About fitted wardrobes in DA18
External walls can be colder and damper than internal ones, and clothes pressed against a cold wall can lead to condensation. We allow for ventilation behind and within wardrobes on external walls, which helps keep mould away. We use moisture-resistant MDF, which suits that position. We make fitted wardrobes from birch ply and moisture-resistant MDF, painted by hand or sprayed, and the usual reasons to get in touch are no space in front for doors to swing and too little room for clothes.
You are welcome to ask questions while we work. Most of the decisions were made at the design visit and set out in your quote, so fitting day is about putting it in place carefully and leaving the room tidy. The time the fitting takes depends on the size of the wardrobes and the number of doors, and your quote sets out the fitting days.
- You get in touch and let us know what you keep in your wardrobes now.
- We visit to measure up and work out the inside with you, from rail heights to drawer depths.
- A written quote follows, listing the layout inside, the doors and the finish.
- The wardrobes are built in our workshop from moisture-resistant MDF and birch plywood, ready for the rails, shelves and drawers you chose.
- The wardrobes are fitted in your home, spray-painted in the workshop or hand-painted on site, and the inside fittings go in last.
What affects the price in DA18
How it’s painted is part of the price: spray painting is done in the workshop, while hand painting can be done on site. Your choice, along with the size and the fittings, is reflected in the written quote.

Fitted wardrobes for homes across DA18
Many older bedrooms across DA18 keep a chimney breast with an alcove on each side. In rooms without one, a full wall of storage often works best. Each design is scribed and levelled on site.
In DA18, the largest groups of homes date from between 1973 and 1999 (about 47%) and between 1945 and 1972 (about 19%), in the VOA’s 2025 council tax stock figures. That matters for fitted wardrobes, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. About 32% of households in the DA18 postcode district live in terraced houses, the 2021 Census shows. Terraced houses often have a narrow back bedroom and alcoves either side of a chimney breast, which suit fitted furniture. Purpose-built flats are home to about 40% of households in the DA18 postcode district, according to Census 2021. For a flat, fitted wardrobes are made in sections sized for the stairs, the lift and the doors. Many blocks have rules on lift booking and working hours, so check with the managing agent before fitting day.
In London, the route into a home matters as much as the room, so we look at both at the measuring visit.
Belvedere: If your children go to Lessness Heath Primary School or a school nearby, a mix of drawers and shelves copes with school uniform as well as everything else. Red House, about 2.3 miles south-west, is one of the historic houses in the wider area. If your own home is a period one, tall ceilings give fitted wardrobes room to reach the cornice.
Flat-pack or bespoke?
If you’re handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder, where scribing and fixings that suit the wall are important.
It is worth being honest about cost: flat-pack is normally cheaper to buy. Bespoke makes more sense where the room is awkward, the space is valuable or you want the furniture to look built in.
What affects the price in DA18
We quote each job after the design visit, because no two rooms are the same. This is what makes the difference:
- The width and height of the space
- Walls and floors that are out of level or out of square
- Doors and drawers, and how many
- Parking near your home
In London, parking can affect the price. Much of London is covered by controlled parking zones, so we may need a visitor permit, a paid bay or a suspended bay. It’s useful to talk about parking during the design visit.
Getting in touch
What helps most when you first contact us:
- Radiators, sockets, pipes or meters on or near the wall
- Approximate measurements of the space
- Where you live, with the postcode
- Whether it’s a house or a flat, and if there are stairs or a lift
The quote is built from the design visit. We measure the room properly, check how the walls and floors run and discuss the design with you. Afterwards, we send a quote in writing, so you can take your time with it. To arrange the visit, message us from the contact page.
What it is made from
Hand-painted finish
A hand-painted finish suits wardrobes in a period room. The colour is agreed with you, and touch-ups are simple.
Spray-painted finish
A sprayed coat covers edges, corners and panels evenly for a smooth finish. The colour is agreed at the design stage.
Where other trades come in
Damp treatment and building work are for other specialists, and there are a few other limits too:
- Taking out a chimney breast to make space
- Treating damp or mould on the walls
- The loft conversion itself, which is building work under Building Regulations
The problems fitted wardrobes solve
Sharing a bedroom means sharing the wardrobe. We can plan separate sections for each person.
Requests we hear often include:
- An awkward slope in a loft bedroom
- Storage boxes stacked under the bed
- A room too narrow for hinged doors
- Empty alcoves in the bedroom
Common questions about fitted wardrobes
Do I need permission in a conservation area?
Not normally. Inside a house, fitted furniture doesn’t normally need planning permission. Listed buildings can need listed building consent for works that affect their character.
Is the furniture made to order?
We make it in our workshop, to the design and sizes agreed after the design visit. Then we bring it to your home and fit it.
Will a sloping floor cause problems for fitted wardrobes?
Floors in older houses are often out of level. The wardrobes are levelled on adjustable feet or a plinth and the doors line up.
Can a fitted wardrobe go against a cold wall?
Yes. We plan ventilation behind and inside wardrobes on external walls, using moisture-resistant MDF. Any existing damp needs dealing with before fitting.
Which boards do you build with?
Moisture-resistant MDF and birch plywood. MDF is stable and takes paint well, while birch plywood is strong and holds screws well.
How much will my fitted wardrobe cost?
Each room is quoted on its own: the size, what goes inside, the finish and how square the room is all count. The written quote follows the design visit.
What finishes do you offer?
There are two choices: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. Your quote sets out which you’ve chosen.
