Fitted home offices in East Village
Spare rooms are a natural choice for an office, though many still need space for guests. The office can be planned to leave space for a bed or a sofa, or doors that close over the desk at the end of the day. We will look at how the room is used when we visit in East Village. We make home offices from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted, and people most often get in touch about cables trailing across the desk and floor and shelving that bows under the load.
Many homes around East Village were built since 2000, and across London a lot of homes from those years have compact layouts. Sockets and data points in newer homes are often already where a desk would go, so home offices can be planned around them. New wiring is a job for your electrician.
The written quote puts the design visit in writing: the layout, what goes inside, the materials used and the finish. If something is not quite right, tell us before anything is made.

Flats, leases and landlords
Leaseholders should check the lease before anything is fixed to the walls. Some leases need the building owner’s consent for alterations. We can’t give advice on leases.
In a managed block, the building manager or concierge may need notice before we arrive. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Mention it when you contact us.
Built-in desks and shelving in East Village
The biggest shares of homes in the neighbourhood around East Village were built since 2000 (about 68%) and before 1919 (about 12%), going by the Valuation Office Agency’s 2025 council tax figures. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Near the centre of East Village, Historic England’s list includes The Theatre Royal (Grade II*), about 0.6 miles south-east. Where a home is listed, listed building consent can be needed for inside works that affect its character, such as fixing into original panelling. Ask the council’s conservation officer before anything is fixed. Fewer homes around East Village date from before 1919 than across Newham: about 12%, against about 37%, in the VOA’s 2025 council tax stock figures. We check what the walls are made of at the measuring visit, as they vary with the age of the home.
If you live near Mabley Green, a desk placed to make the most of daylight makes a big difference to a working day. If your home is one of the older houses near St Eleutherius, lath-and-plaster walls need the right fixings for shelves above a desk. For a flat near Stratford International station, the lift, the stair turns and the front door all set the largest piece that can come in.

What affects the cost of fitted home offices
There is no set price, because there is no set room. The things that affect it are:
- Whether you choose a spray or hand-painted finish
- The number of doors and drawers
- Where a van can park, such as a permit bay or a bay suspension
- How square the room is
Prices are quoted for your room, once we’ve measured and talked through the design. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.
Helping us understand the room
What helps most when you first contact us:
- Whether it is a house or a flat, and if there are stairs or a lift
- Any ideas or images you’ve saved
- Anything in the way, like radiators, sockets, switches, a boiler or meters
- What the furniture needs to hold
You don’t need exact measurements to get started. We measure everything properly at the measuring visit. To arrange it, message us from the contact page. The written quote follows the visit.
Fitting day, step by step
The last stage of the day is the finish. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; hand painting, if that is what you chose, can be done in place once everything is fitted. Either way, the finish is the one set out in your quote. On the day, floors are covered first and the sections brought in. The pieces are levelled and fixed with fixings that suit the wall. Any hand painting can be finished on site.
- It starts when you get in touch about a home office. A line on how you work helps too.
- At the design visit, we look at the room, the window and your equipment, and plan where the cables will run.
- A written quote follows, with the fitting days agreed. You can ask us about any part of it.
- We make the desk, shelves and cupboards in our workshop, from moisture-resistant MDF and birch plywood.
- We fit it in your home and leave it ready for work, with the cable routes left open.
Before we arrive
- Take anything hanging off the wall we’re fitting to
- Point out meters, boilers and fuse boards near the furniture
- Get any new sockets or wiring done by your electrician before fitting day
How to get a quote
Photos help us understand the room before we visit. A few pictures showing the walls, the corners and where the ceiling meets them give us a good feel for the space. To send them over, use our contact form, and we will arrange a design visit.

Flat-pack or bespoke?
Cost matters, and it is fair to say so: off-the-shelf furniture usually costs less up front. Bespoke makes more sense where the room is tricky, the space is valuable or you want the furniture to look built in.
Flat-pack and off-the-shelf furniture has its place. If the walls are straight and the space suits standard sizes, it often does the job, and it is quick to buy.
Questions from East Village
Is parking a problem for fitting in East Village?
It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. Let us know what parking is near you at the measuring visit.
I live in a flat in East Village. How will the furniture get up the stairs?
We measure the route in as well as the room: the stairs, landings, lift and doors. Home offices are made at our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.
Can a desk be fitted into an alcove?
Often, yes. A desk with shelving over it can fit neatly in an alcove. We scribe it to the walls, which are rarely straight in a period room. At the design visit we will measure and tell you what fits.
What if my walls and floors are out of level?
That is normal in older homes, and it’s what scribing is for. Edges are scribed to the wall, and adjustable feet or a plinth bring the furniture up to level.
Do you work on Saturdays?
Yes, by arrangement. If a Saturday works better for you, say so when you get in touch.
Can you add power points to the desk?
That’s work for your electrician. We plan the furniture around them, with cable routes through the desk and units. Your electrician can then fit them as planned.
Made for the room, or bought in a box?
Off-the-shelf desks and shelving are made for flat walls and standard sizes. In an awkward space, standard pieces leave gaps. A fitted home office is designed for the room and scribed to the walls. It costs more than flat-pack furniture, and what you get is an office that fits. Big standalone units can dominate a compact room, whereas fitted pieces painted to suit the walls sit back into the space.
Parking is part of the price picture in London. The boroughs run controlled parking zones across much of the city, so a van may need a visitor permit, a paid bay or a bay suspension. Let us know about parking at the measuring visit, so it can be planned.
