Soho Fitted Home Offices
Walls in older London homes are rarely straight, so we scribe the furniture to follow them. We make fitted home offices for homes in Soho, each designed at a visit to your home.
- A screen that’s hard to read by the window
- Files and folders piling up
- An alcove or landing that could take a desk

About our fitted home offices in Soho
A spare room often makes the best home office, particularly if it still needs to work as a guest room. We can design desks, shelving and cupboards that leave room for a bed, or with doors that close over the desk when you finish work. We’ll look at how the room is used when we visit in Soho. If you’re living with no proper place to work from home and a spare room that has to be an office and a guest room, home offices made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted can solve it.
A large share of the homes around Soho were built before 1919, and houses of that age often have alcoves either side of a chimney breast. An alcove is often just wide enough for a desk, with shelves above, which keeps work in its own corner of the room. Walls are rarely straight in older houses, so the desk and shelves are scribed to fit.
Everything we agree at the measuring visit goes into the written quote: the layout, what goes inside, the materials used and the finish. If you’d like to change anything, it is easier before the furniture is made.

What affects the price in Soho
To work out the quote, we look at:
- The number of doors and drawers
- Whether you choose a spray or hand-painted finish
- How big the furniture is
- How square the room is
Every piece is quoted for your room after the design visit. Bigger pieces use more board and take longer to make and fit, so size is the starting point. After that, the number of doors and drawers, the internal fittings and the finish all play a part.
Before the design visit
A few details help us understand the job before we visit. When you contact us, it is useful to send:
- Whether it is a house or a flat, and if there are stairs or a lift
- Examples of the look you are after
- Anything in the way, like radiators, sockets, switches, a boiler or meters
- Pictures showing the full wall, from floor to ceiling
Every quote follows a design visit. We measure the space, check the walls and floors and discuss what you’d like, then send a quote in writing. Because every job is different, the cost is set out in a written quote after the visit. To book a design visit, fill in our short enquiry form.
Fitted home offices for homes in Soho
About 49% of the homes in the neighbourhood around Soho went up before 1919, and about 21% since 2000, according to Valuation Office Agency council tax figures (2025). The age of a home tells us a lot about its walls, floors and ceilings, and so about how home offices are fixed and fitted. Soho is partly covered by the Soho Conservation Area, according to Historic England’s records. Being in a conservation area mainly affects changes to the outside of a building, and fitted furniture inside a house doesn’t normally need planning permission. Your council can advise if you’re unsure. About 49% of homes in the neighbourhood around Soho were built before 1919, based on the Valuation Office Agency’s 2025 council tax data. In older houses, an alcove or a small back bedroom often makes a good place for a built-in desk.
If you live near St Anne's Churchyard, a desk placed to make the most of daylight makes a big difference to a working day. Near listed buildings like House of St Barnabas, less than half a mile north of the centre of Soho, older homes may keep original joinery that home offices can be designed around. If your own home is listed, check with the council before fixing into original features. If you live in a flat close to Tottenham Court Road station, the lift, the stair turns and the front door all set the largest piece that can come in.

Tips worth knowing
Most of what helps is simple. What we’d suggest:
- Bring paint colours you like to the design visit
- Decide how much should be open shelving and how much behind doors
- Note what sits on and around your desk
- Check whether you’ll need new sockets
Wiping the desk and fronts with a soft, damp cloth is usually all they need. Avoid scourers and harsh cleaners. The front edge of the desk picks up marks first.
Check now and then that handles and hinges are tight. Tightening early stops a small looseness getting worse. If something stops working smoothly, use our contact form and describe it.
Could you do it yourself?
Where bespoke earns its keep is in rooms that are not square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths.
Flat-pack and off-the-shelf furniture has its place. In a room with square walls and standard sizes, it can work well, and it’s easy to buy.
Flats, conversions and leaseholders
We also make and fit furniture for landlords furnishing a let. The materials are the same as for any home: moisture-resistant MDF and birch plywood.
For a rented home, access for the design visit and fitting day has to be agreed with the tenants, at times that suit them. A letting agent can arrange this on a landlord’s behalf.
From workshop to your room
Every fitting follows the same order: we protect the floors, bring the sections in, set them level, scribe them to the walls, fix them and finish them. At the end, we tidy up and go over the work with you. The time the fitting takes depends on the size of the room and the design, and we confirm the fitting days in your quote. On fitting day in an older house, the main job is scribing to walls and levelling on floors that slope, so there’s some trimming and adjusting on site. We protect the floors and keep dust to a minimum. Parking can be tight on terraced streets, so tell us about permits and bays at the measuring visit.
- It starts with a short note from you about the space.
- We visit to measure the room and the way in, and discuss the design. It helps to let us know about parking, as much of London has controlled parking zones.
- We send a written quote.
- The desk and shelving are built in our workshop from moisture-resistant MDF and birch plywood, in sections that fit the route.
- We carry the sections in, assemble them in the room and fit them, with a spray-painted or hand-painted finish.
Before we arrive
- Have your electrician move any sockets or switches beforehand
- Mention any parking restrictions on your street
- Check the building’s rules for trades and lift bookings

Common questions about fitted home offices
Will parking be an issue for fitting furniture in Soho?
It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the measuring visit, and we’ll plan around it.
My home in Soho is a flat. How do you get the furniture in?
We measure the route in not just the room: the stairs, landings, lift and doors. Home offices are made in our workshop in sections sized to fit that route, then assembled in your flat. It’s useful to check any building rules and your lease before fitting day.
Can a home office double as a guest room?
It depends on the size of the room. An office on one wall often leaves room for a bed. We will look at the options at the design visit.
What if my walls and floors are out of level?
It’s something we deal with all the time. We trim the edges to follow the wall and level the base, so it sits tight to the room.
Do I get to choose the colour?
You choose it. The paint colour is agreed with you.
How is a home office priced?
There’s no price list: each design is priced in writing after we’ve seen the space. A simple desk with shelves involves less work than a full wall of cupboards and drawers. Everything is set out in a quote in writing after the visit.
