Bankside Fitted Home Offices
Thinking about fitted home offices in Bankside? It starts with a design visit to measure and talk through ideas, then a quote in writing, before anything is made.
- A guest room that is needed for work
- Glare from a window on the screen
- A desk buried under papers
Fitted home offices for your home in Bankside
About our fitted home offices in Bankside
A spare room often makes the best home office, particularly if it still needs to work as a guest room. The office can be planned to leave space for a bed or a sofa, or with doors that close over the desk when you finish work. It’s worth talking through at the measuring visit in Bankside. We make home offices from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the things people most often want solved are a screen that’s hard to read by the window and paperwork and files with nowhere to go.
Many homes around Bankside were built since 2000, and newer homes often have open-plan living rooms. In an open-plan room, a desk behind doors keeps work out of sight in the evening. In a managed block, check the rules on lifts and deliveries before fitting day.
You get the quote in writing, so you can read it at your own pace and share it with anyone else involved. It records the design, the materials and the finish we discussed.

Before and after fitting day
Painted fitted furniture is easy to look after with a little care. These habits help most:
- Let us know about every device that needs a home
- Note how many files and books you need to store
- Think about what you’d like on show
- Think about the space you need to push back
Once the fitting is done, your office is ready to use. Paint needs time to cure fully, so treat the new finish gently at first. Use a mat under a laptop or anything with rubber feet while the paint hardens.
Check now and then that handles and hinges are tight. Tightening early stops a small looseness getting worse. If a door drops or a drawer catches, drop us a line using the contact form and tell us.

Common questions about fitted home offices
Does a conservation area in or near Bankside affect fitted furniture?
Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. If you’re unsure, the council can confirm.
Will parking be an issue for fitting furniture in Bankside?
It can be, as controlled parking zones cover much of inner London. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to tell us about parking during the design visit, and we’ll plan around it.
Do I choose the paint colour?
You choose it, and it’s agreed with you before painting. Whichever finish you pick, it is in the colour you’ve chosen.
Is an alcove big enough for a desk?
That depends on the size of the alcove. Many are wide enough for a compact desk, with shelves and storage around it. We’ll tell you honestly when we visit.
Do you work on Saturdays?
Yes, by arrangement. Let us know when you get in touch if a Saturday suits you best.
Can I send photos ahead of the visit?
Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot, particularly with rough measurements. You can send them when you get in touch through our contact form.
How fitting day works
Fitting day follows a set order: floors are protected, the sections come in, everything is levelled, scribed to the walls, fixed and finished. At the end, we tidy up and go over the work with you. The time the fitting takes depends on the size of the room and the design, and the fitting days are agreed in your quote. In a newer home, floors, walls and door frames are often freshly finished, so we protect the route before carrying anything in. Door frames and corners get covers too. Once inside, the pieces are joined in place.
- It starts with a short note from you about the space.
- We visit to measure the room and the way in, and talk through the design.
- A written quote follows, covering the design, materials and finish.
- The desk and shelving are made at our workshop from moisture-resistant MDF and birch plywood, in sections that fit the route.
- We carry the sections in, assemble them in the room and fit them, with a spray-painted or hand-painted finish.
Before fitting day
- Have your electrician move any sockets or switches beforehand
- Empty the space we will be working in
- Book any lift and let the concierge or building manager know
Arranging a design visit
If you already have something in mind, tell us; if not, we can work it out together at the visit. At the design visit, we measure up and talk the design through with you, and the written quote then sets it out. To start, send us a few details through our contact form.
Advice
Bankside homes and fitted home offices
In the area around Bankside, the largest groups of homes date from the years since 2000 (about 48%) and before 1919 (about 19%), based on the Valuation Office Agency’s 2025 council tax data. We take that into account at the measuring visit, since older and newer walls take different fixings. Entries on the National Heritage List near the centre of Bankside include Church of St Benet (Grade I), under half a mile north, and College of Arms (Grade I), under half a mile north. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, can require listed building consent. Ask the council’s conservation officer before anything is fixed. About 48% of homes around Bankside were built since 2000, well above the figure for Southwark as a whole, about 28%, going by the Valuation Office Agency’s 2025 council tax figures. That makes plasterboard stud walls and compact rooms more likely, which shapes the fixings and sizes.
If you live in a period home close to St Mary Mounthaw, lath-and-plaster walls need the right fixings for shelves above a desk. Mansion House, about 0.6 miles north-east, is one of the historic houses in the wider area. For a period home anywhere nearby, a small back bedroom can become a home office with a desk under the window.
Bankside is about 3 miles south of East Dulwich, part of the London Borough of Southwark. Design visits and fitting in Bankside can be on a Saturday, by arrangement. We list Bankside among 21 places we cover in Southwark.

Across the rest of Southwark, our area takes in East Dulwich (3 miles south), Herne Hill (4 miles south), Camberwell (2 miles south), Peckham (3 miles south-east), Rotherhithe (3 miles east) and Surrey Quays (3 miles south-east). Where other trades come in
As carpenters, we leave some work to other trades. It’s useful to know these before you plan the job:
- Any wiring or new lights, which need an electrician
- Painting the walls and ceiling
- Changes to the structure of the house
Not sure whether your space suits fitted home offices? You can use our contact form and we will tell you. How it works.
What it is made from
- Birch plywood
- Hand-painted finish
- Moisture-resistant MDF
- Built-in desks
- Spray-painted finish
- Cable routes
- Filing drawers
What it costs
Prices vary from room to room, and it comes down to:
- What goes inside: rails, shelves, drawers and dividers
- Whether you choose a spray or hand-painted finish
- How big the furniture is
- How easy it is to get the furniture into the room
Rooms that are not square take more work: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. That is reflected in the quote.
Getting in touch
Ahead of the design visit, we will typically ask about:
- Pictures of the whole wall or room, including the floor and ceiling
- The type of home and how the room is reached
- Anything in the way, such as radiators, sockets, switches, a boiler or meters
- Examples of the look you are after
Rough measurements are fine at the start. Everything is measured properly when we visit, including how level the floor and ceiling are. To arrange it, message us from the contact page. The written quote follows the visit.
The problems fitted home offices solve
Many spare rooms need to work as an office and a guest room. A built-in desk and storage can leave space for a bed. It makes the most of a room that is only sometimes used for guests.
If you recognise any of these, it’s worth talking to us:
- Glare from a window on the screen
- No proper place to work from home
- Flimsy shelves that will not take the weight
- Wires with no tidy route
If you live near Bernie Spain Gardens, a desk facing a window makes the most of the daylight.
Choosing a carpenter
- Real projects you can actually look at
- Are the boards named, like MDF or plywood?
- Will the doors close with even gaps?
- How parking will work on your street
