How we make fitted home offices for Maida Vale

A spare room often makes the best home office, especially if it still needs to work as a guest room. The office can be planned to leave space for a bed or a sofa, or with doors that close over the desk when you finish work. We will look at how the room is used when we visit in Maida Vale. We make home offices from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and the usual reasons to get in touch are shelving that bows under the load and an awkward space with no furniture that fits.

In streets where many homes were built before 1919, as they were around Maida Vale, the spare room in a period house is often small, with a sash window and a chimney breast. Home offices can make that room work, with the desk under the window or across an alcove. Cable routes are planned so they run neatly to the sockets, and any new sockets are for your electrician.

If the job needs another trade, such as an electrician or a plumber, we will tell you, so it can be arranged before fitting day. The quote itself covers our work, from the design to the materials and finish.

Flats, conversions and lettings

If your flat is leasehold, check your lease before fixing furniture to the walls. Some leases need the building owner’s consent for alterations. We cannot give advice on leases, so check it yourself or ask your managing agent.

We also make and fit furniture for landlords furnishing a let, as it makes good use of an tricky room. It is made from the same moisture-resistant MDF and birch plywood as any of our work, finished by spray or by hand.

Built-in desks and shelving in Maida Vale

In the area around Maida Vale, the largest groups of homes date from before 1919 (about 49%) and between 1945 and 1972 (about 16%), in the VOA’s 2025 council tax stock figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. There are 124 entries on the National Heritage List within half a mile of the centre of Maida Vale. Older homes nearby may have original joinery, shutters or panelling worth keeping, and home offices can be designed to work around them. The ULEZ (Ultra Low Emission Zone) now covers the whole of London, Westminster included. So any van that delivers or fits furniture in Maida Vale is covered by it. Access and parking are talked through at the design visit.

Living in a block of flats near Kilburn High Road station? Then home offices are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room. The wider area includes historic houses like Winfield House, about 1.1 miles east. For a period home anywhere nearby, a small back bedroom can become a home office with a desk under the window. If your home is as old as some of the listed buildings nearby, like Church of St Mary Magdalene, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features.

What affects the cost of fitted home offices

Not every room costs the same, for these reasons:

  • Doors and drawers, and how many
  • Access to the room, like stairs, lifts and narrow halls
  • How square the room is
  • Where a van can park, like a permit bay or a bay suspension

There’s no price list: each design is priced in writing after we’ve seen the space. Bigger pieces use more board and take longer to make and fit. After that, the number of doors and drawers, the internal fittings and the finish all play a part.

What we need to know

A little information at the start saves time later. If you can, send:

  • What the furniture needs to hold
  • Approximate measurements of the space
  • Where you live, with the postcode
  • Whether it is a house or a flat, and if there are stairs or a lift

The design visit is where every quote starts. We take full measurements, see how true the walls and floors are and work through the design together. A quote in writing follows the visit for you to look over. To book one, fill in our short enquiry form.

FAQs: fitted home offices in Maida Vale

Do you cover homes near Kilburn High Road station?

Yes. We cover all of Westminster and the rest of London. You can use our contact form to arrange a design visit.

My home in Maida Vale is a period house with walls that are not straight. Is that a problem?

Yes, that’s normal in older houses: each piece is scribed to the wall and levelled at the base. Skirting, picture rails and cornices are met neatly or cut around. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.

How much does a fitted home office cost?

The price comes in a written quote, worked out from the measurements and the design you choose. The size of the room, the amount of desk, shelving and storage, and the finish all shape the price. To get a quote, get in touch through our contact form and we’ll arrange a design visit.

Can a home office go in a loft room?

Yes, if the loft is already a converted room. Headroom is the main thing to plan around, so the desk sits where you can stand up. Lower areas can take cupboards and shelves.

Does my lease affect fitted furniture?

Possibly. Some leases need the building owner’s consent before you make alterations, including fixing furniture to the walls. Check your lease, as we can’t advise on it.

Can the spare room be an office and a guest room?

Often, yes. The desk, shelving and storage can be designed to leave room for a bed, or with doors that hide the desk away. A fold-down wall bed can also be built into the design.

Boards, parts and paint

Moisture-resistant MDF

We use moisture-resistant MDF because it is stable and gives a smooth surface for paint. It’s used for the doors, fronts and side panels, where a smooth, even finish matters.

Pull-out drawers

Desk drawers keep the things you use every day close by. A deep drawer can hold hanging files. We size each drawer to suit.

Where other trades come in

As carpenters, we leave some work to other trades. These are worth knowing before you plan:

  • New sockets, data points or wiring, which are for your electrician
  • Installing IT equipment or broadband
  • Converting a loft to make room for an office

Not sure whether your space suits fitted home offices? You can get in touch through our contact form and we will tell you before you arrange a visit. How a job runs, step by step.

From workshop to your room

At the end, we tidy up. Before we leave, we go over the finished piece together and answer any questions. How long fitting takes depends on the layout and how many pieces make up the office, and the fitting days are agreed in your quote. On fitting day, edges are trimmed on site to follow the walls, so a clear area to work in near the room helps. We keep dust down and tidy as we go. Hand painting, if that’s your finish, can follow the fitting.

  1. You contact us about a home office in a spare room, alcove, landing or under the eaves.
  2. At the design visit we measure up and plan a desk and storage that follow the shape of the room.
  3. Your written quote sets out the design, materials and finish.
  4. Everything is built in our workshop from moisture-resistant MDF and birch plywood.
  5. On fitting day each piece is set level and scribed to the walls, so there are no gaps along the edges.
  6. The finish is either sprayed in our workshop or hand-painted once everything is in.

Preparing the room

  • Move anything in the hall or on the stairs out of the way
  • Let us know if your street is in a controlled parking zone
  • Keep pets in another room while we work

Ask for a quote

If you already have something in mind, tell us; if you do not, that is fine, and we can work it out together. At the design visit, we measure up and talk the design through with you, and the written quote that follows sets it out. To arrange a visit, send us a few details through our contact form.
