices? You can drop us a line using the contact form and we will tell you before you arrange a visit. How a job runs, step by step.

Flat-pack or bespoke?

If you are handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls.

What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.

How fitting works for fitted home offices

However carefully a piece is made in the workshop, it still has to meet the room, and that happens on fitting day. Walls in older homes are rarely flat or square, so we scribe the edges by hand to follow the wall, closing the gaps a standard unit would leave. How long the fitting itself takes depends on how much desk, shelving and storage you want, and your quote sets out the fitting days. Scribing is done on site, which means some cutting in the room or close by, so we ask for a clear space to work near the room. We keep dust down and tidy as we go. Where the finish is hand-painted, it can be done after the pieces are in.

  1. You get in touch with some details about the room and the home it’s in.
  2. At the design visit we plan the office and measure the route in: stairs, landings, any lift and the doorways. It helps to tell us about parking, as much of London has controlled parking zones.
  3. We send a written quote.
  4. The desk and shelving are built in our workshop from moisture-resistant MDF and birch plywood, in sections that fit the route.
  5. We carry the sections in, assemble them in the room and fit them, with a spray-painted or hand-painted finish.

Before we arrive

  • Keep pets in another room while we work
  • Mention any parking restrictions on your street
  • Clear the hallway and stairs so the sections can come through

How to get a quote

You don’t need exact measurements to get started. We measure everything properly at the measuring visit, along with the walls, floor and ceiling. To arrange it, message us from the contact page. You receive a written quote after the visit.

Advice

Before and after fitting day

Fresh paintwork takes a while to cure fully, so treat it gently at first. Beyond that, these tips help:

  • Measure your chair and how much room you need behind it
  • Bring paint colours you like to the design visit
  • Estimate the shelf space you’ll need
  • Let us know about every device that needs a home

Small marks on a hand-painted finish can be touched in. It is worth keeping a record of the paint colour. If anything isn’t right with the furniture, tell us about the room on our contact form and we will talk it through.

Keep the chair from knocking the desk edge. Pushing it in gently helps. Small chips on a hand-painted finish are easy to touch in.

Built-in desks and shelving in Grange Mills

Homes built before 1919 make up about 55% of the housing in the streets around Grange Mills, with about 15% built between 1945 and 1972, in the VOA’s 2025 council tax stock figures. That matters for home offices, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. The La Retraite Conservation Area is close by, within about a quarter of a mile of the centre of Grange Mills. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house does not normally need planning permission. If in doubt, the council’s planning team can confirm. London’s red routes are run by TfL, and stopping on them is tightly controlled. If your home is on or just off a main road, it helps to mention it. It lets us plan the stop before fitting day.

If your home is as old as some of the listed buildings nearby, such as The Bedford Hotel, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features can require listed building consent. The wider area includes historic houses such as Kingswood House, about 2.9 miles east. For a period home anywhere nearby, lath-and-plaster walls need the right fixings for shelves above a desk. Close to Wandsworth Common? A desk placed to make the most of daylight makes a big difference to a working day.

Drawers can form a pedestal under the desk. The middle stays open for your knees and chair. We plan it at the design visit.

Hand-painted finish

A hand-painted finish can be applied once the furniture is in place. Marks can be touched in without much trouble. Like any new paint, it needs time to cure fully.
