About our fitted home offices in City of Westminster

Each home office is built in our workshop, using moisture-resistant MDF and birch plywood. Birch plywood is strong and holds screws well, which suits desks and long shelves, while MDF takes paint well for the doors and panels. It’s then spray-painted or hand-painted and fitted in your home in City of Westminster. If your home has a tangle of chargers and leads and files and folders piling up, that’s what home offices are for, made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

Ceilings in homes built before 1919 are often tall, and a large share of homes around City of Westminster are that age. Shelving can go up high above the desk, with the top shelves for things you rarely need. Some internal walls in older houses are lath and plaster, so fixings are chosen to suit, and long shelves are sized so they do not sag.

If the job needs another trade, like an electrician or a plumber, we’ll tell you. The quote itself covers our work, from the design to the materials and finish.

FAQs: fitted home offices in City of Westminster

How do you fit fitted home offices in a flat in City of Westminster?

We measure the route in along with the room itself: the stairs, landings, lift and doors. Home offices are made in our workshop in sections sized to fit that route, then assembled in your flat. It’s useful to check any building rules and your lease before fitting day.

Can parking be tricky on fitting day in City of Westminster?

It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the measuring visit.

Can a desk be fitted into an alcove?

It depends on the width and depth of the alcove. Many are wide enough for a compact desk, with shelving above and drawers below. We will tell you honestly when we visit.

Can you come on a Saturday?

Yes, by prior arrangement. If a Saturday works better for you, say so when you get in touch.

Does fitted furniture need planning permission?

Not normally. Inside a house, fitted furniture does not normally need planning permission. Listed buildings can need listed building consent for works that affect their character, so ask the council’s conservation officer.

How long is the fitting for a home office?

How long fitting takes depends on the layout and how many pieces make up the office, and we confirm the fitting days in your quote. Every part is made at our workshop before we arrive. If you’d like the fitting on a Saturday, that can be arranged.

What fitted home offices can’t fix

Some parts of a job need another trade, such as an electrician, a plumber or an engineer on the Gas Safe Register. Here’s what to know:

  • Plastering and decorating around the office
  • Electrical work for the office, which your electrician carries out
  • Turning an unconverted loft into a room

Not sure whether your space suits fitted home offices? You can use our contact form and we will tell you before you arrange a visit. Our process from visit to fitting.

What it’s made from

  • Cable routes
  • Moisture-resistant MDF
  • Birch plywood
  • Built-in desks
  • Spray-painted finish
  • Filing drawers
  • Hand-painted finish

What it costs

The price for your room depends on:

  • The width and height of the space
  • Access to the room, like stairs, lifts and narrow halls
  • Parking and unloading on your street
  • What goes inside: rails, shelves, drawers and dividers

Getting to the room affects the job as well. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections. We quote each job for the room it’s going into, after the design visit.

What we need to know

The more you can tell us at the start, the better the design visit goes. It is useful to include:

  • Anything in the way, like radiators, sockets, switches, a boiler or meters
  • Rough measurements, even if they’re only to the nearest few centimetres
  • Pictures of styles you like, if you have any
  • What kind of home it is, and which floor the room is on

A quote begins with a few details from you: the room, rough measurements and some photos if you have them. To send them, drop us a line using the contact form. We’ll then arrange a design visit and follow it with a written quote.

Could you do it yourself?

Where bespoke earns its keep is in rooms that aren’t square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, and standard units leave gaps.

Shop-bought shelves can sag over a long span. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. That’s something we plan for in the design.

How fitting works for fitted home offices

There is not much for you to do on fitting day. Someone needs to let us in, and the room should already be cleared, as agreed at the design visit. After that, it’s over to us: the floors are covered, the sections come in and the fitting begins. How long fitting takes depends on the layout and how many pieces make up the office, and we confirm the fitting days in your quote. Terraced streets in London are often lined with parked cars, so it helps to tell us at the design visit what’s outside. Unloading is kept short, with sections taken straight inside. Saturday fitting can be arranged.

  1. You tell us how you work and where you’d like the office, whether that is a spare room, an alcove or a landing.
  2. We measure the room, look at the light and note the sockets.
  3. We agree the desk, shelving and storage, and send a written quote, with the finish set out.
  4. Every part is made in our workshop, ready for a spray-painted or hand-painted finish.
  5. The office is fitted, scribed to the walls and checked with you. The cable routes are left ready to use.

Getting ready for fitting day

  • Mention any parking restrictions on your street
  • Move furniture and belongings away from the wall
  • Arrange any electrical changes with your electrician beforehand

Arranging a design visit

To make a start, fill in our short enquiry form and tell us a little about the room and what you want the furniture to do. From there, we arrange a design visit to measure up and talk through your ideas, and send you a written quote afterwards.

Built-in desks and shelving in City of Westminster

Homes built before 1919 make up about 46% of the housing in the neighbourhood around City of Westminster, with about 19% built since 2000, going by the Valuation Office Agency’s 2025 council tax figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. The National Heritage List has 776 entries within half a mile of the centre of City of Westminster. Original fireplaces, shutters and panelling are worth keeping where they survive, and home offices can be designed to work around them. More than a third of the homes in the streets around City of Westminster (about 46%) were built before 1919, based on the Valuation Office Agency’s 2025 council tax data. In older houses, an alcove or a small back bedroom often makes a good place for a built-in desk.

For an older house near St Mark's, lath-and-plaster walls need the right fixings for shelves above a desk. For families living near St Vincent's Catholic Primary School, a built-in desk can be shared between home working and homework. For a flat near Bond Street station, home offices are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.

Flats, conversions and leaseholders

For a rented home, access for the design visit and fitting day has to be agreed with the tenants, at times that suit them. An agent can arrange access for you.

Some blocks ask for notice before trades arrive, often through a building manager or concierge. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Tell us about it when you get in touch.
