Fitted home offices for your home in Dulwich

Fitted home offices for homes in Dulwich

A good home office has a place for everything. We can plan drawers, file storage, a cupboard for the printer and shelving, so the work surface stays clear. Doors can hide the working things when you are done. For a home in Dulwich, we design it all around what you need to store. We make home offices from moisture-resistant MDF and strong birch plywood, with a painted finish, and people most often get in touch about glare from a window on the screen and a room with two jobs to do.

In streets where many homes were built before 1919, as they were around Dulwich, a small back bedroom or the box room often becomes the office. Home offices can make that room work, with the desk under the window or across an alcove. Cable routes are planned so they run neatly to the sockets, and any new sockets are for your electrician.

Once you’ve read the quote and decided to go ahead, the furniture is built in our workshop. The quote sets out the agreed design, materials and finish, so you can check every detail beforehand.

From workshop to your room

With the carcasses fixed and level, we hang any doors and fit any drawers or lids. We adjust each one so the gaps line up and it closes cleanly. The time the fitting takes depends on how much desk, shelving and storage you want, and we confirm the fitting days in your quote. On fitting day in an older house, the main job is scribing to walls and levelling on floors that slope, so each piece is trimmed and adjusted on site. We protect the floors and keep dust to a minimum. Parking can be tight on terraced streets, so tell us about permits and bays at the measuring visit.

  1. First you let us know about the room and what your work needs.
  2. We visit to measure the room and talk through the desk, shelving and storage.
  3. You receive a quote in writing for the office we’ve discussed, for you to read through.
  4. Your office furniture is made at our workshop and painted to your chosen colour, using moisture-resistant MDF and birch plywood.
  5. We bring it to your home, fit it and leave it ready to use.

How to prepare

  • Empty the space we’ll be working in
  • Keep pets out of the room and the hallway
  • Take anything hanging off the wall we’re fitting to

Ask for a quote

A quote begins with some details from you: which room it is, rough measurements and a couple of photos if you can take them. When you are ready, drop us a line using the contact form. We will then arrange a design visit and follow it with a quote in writing.

Working from home in Dulwich

The biggest shares of homes in the neighbourhood around Dulwich were built before 1919 (about 73%) and between 1945 and 1972 (about 15%), based on the Valuation Office Agency’s 2025 council tax data. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Within a mile of the centre of Dulwich, 3 conservation areas are recorded by Historic England. England has around 10,000 in all, and their controls are mainly about the outside of buildings. About 29% of households in the neighbourhood around Dulwich live in flats in converted or shared houses, in the ONS Census 2021 figures. In a converted house, rooms can be odd shapes, with new partitions meeting old walls, and the route in may go through a shared hall and stairs. If your flat is leasehold, check your lease before anything is fixed to the walls.

For a flat near West Dulwich station, it’s useful to book the lift and tell the concierge before fitting day. If you live in a period home close to Christ's Chapel of God's Gift, an alcove beside the chimney breast is often just right for a built-in desk. For a family home near St Anthony's Catholic Primary School, a desk with shelves and closed storage can serve both work and homework.

Before and after fitting day

New paint needs time to cure fully, so treat it gently at first. Beyond that, these tips help:

  • Think about glare on your screen
  • Measure your chair and how much room you need behind it
  • Let us know about parking near your home
  • Estimate the shelf space you will need

Once the fitting is done, your office is ready to use. New paintwork takes time to cure fully, so go easy on it to begin with. A desk mat helps protect the new paint while it settles.

Check now and then that handles and hinges are tight. Tightening early stops a small looseness getting worse. If a door drops or a drawer catches, drop us a line using the contact form and tell us.

Questions from Dulwich

I live near West Dulwich station. Is that in your area?

Yes, homes across Southwark and the rest of London are within the area we cover. You can send us a few details through our contact form to arrange a design visit.

Do you make fitted home offices for homes in Dulwich?

Yes, Dulwich is within the area we cover, which takes in all of Southwark and the rest of London. We start with a design visit to measure the room and talk through what you need, and then we send a quote.

How long will the home office fitting take?

How long fitting takes depends on the layout and how many pieces make up the office, and the fitting days are agreed in your quote. Every part is built in our workshop before we arrive. If you’d like the fitting on a Saturday, that can be arranged.

What does a built-in desk cost?

Prices are quoted for your room, once we’ve measured and talked through the design. A simple desk with shelves involves less work than a full wall of cupboards and drawers. Everything is set out in a quote in writing after the visit.

Is an alcove big enough for a desk?

That varies with the size of the alcove. Many are wide enough for a compact desk, with shelving above and drawers below. We measure and give an honest view at the measuring visit.

Do I need permission to fit furniture in a leasehold flat?

Possibly. A lease can require consent for alterations, including fixing furniture to the walls. Check your lease, as we can’t advise on it.

Bespoke or off-the-shelf?

Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. That’s something we plan for in the design.

Cost matters, and it is fair to say so: off-the-shelf furniture normally costs less up front. Bespoke makes more sense where the room is tricky, the space is valuable or you want the furniture to look built in.

What fitted home offices cannot fix

Our work is the furniture itself: designing it, making it in our workshop and fitting it. That means:

  • Changes to the structure of the house
  • Installing IT equipment or broadband
  • Plastering and decorating around the office

If in doubt, you can fill in our short enquiry form and describe the room. How it works.

Boards, parts and finishes

  • Spray-painted finish
  • Moisture-resistant MDF
  • Cable routes
  • Hand-painted finish
  • Birch plywood
  • Filing drawers
  • Built-in desks

How it is made

Moisture-resistant MDF

Moisture-resistant MDF is stable and takes paint well. It suits doors, drawer fronts and panels, where a smooth, even finish matters.

Birch plywood

Shelves full of books and files carry real weight. We use birch plywood for shelves that carry a load. Where the span is long, we add thickness or support.
