Dulwich Village Built-in Bookshelves

  • Shelves that sag under books
  • Shelves packed two rows deep

Need built-in bookshelves in Dulwich Village?

Living-room storage in Dulwich Village

Homes built before 1919 make up about 72% of the housing in the area around Dulwich Village, with about 14% built between 1945 and 1972, based on the Valuation Office Agency’s 2025 council tax data. The age of a home tells us a lot about its walls, floors and ceilings, and so about how built-in bookshelves are fixed and fitted. Part of Dulwich Village is in the Dulwich Village Conservation Area, one of the conservation areas recorded by Historic England. Fitted furniture inside a house doesn’t normally need planning permission in a conservation area, as the controls are mostly concerned with the outside of buildings. If you want to be certain, ask the council’s planning team. About 30% of households in the area around Dulwich Village live in terraced houses, according to Census 2021. Terraced houses in London often have alcoves beside a chimney breast, and built-in bookshelves are made to those widths.

For an older house near St Barnabas' Church, walls that bow and floors that slope are why built-in bookshelves are scribed to fit rather than pushed into place. Living in a block of flats near North Dulwich station? Then it helps to book the lift and tell the concierge before fitting day.

How we make built-in bookshelves for Dulwich Village

A full bookcase is heavy, so the fixings matter. We fix built-in bookshelves to sound walls with fixings that suit how the wall is built, from solid brick to lath and plaster or plasterboard on studs. Loose plaster or a weak wall should be dealt with first. We make built-in bookshelves from moisture-resistant MDF and strong birch plywood, with a painted finish, and the usual reasons to get in touch are shelving that frames a window and books piled on the floor.

Older houses tend to come with picture rails, tall skirtings and cornices, and built-in bookshelves need to meet those lines neatly. A large share of the housing around Dulwich Village went up before 1919, so mouldings are something we expect to talk about during the design visit. The top of the furniture can stop at the picture rail or carry on to the cornice, whichever suits the room.

The quote names the materials: moisture-resistant MDF, birch plywood or both, depending on the design. It also says how the furniture will be finished: spray painted or hand painted.

What affects the cost of built-in bookshelves

There’s no set price, because there’s no set room. The things that affect it are:

  • The overall size of the piece
  • How square the room is
  • Hanging rails, shelves, drawers and other fittings inside
  • How easy it is to get the furniture into the room

Parking is part of the price picture in London. The boroughs run controlled parking zones across much of the city, so a van may need a visitor permit, a paid bay or a bay suspension near your home. It is useful to talk about parking during the design visit.

Helping us understand the room

When you contact us, these help most:

  • Photos of the whole wall or room, including the floor and ceiling
  • How you want to use the space
  • Anything in the way, like radiators, sockets, switches, a boiler or meters
  • Pictures of styles you like, if you have any

It helps to see the room before we come. Pictures of the whole wall, the corners and the ceiling line give us a good feel for the space, along with rough measurements. To share them, use our contact form, and we will suggest a time for a design visit.

Caring for painted furniture

Getting the most from built-in bookshelves starts with the planning and carries on after fitting day. Here are some things worth bearing in mind:

  • Estimate how many metres of books you have
  • Tell us if a radiator sits where you’d like shelves
  • Think about cupboards below for things you’d rather hide
  • Book your electrician first if sockets need moving

Dust shelves with a soft cloth. Avoid abrasive pads and strong sprays, as they can dull the finish.

If you see damp behind or near the shelving, look into it early. Damp needs its cause fixing by the right trade.

Questions from Dulwich Village

My home in Dulwich Village is a period house with walls that are not straight. Is that a problem?

Yes, that is normal in older houses: each piece is scribed to the wall and levelled at the base. Skirting, picture rails and cornices are met neatly or cut around. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.

I live near North Dulwich station. Is that in your area?

Yes. We cover all of Southwark and the rest of London. You can message us from the contact page to arrange a design visit, and let us know about parking and access at the same time.

What keeps bookshelves from bowing under books?

Shelves are sized for their span, depth and the weight they’ll carry. For long runs, we use a thicker shelf, a front lip or a support. Mention anything very heavy when we plan.

What affects the price of built-in bookshelves?

Size, doors and drawers, what goes inside and the finish all affect it, along with access and parking. We send a quote in writing after the design visit.

Can built-in shelves be adjustable?

It’s your choice: fixed, adjustable or a mix. Fixed shelves brace the bookcase, while adjustable ones let you change the spacing later. A mix often works best.

How are built-in bookshelves fixed to the wall?

That depends on how the wall is built. Fixings are chosen for the wall type. If a wall isn’t suitable, we will tell you.

Why people ask for built-in bookshelves in Dulwich Village

Some people are tired of shelves that bow and bookcases that lean. Bowing is a sign the shelves are too long or too thin for the load. Bespoke shelves are sized for the span and the weight.

Here are some of the needs we’re asked about most:

  • Empty alcoves that could hold books
  • Space for art books and records
  • Books with nowhere left to go
  • A bare wall above a doorway

If you live near Dulwich Park, built-in bookshelves can be planned to frame a window with a view rather than block it.

Questions to ask before you hire anyone

  • Real projects you can actually look at
  • Whether they measure the room themselves
  • How the furniture will be finished, and where
  • How doors and drawers are fitted

Honest limits

We design, make and fit the furniture. In practice, that means:

  • Making good walls that can’t take fixings
  • Relocating radiators or pipework
  • Redecorating, which is for your decorator

If in doubt, you can drop us a line using the contact form and describe the room. How it works.

How fitting day works

There is not much for you to do on fitting day. Someone needs to let us in, and the room should already be cleared, as agreed during the design visit. From there, we protect the floors, bring the furniture in and get on with the fitting. The time the fitting takes depends on the size of the bookcase and the walls it’s fitted to, and the fitting days are set out in your quote. On fitting day, edges are trimmed on site to follow the walls, so a clear area to work in near the room helps. We keep dust down and tidy as we go. Hand painting, if that’s your finish, can follow the fitting.

  1. You get in touch about built-in bookshelves. A rough idea of the wall and the books is plenty to start with.
  2. At the design visit, we measure the wall, check how it’s built and plan spans and depths with you, and talk about cupboards below.
  3. We send a written quote with the design, materials and finish, including spray or hand painting.
  4. We build the shelving in our workshop, sizing each shelf for what it carries.
  5. We fit it in your home, scribed to the walls and fixed to suit them.

Before fitting day

  • Book any lift and let the concierge or building manager know
  • Let us know if your street is in a controlled parking zone
  • Clear the hallway and stairs so the sections can come through

How to get a quote

The design visit is where every quote starts. We measure the room properly, check how the walls and floors run and go through the design with you. Afterwards, we send a written quote. To arrange the visit, send us a few details through our contact form.
