Fitted home offices in Dulwich Village: what you get

Cables are easy to forget and hard to hide later. We design routes through the desk and units for chargers, screens and printers. Any new sockets are fitted by your electrician, with the furniture designed to suit. We look at the sockets when we visit in Dulwich Village. Most enquiries start with a tangle of chargers and leads and wanting to close the door on work at the end of the day, and the answer is built in our workshop from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

A large share of the homes around Dulwich Village were built before 1919, and Victorian and Edwardian rooms typically have a chimney breast with an alcove each side. A desk can sit in an alcove, with shelving above and a cupboard below, which keeps work in its own corner of the room. Walls are rarely straight in older houses, so the desk and shelves are scribed to fit.

The quote names the materials: moisture-resistant MDF and birch plywood, each used where it suits the job. It also says how the furniture will be finished: spray painted or hand painted.

Questions we are often asked

Do you cover homes near North Dulwich station?

Yes. We cover all of Southwark and the rest of London. You can use our contact form to arrange a design visit, and tell us about parking and access at the same time.

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Do I choose the paint colour?

You choose it. We agree the colour with you.

What does a built-in desk cost?

We quote each job for the room it’s going into, after the design visit. It depends on how much furniture you want, the layout and the finish. To get a quote, use our contact form and we’ll arrange a design visit.

What materials do you use for home offices?

We use moisture-resistant MDF and birch plywood. The desk, shelves and drawer boxes are birch plywood, which is strong and holds screws well, while the doors and panels are MDF, which paints well. Everything is finished by spray painting or hand painting.

How do you get large furniture into a flat?

We plan the route in at the measuring visit. We measure the stairs, landings, lift and doors, and the furniture is made in sections sized to get through.

Boards, parts and paint

Birch plywood

Shelves full of books and files carry real weight. We use birch plywood for shelves that carry a load. Where the span is long, we add thickness or support.

Shelves

Office shelving often carries heavy loads. How far a shelf spans and what it holds both count. Each shelf is made to stay straight under what you plan to store.

Tips worth knowing

None of this takes much effort. What we’d suggest:

  • Note how many files and books you need to store
  • Think about what you’d like on show
  • Think about the space you need to push back
  • Let us know about every device that needs a home

When we have finished fitting, the desk and storage are ready. Paint needs time to cure fully, so treat the new finish gently at first. A desk mat helps protect the new paint while it settles.

A chair that bumps the desk can chip the paint. Ease the chair in rather than pushing it hard. Small chips on a hand-painted finish are easy to touch in.

How we price fitted home offices

The price for your room depends on:

  • Tricky walls, sloping ceilings and uneven floors
  • Hanging rails, shelves, drawers and other fittings inside
  • How easy it is to get the furniture into the room
  • Parking and unloading on your street

Every piece is quoted for your room after the design visit. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

Before the design visit

Here’s what helps us most when you get in touch:

  • Photos of the whole wall or room, including the floor and ceiling
  • Rough measurements, even if they’re only to the nearest few centimetres
  • What kind of home it is, and which floor the room is on
  • Any ideas or images you’ve saved

Getting a quote starts with a few details: which room it is, rough measurements and a couple of photos if you can take them. When you are ready, drop us a line using the contact form. After that, we arrange a visit to measure and go through the design, then send a written quote.

Flats, conversions and lettings

Many London terraces have been converted into flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind, once we’ve measured the way in.

Conversions and newer flats often have stud walls rather than solid brick. Fixings are chosen to suit whatever the wall is made of, after checking the walls during the design visit.

Working from home in Dulwich Village

The biggest shares of homes in the neighbourhood around Dulwich Village were built before 1919 (about 72%) and between 1945 and 1972 (about 14%), based on the Valuation Office Agency’s 2025 council tax data. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. The National Heritage List has 54 entries within half a mile of the centre of Dulwich Village. Original fireplaces, shutters and panelling are worth keeping where they survive, and home offices can be designed to work around them. Parking on many inner London streets is controlled, with zones run by each borough. For fitting in Dulwich Village, a van usually needs a visitor permit, a paid bay or a bay suspension, which the council arranges, often with notice. Tell us what parking is near you at the measuring visit.

If your children go to Dulwich Hamlet Junior School or a school nearby, a desk long enough for two can serve a laptop and a homework book side by side. Near listed buildings like Bell House, under half a mile south of the centre of Dulwich Village, older homes may keep original joinery that home offices can be designed around. For a listed home, fixing into original features can need listed building consent. Living in a block of flats near North Dulwich station? Fitting day, step by step

When we arrive on fitting day, the first job is covering the floors and protecting the way in from the front door. The sections built in our workshop come in next, a piece at a time. How long the fitting takes depends on the size of the room and the design, and your quote sets out the fitting days. Where a period house has been split into flats, the way in often goes through shared parts, so neighbours may appreciate a note before fitting day. The sections are sized for the narrowest point on the route. Saturday fitting is possible by prior arrangement.

  1. You get in touch and let us know how you work and where you’d like the office, including the equipment you use.
  2. We visit to measure the room and discuss the desk, shelving and storage. New sockets are for your electrician, so it’s useful to think about them early.
  3. We send a written quote setting out the design, materials and finish, for you to read through.
  4. The desk, shelving and cupboards are built in our workshop, using moisture-resistant MDF and birch plywood.
  5. We bring it to your home, fit it and leave it ready to use.

Before fitting day

  • Keep pets in another room while we work
  • Take anything hanging off the wall we are fitting to
  • Empty the space we will be working in

How to get a quote

The quote is built from the design visit. We measure the room properly, check how the walls and floors run and talk through the design with you. A quote in writing follows the visit. To arrange the visit, fill in our short enquiry form.
